Sealing up the Crawl Space in Warm Springs, OR

This homeowner wanted to seal up their crawl space. It had critter issues, and having to replace the vent covers and fiberglass was taking its toll. To get the space done right, they began to dive into encapsulation. Seeing how this would seal the space and deter critters, they were excited to schedule their free inspection to see how our system would fit under their home. 

To begin we cleaned out the old insulation and vapor barrier. We then sealed shut the vents and installed a SuperSump as a back up should water occur. We then laid in TerraBlock over the dirt floor with CleanSpace over this. This 20 Mil vapor barrier has a woven fiber through it that will deter critters from chewing through it. We then installed a SaniDry dehumidifier that will ensure the spaces moisture to air ratio is at a healthy level. The space was than air sealed and it is all sealed up properly now. The homeowners are pleased to know their crawl space is a healthier space. 

Bugs in the Crawl Space - Warm Springs, OR

This home had a bug issue in the crawl space that the homeowners wanted addressed. While they had a chosen company to all upon for the pests, they knew if nothing changed in the crawl space, the bugs would just come back. For a long term prevention they were wanting to learn about encapsulation. They called up John's Waterproofing and scheduled their free inspection and were ready to speak with the design specialist to ensure they had a system to suit their homes needs. 
To begin, the home wasn't experiencing high waters, so no major ground water problems were present, just as a general back up we installed a SmartSump in the lowest point. We then sealed the vents shut, removing a major entryway for bug to enter the crawl space. We then insulated the floor with TerraBlock and laid in CleanSpace. This goes under each wooden post, is sealed along the rim joist, and taped along the seams with a vapor tight specialized tape. This material is backed with a 25 year warranty against rips and tears. We then installed a SaniDry dehumidifier. Bugs look for damp spaces to make into their homes and the dehumidifier will keep the moisture level in the crawl space in line. As a final step we applied spray foam along the foundation walls, this will air seal the space and insulate. The homeowners are happy with how bright and clean the crawl space looks are look forward to actually keeping their home free of bugs in the crawl space. 

Crawl Space Critters in Warm Springs, OR

Critters kept getting into this homes crawl space. The homeowner had set traps to handle the issue, but these needed to be cleaned out and reset every so often so the odor didn't permeate into the living spaces. After doing this for a couple years, the homeowners wanted to get a solution that was more humane and less upkeep. For this, they turned to John's Waterproofing. To keep critters out, the best solution was an encapsulation. To get started we cleaned out the crawl spaces vapor barrier and debris. We then laid down TerraBlock insulation and sealed the vents off. As a back up, should an odd water issue occur we installed a SmartSump to address ground water. CleanSpace was then laid throughout. This 20 Mil woven vapor barrier deters critters since it is difficult to chew through. The space was air sealed to keep critters from sneaking into here. As a final step a SaniDry dehumidifier was installed so the space would remain dry and healthy no matter what the weather. 

Insulation Torn in Crawlspace - Warm Springs, OR

Fiberglass insulation is often used in crawlspaces, but it shouldn't be. This home had very high heating and cooling bills, with the floors running cold all Winter long. When looking into the crawlspace, the homeowners found the old fiberglass was torn and falling, not providing insulation value to the home. To address this, they scheduled their free inspection with John's Waterproofing. To solve the homes insulation issue we offered up our encapsulation, which provides long term solutions for crawlspaces. 

The homeowners agreed, they knew they wanted to keep their heating and cooling costs down. 

To begin our work we removed the old insulation and vapor barrier. We the installed a SmartSump, just as a general precaution. We then insulated the dirt with TerraBlock and the foundation walls with SilverGlo panels, sealing the vents off completely. Then we installed CleanSpace, this goes under each wooden post, anchors along the foundation rim joists, and seals into place with a special waterproof tape. The foundation was air sealed and a SaniDry dehumidifier was installed. This space will now be temperature regulated and the homeowners can enjoy lower energy costs. 

Critters Cleared From Crawlspace in Warm Springs, OR

After having a critter problem cleared and cleaned up, these homeowners wanted to find a way to truly deter critters from coming back into their homes crawlspace. They asked the clean-up company, who referred over John's Waterproofing for an encapsulation. When done properly, an encapsulation highly deters critters from entering a crawlspace, and it also makes the crawlspace unwelcoming to guests by keeping humidity down and being difficult to try to nest in at all. 

Since the space was already cleaned out we were ready to dive under and begin. A full drain system in a silt sock was installed to grade any water to a newly installed UltraSump pump. From here water is sent out and away from the home. We then insulated to floor with TerraBlock insulation. The vents were all sealed up and CleanSpace was installed. This is wrapped under each wooden post, attached along the walls, and sealed into place using a special waterproof, four inch tape. We then installed a SaniDry dehumidifier and applied spray foam along the foundation walls. 

Condensation in Crawlspace - Warm Springs, OR

An odd smell in the home can mean many things, if the odor comes from the crawlspace though, it often means a professional is needed. This home had a musty smell coming from under their home, and upon inspection, condensation was found along the foundation walls, and on the wooden posts, which was causing mold spores. Luckily the issue was found before this turned into rot, but the homeowners needed to take action. 

To begin, our crew cleared out the debris from under the home. We then applied Mold X2 as needed throughout the crawlspace. Once this was done we installed a SmartSump to collect groundwater and send it out and away from the home. Next we laid down TerraBlock to insulate the floor, followed by CleanSpace. This is inserted under each wooden post, anchored to the walls, and sealed into place. The walls then had spray foam applied to help this home lower its energy bills. The vents were then sealed up and a SaniDry dehumidifier was installed. 

High Water Tables in Warm Springs, OR

This home was situated near the water and when water levels rose up, the home's crawlspace would experience water issues. While a simple vapor barrier was able to help during the drier season, the water would rise over this and cause mud to appear. To address this issue the homeowners called up John's Waterproofing to help their crawlspace water issue. 

Our installation crews arrived and began by cleaning out the crawlspace. We then installed a full drainage system. This included a perforated pipe drainage system in a silt sock around the interior parameter. This collects groundwater and sends it along to a SuperSump Plus, which then pumps it safely out and away from the foundation. We then installed TerraBlock along the dirt flooring and encased the system in our CleanSpace vapor barrier. This barrier is installed under each wooden post, anchors along the rim joists, and is fully sealed into place. We then replaced the vent covers and air sealed the space to keep this home dry.

Chewing Marks on Vent Covers - Warm Springs, OR

The homeowners had heard some noises coming from their crawlspace. When they went to investigate, they found chewing marks on the vent covers, and evidence of critters living in this space. While it wasn't an infestation, the homeowners wanted to find a way to keep animals out. 

To do this, we did an encapsulation. We removed the old fiberglass insulation and debris from under the home. We then replaced each vent cover to seal up the crawlspace. TerraBlock insulation was then laid over the dirt floor. A CleanSpace 20 Mil vapor barrier was then secured through the area. it was inserted under each wooden post, anchored along the walls, and taped in place with a four-inch water-tight material. The walls were then insulated and sealed up with Spray Foam. This space is now sealed up and fully encased. 

Down Spout Flooding in Warm Springs, OR

This company had its downspout water all resting in the flower beds. The company wished to improve this so they could work on their curb appeal. 

To solve this, and remove water pressure from the foundation walls, we added extenders to the downspout that would divert the gutter water to a new buried pipe. This would keep the water moving a safe distance away from the building and out via the LawnScape outlet. This would protect the building's foundation and allow the owners of the building to utilize the space adjacent to the building for landscaping desires. 

Musty Crawlspace in Warm Springs, OR

This home was experiencing some musty smells wafting up into the house. The homeowners were nervous about what was causing the smell so they looked to have someone come out and investigate. The specialist that came out soon found that the crawlspace had evidence of critters dwelling there, the smell in the home above, was the smell of the critters below. With over 50% of the air breathed in the home coming from below the home, it was drafting directly indoors. 

To solve this issue out crews cleaned up the crawlspace and isolated each pier. They then laid down our Cleanspace vapor barrier. This is a woven 20 Mil think barrier that is tear and rip resistant, making it ideal to keep water out, as well as critters from breaking in. This was sealed into place. We then replaced the old vent covers so that they could keep the crawlspace closed up from exterior intruders. 

This smell in the home above instantly was better. The homeowners can breath easy in their home knowing it is clean. 

New Basement Floors for Home in Warm Springs, OR

A homeowner in Warm Springs was tired of her warped and moldy basement floors so she called us. Our crews went out to the home and took out all of the old wood floors. Then they used Xypex to seal up any and all cracks. The customer picked out the color she liked best for her basement and our crew installed our ThermalDry Elite Light Pecan flooring.
