Damp Basement in Warren, OR

This homes basement would frequently get damp. So much so that the homeowners were only able to regularly store items in a small percentage of the space without worry. Looking to utilize the space fully, they wanted the space waterproofed. We scheduled their free inspection and then chatted with the homeowner about options, landing on a solution to fit their home and budget. 

To begin we dug a trench around the interior perimeter of the space. In this we laid down a bed of gravel and installed our WaterGuard drain system. This will collect ground water and grade it carefully to the lowest point to be pumped through the new TripleSafe sump system. This diverts the water safely away from the homes foundation. On the walls we installed our Brightwall paneling, this will not rot or mold, just carefully guiding water to the drainage system. For the final piece we installed a SaniDry dehumidifier to ensure the moisture in the air is properly addressed. 

Work Done in CrawlSpace - Warren, OR

This homes crawl space just had their HVAC systems replaced, and the ducting was left bare. Knowing this can be a great waste of energy costs, the homeowners searched for the best insulation options for their crawl space. In the end, knowing fiberglass gets ruined from moisture, they decided to learn more about encapsulation and see if that was the solution for their home. After a full inspection and sit down with a design specialists they were ready to get the ball rolling. 

To begin our work, we cleaned out the old vapor barrier and debris. We then installed a full drainage system; this will collect groundwater and guide it to the lowest point where a SuperSump Plus then pumps the water away from the home. We then began insulating by laying TerraBlock along the dirt floor. We then encased the space with CleanSpace. This is a 20 Mil woven vapor barrier that is installed under each wooden post, attaches to the rim joist, and is fully sealed into place. Spray Foam insulation was applied to the foundation walls and a SaniDry dehumidifier was installed. This space can now enjoy proper insulation for their crawl space which will lower their heating and cooling costs. 

Basement Floor Dampness in Warren, OR

This homeowner wanted to be able to use their basement as a more usable space. At the moment they could only store air tight containers in the basement and had their laundry room here. Due to the damp floor, they couldn't rest any organic materials on the floor and if something wasn't air tight, they would see mold spores growing on items. To address these water issues, they called up John's Waterproofing to schedule their free inspection. During the inspection we walked the owners through the issues that needed to be addressed, talked about the options to solve the basement water problems, and landed on the system to suit the homes needs. 

To begin our work we dug a trench along the interior perimeter, with a few leech lines through the room to ensure all groundwater could be addressed. In these spaces we laid a bed of gravel and our WaterGuard drainage system couples with perforated pipes for the leech lines. These will collect ground water and grade them to the lowest point of the room where a TripleSafe sump pump is installed. From here all water is sent safely away from the homes foundation to a LawnScape outlet. The walls were covered with our BrightWall paneling, which will safely allow any water to be guided to the drain system to be addressed. We then installed a SaniDry dehumidifier to ensure the space remains dry and healthy. 

Falling Fiberglass Litters Crawlspace - Warren, OR

This crawlspace had falling fiberglass due to moisture content in the air. While the homeowner had other companies re-attach the fiberglass, it never provided long term energy savings, and they could see mold spores under sections of the insulation. At this point, they figured it was better to remove the fiberglass completely. They called up John's Waterproofing to have a free inspection and see what we could offer them. After going over our findings we outlined the homes options, and while the homeowners were not ready to move forward with a full encapsulation at this time, they chose to take the mid-step with our pipe, pump, and plastic. 

To begin out crew pulled out all of the old insulation and debris from the space. We also applied Mold X as needed, since the space will still be open to the elements we let them know it would be important to have the space annually checked, and inspected for mold growth, as it will come back since the space is unconditioned. We then dug a trench and installed a perforated pipe in a silt sock to collect any groundwater and grade it to a low spot where we installed a TripleSafe sump pump that then discharges the water out and away from the crawlspace. A new 6 mil vapor barrier was then laid down, overlapping the edges and run up the wall to prolong its protection. 

Crawlspace has Water - Warren, OR

Water in the crawlspace is an issue, and if left unchecked, can cause long term and costly damage. This homeowner noted that while their crawlspace dirt floor was generally damp, it had recently had some spots become little piddles of water. Their water issue had gotten worse, so they called up John's Waterproofing for a solution. We sent out a design specialist who did a full inspection and found that hydrostatic pressure had caused water to make its way under this home and was progressively getting worse over the homes lifespan. After discussing options and benefits, the homeowners decided to move forward with a crawlspace encapsulation. 

To begin our work, the installation crew pulled out the general debris from under the home. We then installed a SuperSump Plus in the lowest spot of the crawlspace. This will collect groundwater and guide it safely away from the home. TerraBlock insulation was then laid down to insulate the dirt floor. This was then encased with CleanSpace. The is installed under each wooden post, attached along the rim joist, and sealed in place. Next the vents were sealed up, a SaniDry dehumidifier was installed and spray foam insulation was applied to the foundation walls. This space is now dry and healthy, protecting this families home from water damage! 

Poor Drainage in Crawlspace - St Helens, OR

There had been work done on this crawlspace in the past but it was substandard and didn't achieve the intended goal of gathering and keeping the water out of the crawlspace. The homeowners were frustrated and their neighbor recommended John's Waterproofing. A System Designer was sent to the home to help the homeowners out. He examined the crawlspace and found that the drain system that the previous contractor had installed was not graded to the low spot of the crawlspace, rather it was directed to a high spot in the crawlspace with a sump pump in a bucket. The pump is designed for a pond, not a crawlspace, and the water is set up here to grade away from the pump, leaving this system not up for the job.  The designer prepared a proposal for the homeowners and a week later they call to put down a deposit and get on the schedule.

The installation crew arrived and got to work removing the old 6 mil vapor barrier, faulty drain pipe, and the old sump pump in a bucket. They trenched around the perimeter and installed a 3" perforated pipe drainage system that was graded to a newly installed SuperSump Plus which is placed in the lowest spot in the crawlspace. The crew then laid a new 6 mil vapor barrier on the dirt floor and overlapped it properly, attaching it to the foundation walls. To help this space against the exterior elements, they replaced the old metal window well and wooden door with an EverLast access well and door. Both are made of 1/2" PVC plastic and they are made to last forever.

Poor Air Quality in Home - Warren, OR

The homeowners had some health issues and wanted to ensure their home was as healthy as it could be. They had an air purifier, had addressed some leaks in their roof which had caused mold in the attic, and were now ready to address their crawlspace. Upon inspection there was standing water found in the low spots and rot was found along the crawlspace exterior entryway and water mold was found. The homeowners wanted their air cleaned up, so they choose out crawlspace encapsulation. 

Our installers arrived and began by installing a new EverLast exterior entryway. This will help the space be regulated, we also changed out the vent covers. Next we removed the old vapor barrier and debris. We then installed a SmartSump pump to collect the graded water and send it out and away from the home. We then added in TerraBlock insulation along the dirt floor and CleanSpace. CleanSpace is a twenty Mil vapor barrier which is installed under each wooden post, anchored along the rim joists, and secured in place. We then installed SilverGlo along the foundation walls and air sealed with spray foam. To finish this space we installed a SaniDry dehumidifier. The homeowners are thrilled with how much cleaner their air is. 

Moldy Baseboards in Basement - Warren, OR

This homeowner called John's Waterproofing after finding mold growing on the wood baseboards in her daughter's bedroom. She was quite alarmed because she knew that mold was a health hazard. A system designer was sent to the home to examine the problem. He walked the basement with the homeowner and used a moisture meter to check the baseboards throughout the basement and found high numbers in several places which indicated that hydrostatic pressure was causing water to intrude at the footing. A proposal for WaterGuard and a sump pump system was presented and accepted by the homeowner. 

The crew arrived a few months later and found that, as they'd been asked, the homeowners had moved all items in the basement at least 6' away from all the walls and that John's Waterproofing's plumbers had safely moved the water heater, and laundry appliances away from the walls. A few weeks later a crew was sent out and they began the first task, which was to cut the existing walls and framing 36" up from the floor to make room for installing the WaterGuard.  WaterGuard is an effective and reliable interior gutter system that will solve wet basement problems permanently! The system was installed to lead the water to a TripleSafe Sump pump system and discharged to the rain drainage system. To repair the cut walls quickly and with a great look, EverLast basement wall system was installed to cover the missing wall areas and provided a clean and fresh look.

Insulating the Crawlspace - Warren, OR

Making an investment in your home often means making an upfront purchase that will save you more in the long run. This family was tired of their cold floor, high energy bills in the Winter and Summer, and we're ready to make the investment in the future of their home. For help, they called up John's Waterproofing. 

Our crew arrived and cleared out the general debris. We then installed a new EverLast Entryway. This allowed for a bigger entrance to the crawlspace, and also will not rot, or mold while providing waterproofing. We then began on insulation with a layer of TerraBlock along the dirt floor and SilverGlo insulation panels along the foundation walls. We then installed our CleanSpace vapor barrier. This 20 Mil woven barrier is inserted under each wooden post, and anchored along each wall. To finish, we installed a SaniDry dehumidifier. The homeowners quickly felt the difference in their homes and were happy to see their energy bills lower.  

 

Difficult to access Crawlspace in Warren, OR

The crawlspace of This home was difficult for the homeowners to access in a tight closet. Because of this, they didn't check under their home often and when they did they found signs of water damage. Wanting to protect their home they called in John's Waterproofing. 

Our crew began by creating an easy-to-access crawlspace entrance in the garage with a newly installed EverLast doorway. We then removed all of the debris from the crawlspace and installed a SuperSump pump to divert all groundwater a safe distance away from the home. We also created a pathway for groundwater by installing a three-inch perforated pipe system around the interior perimeter of the crawlspace. This was all then covered in a 6 Mil vapor barrier. The homeowners can rest easy that it is now easy to check their crawlspace and it will be prepared for the rain. 

Sinking Foundation in Warren, OR

The homeowners called John's Waterproofing with a need for some help on their foundation. Their crawlspace had never been encapsulated and they were noticing that their homes foundation was failing, the floors were bowing and some of the posts under the house were rotting. The home needed some serious work completed so their home could continue being their home. 

When our install crew first arrived, we needed to create a crawlspace we could actually work in. Due to the foundation issues, the home had sunk down, creating a crawlspace that was to tight for a person to enter, and definitely could not work in. We began by having to dig out the space, some areas were dug out eighteen inches, other spaces needed to be dug out twenty-four inches. Once we were completed with that work, our team was able go in and install twenty three SmartJacks and three beams to repair the foundation and prevent any further bowing issues. We then installed a full perimeter drainage system which led the water to the Super Sump Pump that we installed. To finish off this space we encapsulated the crawlspace with a vapor barrier. 

The homes foundation has been restored and protected against water. We will continue to check on the crawlspace with annual visits to ensure that the foundation holds up and the homeowners home is safe. 

Clean Space Encapsulation in Warren, OR

This homeowner was experiencing standing water and falling insulation in his crawlspace. The lack of effective insulation leads to a drafty home and larger energy bills. Our inspector, Bryan, advised the installation of our patented Clean Space system, replacement of falling insulation with Spray Foam Insulation, and  Smart Sump pump.
