Damp Foundation Walls and Musty Smells in Walton, OR

This homes crawl space had damp foundation walls and a musty odor was wafting up through the homes HVAC system. The homeowners were concerned about this and wanted to protect their home against long term damage, so they called up John's Waterproofing. We scheduled their free inspection and a design specialist dove under their home to get to the bottom of the issue. Under the home we found condensation clinging to the foundation and the old wooden beams. A few places had mold, but luckily no rot was present. 

To address the problems we began by removing the old vapor barrier and general debris. We then had to spot treat the mold that was present to ensure the home would be protected. We installed a full drainage system with a SuperSump Plus, these will work together to move ground water to the lowest point of the crawl space, and pump it safely away from the homes foundation to a LawnScape outlet. TerraBlock insulation was installed over the dirt floor and CleanSpace wrapped through the area, bringing the crawl space into the homes envelope. A SaniDry dehumidifier was installed and spray foam applied to the foundation walls. This home is now protected against water issues and the homeowners can rest easy knowing their home is dry and healthy. 

Mud on the Old Vapor Barrier - Walton, OR

This cabin in the woods, had mud caked on its old 6 Mil vapor barrier. The homeowners wanted to keep the water from rising since they knew mud over the vapor barrier meant water was pooling under here. To keep the area healthy, and ensure they didn't worry about water damage when they weren't here, they called up John's Waterproofing. With the goal to just keep water levels from rising we installed a Pipe, Pump, and Plastic. We pulled out the old vapor barrier and debris. A drainage system was installed on the interior perimeter and this guides water to the lowest point where a TripleSafe sump pump is installed to send the water safely away from the home. A new 6 Mil vapor barrier was then installed with edges overlapping. We let the homeowners knew the 6 Mil will need to be replaced every few years or upgraded. 

Water Found Under the Home - Walton, OR

Smelling something damp and musty in the home, this homeowner looked under the home into the crawlspace and discovered water pooling on top of the old vapor barrier. After talking about this issue with a friend, they heard about John's Waterproofing and encapsulation. 

To begin this process the homes old vapor barrier and debris was pulled out. There was some old fiberglass insulation, and this was safely removed as well. We then installed a TripleSafe sump pump in the lowest spot of the crawlspace, the area had an incline, so a drain system was not needed to guide the groundwater. The sump pump will collect all of the water and send it safely away from the homes foundation. TerraBlock insulation was installed over the dirt floor and vents were sealed off. CleanSpace was then installed, under each vapor barrier, attached to the foundation walls and taped with a 4 inch wide tape to keep all moisture out. Spray foam was applied to the foundation walls and a SaniDry dehumidifier was installed. The space will now be dry and healthy, with no more water issues. 

Walton, OR Home Has High Humidity in Crawlspace

This home didn't have any water issues during the rainy season,  but each summer, a smell would occur, only to lay dormant until the heat came back. They couldn't figure out the outdoor but wanted it fixed,  so they called up some crawlspace experts from John Waterproofing. We sent out a design specialist who did a full inspection and created a solution for their home.  

The odd odor was due to humidity issues, causing mold spores to grow along some of the wooden beams under the home.  To begin we cleared out the old fiberglass that had been present under the home,  we then applied Mold X2 as needed.  We then insulated the floor with TerraBlock insulation.  Next came CleanSpace, a 20-mill vapor barrier made with a woven material to help ensure its longevity. Next, the walls are insulated with Spray Foam, and a SaniDry dehumidifier was installed to keep the humidity levels healthy for this home from here on out. 

Water in Unfinished Basement - Walton, OR

Basements are often used for storage, and storage items can mold and often be damaged by water if a water issue is present. This homeowner found water mold starting to form on some of the items in their basement. The wanted to protect their storage items, and called upon John's Waterproofing for help. 

Our installation crew arrived and began by digging a trench along the interior perimeter of the space. Here we installed out WaterGuard drain system in a bed of gravel. The walls were then covered in BrightWall paneling. This will direct any moisture or water down into the new drainage system. The water is then directed to a new TripleSafe sump pump. From here water is sent out and away from the foundation to a LawnScape outlet. We then air sealed the basement and installed a SaniDry dehumidifier to keep this home dry and healthy. 

A Stream Running Through the Crawlspace- Walton, OR

A hefty stream ran through this home's crawlspace when it rained. The homeowners wanted a solution to the problem for fear it might undermine the foundation of their home. The homeowners imagined that they could install an 18-inch galvanized pipe where the water was entering and lead it to the opposite side of the home to discharge down the hill, but they wanted to discuss this with professionals before they began. A system designer came out from John's Waterproofing to take photos, measurements, and showed the homeowners what John's could do for a permanent solution to their water issues. 

The crew came out and the first order of business was to divert the water with substantial french drains. This wouldn't stop the water but would slow it greatly. Next, a 3" perforated pipe drainage system was installed around the perimeter of the crawlspace and terminated at a TripleSafe sump system. A layer of TerraBlock foam insulation was laid throughout the crawlspace. CleanSpace, a 20mil nylon reinforced vapor barrier was laid over the TerraBlock and all the seams were sealed, it was used to isolate all the posts and brought up and attached to the foundation walls just under the rim joist. All the vents were sealed with Everlast covers and a SaniDry Sedona dehumidifier was installed. The final touch was 3" closed cell spray foam was applied to the foundation wall to bring the space to insulation code requirements.

Condensation along Crawlspace Walls in Walton, OR

The homeowners noticed an odd smell taking over their home, when they sniffed out the problem they discovered condensation along the foundation walls in the crawlspace, with some water mold beginning to grow in these spaces. This water mold was the reason for the smell, with over fifty percent of the air in your home drafting up from under your home, this was carrying the musty mold smell into the above home. For help, the homeowners called up John's Waterproofing. 

To begin the space was cleaned out. We then installed a SmartSump pump to divert groundwater safely out and away from the home. A layer of CleanSpace was then installed thoroughly. It was inserted under each wooden pier, anchored along the joists of the walls, and secured in place. We then installed a SaniDry dehumidifier to ensure this space would remain dry and healthy. 

Water Floods Near the Homes Foundation, Causing Water Damage - Walton, OR

This home had a little indent in the terrain nearby, where water would stand, and water would flow into the crawlspace of the home, making that area flood when rains arrived. There were signs of water stains high along the foundation walls, showing that it was a consistent issue. To waterproof the crawlspace thoroughly, the homeowners called in John's Waterproofing. 

Our crews came out and cleared out the crawlspace debris. We then installed a three-inch perforated pipe that ran along the interior parameter to collect the groundwater. All of the groundwater flowed to the TripleSafe sump that we installed and pushed the water a safe distance away from the home to a LawnScape outlet. We then encased the area with a CleanSpace vapor barrier. This 20-millimeter thick barrier is made out of woven material has a 25-year long warranty and is sealed under each wooden post and anchored to the foundation walls. To add protection against humidity we also installed a SaniDry Sedona dehumidifier. 

Old Basement has Weeping Walls in Walton, OR

This home had years of weeping walls in its basement. The stains on the walls showed clear trails of where the water was entering the basement, and the new homeowners were looking forward to their home having a clean and fresh look. They called John's Waterproofing so they could rest assured that their new home would be properly waterproofed. 

Our crew came in and added in a TripleSafe Sump Pump that would take all of the basement water and push it along a newly installed discharge line so the water wouldn't harm the homes foundation. To help bring the water to the sump pump, a trench was dug along the perimeter of the basement and WaterGuard was installed to collect water. We also installed BrightWall Basement Wall coverings which is a durable, washable and inorganic system that will allow any water issues to be directed down to the new drainage system. When our crew was finished the basement looked bright and clean, the homeowners can rest easy their home is safe from water intrusion in the basement.
