Addressing Radon with Preventative Measures in Wahkiacus, WA

We got a call from this homeowner because their basement had some water leaking issues. It was an unfinished basement and not too big so they wanted an inspection and to learn about options to keep this space dry and healthy. We scheduled them and sent out our pre-mailer so they could look over testimonials, and learn about basement science, and the other services we provide. After receiving this, they saw that we provided radon testing and mitigation and they looked into radon levels in their city. According to the EPA, they live in a moderately high radon area. This meant that of the homes that had been tested, it could be predicted that most homes would test to have a radon level between 2 and 4 pCi/L. Within this level, it is recommended to get a mitigation system to protect the occupant's health. After their free inspection, the homeowner informed their design specialist that they would like a mitigation system as well as basement waterproofing. 

To begin we would install the waterproofing. We dug a trench around the interior perimeter of the space, laying in a bed of gravel and our WaterGuard drain system. This collects groundwater and sends it to the lowest point where a TripleSafe sump pump will send the water away from the home. The space was unfinished so they opted for our CleanSpace wall system along the walls to guide and wall moisture to the below drain system. A SaniDry dehumidifier was installed and then we installed the radon mitigation. This has a pipe that goes through the foundation to pull radon gases out of the soil. This pipe wraps along to the side of the home where a mitigation fan is installed and a pipe extends from there to above the rooftop. Once completed we left a charcoal testing kit so they could test their home's radon levels with a third party company, ensuring the home's radon levels have been properly addressed.

Hillside Brings Water Through Crawl Space - Wahkiacus, OR

Built on the hillside, this homes crawl space would get water running through it after a heavy rain. The home would see water pooling along the low side of the crawl space, and the simple 6 mil vapor barrier was pushed out of place when this occurred. They tried to anchor the barrier in place with large rocks over the top, but the water still pooled along the low spot nonetheless. To find a better solution, the homeowners called up John's Waterproofing. To address the homeowners concerns we removed the old vapor barrier. We then installed a drain system that would collect and divert the water to the lowest point where we installed a SuperSump Plus. From there the water is pumped out and away from the homes foundation. A new 6 Mil vapor barrier was installed, with edges overlapped, and run up the walls. This vapor barrier is recommended to be changed out or upgraded after two or three years. 

Drafty Crawlspace in Wahkiacus, WA

This homes crawlspace was suffering from a draft.  The home was subsequently dealing with heightened heating and cooling costs during the Summer and Winter months.  They had changed out the windows of their home and now we're ready to address their crawlspace.  They called up John's Waterproofing to recieve a free inspection.  

To begin,  our crew pulled out the old vapor barrier and the old fiberglass insulation. We installed a SmartSump as a back up for water issues,  and then began to encapsulate. We laid down TerraBlock insulation and sealed off the vents. We then installed CleanSpace. This is a 29 mil thick woven vapor barrier that goes under each wooden post,  attaches to the rim joists, and is sealed into place. We then undertakes a SaniDry Dehumidifier to keep the air in the crawlspace healthy.  Spray Foam was than applied to the foundation walls,  both insulating, and air sealing to complete the project.  

Critter Sounds in Crawlspace - Wahkiacus, WA

This homeowner called us up since they had been hearing critter squeaks coming from the crawlspace. They glanced under the home and could see their old 6 Mil vapor barrier had been chewed on and some droppings were scattered around. They debated laying out traps, but knew they would then need to check the traps and replace them as needed. Not wanting to do that, they searched online and decided to learn more about encapsulation as a critter deterrent. We scheduled to have a Design Specialist go out to perform a full inspection and discuss their options. 

The homeowners were happy to move forward with an encapsulation made to suit their home. To begin we cleared out the crawlspace. We then installed a SmartSump in the lowest spot as a precaution for any heavy rains. No major water issues were present, but the homeowners preferred to be prepared. We then laid down a layer of TerraBlock insulated to help the homes energy bills lower. We then brought in CleanSpace. This is a 20 Mil woven vapor barrier that comes with a 25 year warranty against rips and tears. The white material makes it easy to see if any chewing does occur, but the woven fiber makes chewing through it very difficult and deters critters from doing so. We then sealed up all vents and used spray foam along the walls and installed a SaniDry dehumidifier. Critters enjoy a damp environment and by keeping this spaces humidity regulated, it will make the space unwelcome to critters. The homeowners were thrilled with how much more inviting the space is and are happy to let us know the squeaks have stopped completely. 

High Moisture in Crawlspace - Wahkiacus, WA

High humidity can be problematic for a homes health and longevity. This home was on the market and to set the home up for a smooth sale, they sellers had the home inspected, and found the crawlspace needed to be addressed. They called up John's Waterproofing upon their inspectors recommendation, and opted for our Reality PPP. This is the Pipe, Pump, and plastic deal. It sets the home up well for the buyers. 

Our crew arrived and began by removing the debris from under the home. We then dug a trench through the space and installed a three inch perforated pipe system in a silt sock. This will naturally collect the groundwater and grade it to a newly installed SmartSump pump to push the water safely out and away from the homes foundation. We then laid down a new 6 Mil vapor barrier, overlapping the layers and running it up the walls to prevent water from reaching the vulnerable wooden portions of the crawlspace. 

Poor Downspout Condition Floods Near Home in Wahkiacus, OR

Flooding under the home is an issue, this homeowner noticed high water in the crawlspace when heavy rains would come through. The homeowners reached out to John's Waterproofing for some help. When our design specialist arrived, he did a thorough inspection, finding that the home's three downspouts were dumping the collected water right by the crawlspace, adding unneeded water pressure, and these spots were where the majority of the water was being pushed into the space. To address this homes water problem, these would need to be addressed!

Our installation crews began by extending the downspouts into the ground, where they met up to a drainage system we installed to safely divert the water out and away from the home to a LawnScape outlet. We then added in a SmartSump pump in the crawlspace to pump any groundwater safely away from the home. We then used CleanSpace, a 20 Mil vapor barrier to isolate each wooden post, anchored along the walls, and fully sealed up. This home will now be dry.

Musty Odors Coming from the Crawlspace in Wahkiacus, WA

As the warm summer months arrived, the homeowners notice an odd musty smell taking over their home. To try to stop this smell the family did a deep clean of their home, when that didn't clear out the smell, they called in the experts at John's Waterproofing. One of our design specialists arrived and found mold spores harboring inside the old and water-heavy fiberglass insulation that was in their crawlspace. To solve this issue, the homeowners had us remove the old fiberglass and they called a mold expert to properly eradicate the mold problem that was present. 

To ensure that mold didn't appear again, and to re-insulate the crawlspace of the home, we then came back to encapsulate the space. This started with us installing insulation made for a crawlspace; TerraBlock on the dirt floor, and SilverGlo along the foundation walls. The space was then sealed up with our 20 Mil vapor barrier; CleanSpace. This is inserted under each wooden post, anchored along the walls, and sealed up to create a water-tight seal. As a final piece, we installed a SaniDry dehumidifier to ensure the space was no longer conducive for mold to grow, keeping this home dry and healthy.  

Falling Insulation, High Energy Costs - Wahkiacus, WA

When high energy bills are present, we like homeowners to evaluate the foundation of the home. Many crawlspaces are not insulated properly. This home had fiberglass insulation strapped to the underside of the home, leaving it open to water weight, creating an ideal place for mold spores to take hold. The water weight had also begun to pull down the insulation, causing a large majority of it to fall to the dirt floor or just hang, leaving the above home colder than it should be. 

To get this home insulated properly, we began with a clean-out. We removed all of the old insulation and cleaned out any debris from under the home. Our installers then installed a SmartSump pump to divert water out and away from the home. The dirt floor was then covered in our TerraBlock crawlspace insulation and the walls were covered with SilverGlo insulation. The entire space was then encased with our 20 Mil CleanSpace vapor barrier. This insulation system was built for crawlspaces so the home can stay dry and healthy, and save the homeowners on their energy bills!

High Moisture Content in Crawlspace - Wahkiacus, WA

This home was experiencing leaking in the crawlspace. The homeowners noticed a significant amount of the crawlspace walls were damp to the touch and they had multiple places where the dirt was mud from the moisture dripping down the foundation walls onto the floors. This would isolate all of the wooden aspects of the home from any water damage and also creates a bright and easy to monitor crawlspace so we can inspect it and keep it in tip top shape. The homeowners were very pleased with the new crawlspace encapsulation and were glad they wouldn't need to worry about water damage.
