Getting the Crawl Space up to Inspection Requirements - Wasco, OR

Before going onto the market this home had a few items that needed to be dealt with. One of such items was the crawl space. It's old 6 mil vapor barrier was ripped and out of place drastically. The space was long overdue for a replacement barrier. The homeowner worked directly with our real estate response team to ensure they met the quick timeframes that realty projects must meet. Our crew went out and removed the old vapor barrier and some general debris from the space. We then installed a perforated pipe in a silt sock, this will collect groundwater and grade it to the lowest point where it goes into a new SuperSump Plus to be pumped away from the home. We then laid in a new 6 Mil vapor barrier, overlapping the edges and running this up the walls a bit to help it protect the space. This vapor barrier will need to be replaced in a few years or the system upgraded to an encapsulation, but this crawl space will not impede a sale from occurring now. 

Humid Basement in Wasco, OR

While standing water during the wet months leads to many issues, during the hot months, humidity leads to its own water based issues for homes. This homes basement was used for storage and laundry. While no water was visible, during the Summer, it was humid and mold spores were appearing on some of the cardboard boxes present here. To keep the space healthy, they called up John's Waterproofing to see how we could help. We began by digging a trench along the interior perimeter where we laid in a bed of gravel and our WaterGuard drain system. The walls had BrightWall paneling installed to ensure moisture would move to the drainage system and guide it to the lowest point where a SuperSump Plus was installed. This pump will collect the water from the drain system and any collected moisture from the SaniDry dehumidifier we installed to address the humid conditions. The homeowners look forward to the summer and getting to enjoy the difference this will make. 

No Longer Out of Site Out of Mind - Wasco, OR

This homeowner hadn't given any thought to their crawlspace. It had passed inspection years ago and that was that. But, while walking through a local expo, they saw a booth of John's Waterproofing. They admitted that their floors were cold under their feet in the Winter, there was some bounce to the floors in a couple of rooms, and a musty odor presented itself when heavy rains hit. All of a sudden, this homeowner needed to know what was happening under their home. Upon inspection we discovered three wooden posts rotting, and four others were no longer touching their footings. The old fiberglass was in tatters from water weight, and the old vapor barrier was encased in a layer of mud. We recommended a full encapsulation and some structural repairs. 

To begin we replaced the rotting wooden posts with SmartJacks, and replaced the posts that were no longer touching their footings. This made the home stable for us to continue working. We then removed all of the old insulation and the vapor barrier. A full drainage system was installed, this will guide any water to the lowest spot where it connects to a newly installed TripleSafe sump pump which dispels the water safely away from the homes foundation. We then insulated the dirt floor with TerraBlock and sealed off all of the vents. CleanSpace was then brought in, this is sealed throughout the crawlspace to keep moisture out and away from any wooden pieces and over the entire floor and up the foundation to the rim joists. Spray Foam was used to provide insulation and air seal along the foundation walls. We then installed a SaniDry dehumidifier to keep this space dry and healthy. With a full encapsulation you can relax, knowing your crawlspace is protected against water issues. 

Crack Near Foundation Wall Leads to Pooling Water in Wasco, OR

This basement had a crack forming near the foundation wall. Water would creep through this space and pool when there was heavy rain. While the homeowners would simply move items away from this section of the basement, they began to wonder about solutions. They knew that water could cause mold, odd mineral deposits, or just worsen over the years. They searched online and decided to get a free inspection and estimate from John's Waterproofing. 

To address the homes needs we dug a trench along the interior perimeter. Here we laid down a bed of gravel and a full WaterGuard drainage system. This is graded to a newly installed TripleSafe Sump pump. From here the water is diverted well away from the homes foundation. We then installed CleanSpace Wall system to ensure any moisture from the walls is directed down into the drain system. We then installed a SaniDry dehumidifier to keep this home dry and healthy. 

Mineral Deposits on Crawlspace Foundation - Wasco, OR

This home had  a vapor barrier installed a few years prior, they had known this would just a be a few year long solution that would need to be revisited. Once time came around for it to be checked on, they noticed the foundation walls had brownish red deposit stains. They looked this up and found that this was the sign of mineral deposits being brought through the foundation with water intrusion. The company who had done their last waterproofing job had overlooked the water issue with the foundation walls. They decided to call up John's Waterproofing for a more thorough job. 

Our crew began by removing the old vapor barrier and debris. We then installed an interior perimeter drainage system to collect water and send it to a newly installed SmartSump with an UltraSump pump back up. This will keep water away from the homes foundation. We then installed TerraBlock along the floor to add insulation. CleanSpace was then brought in, this is inserted under each wooden post, attached to the walls and sealed into place. The vents were then sealed up and our spray foam specialist insulated the foundation walls to keep this space dry and healthy. 

Protecting a Home Against Basement Moisture - Wasco, OR

We were contacted by a contractor that we had done a lot of work for. He specialized in basement finishing and he recommends his clients waterproof their basement before the remodel is started, to proactively protect this investment. While a leak may not be overtly evident, over time water tends to find a way. A system designer was sent over so he could measure and take photos to put together a proposal for the owner. 

A few weeks later the installation crew went out and put in WaterGuard, an award-winning drainage system, around the full perimeter of the basement. This was terminated at a SuperSump pump with a 1/3hp Zoeller sump pump with a battery backup to ensure continued pumping in the event of a power outage. The pumps were housed in a specially designed sump container that features an air-tight, 2 pc lid, a floor drain, and alarm. The discharge was tapped into the rain drain system. ThermalDry Wall was also installed. ThermalDry is a strong, flexible radiant vapor barrier that helps insulate the basement and keep moisture from the walls at bay.  Now the basement was ready for the remodel and the homeowner received a transferrable warranty for the life of the home, provided the pumps were operating, that it will not leak!

Protecting a Home Against Basement Moisture - Wasco, OR - Photo 1
Mold Spores Should NOT be the Basement Standard in Wasco, OR

This homeowner's basement was unfinished and used for storage space. Since buying this home, they had issues with mold spores appearing, and would do an annual cleanup throughout the basement at least once a year to keep the items in good condition. However when at a home show, they saw our booth and learned that mold spores doesn't have to be the accepted normal, there is a better way. Curious about how this would work, they scheduled to have a free inspection and estimate to educate themselves on basement waterproofing. After discussing their options, they ended up going forward with John's Waterproofing to keep their home dry and healthy. 

Our installers arrived and began by installing our WaterGuard drainage system. Our installers dig out a trench along the interior parameter where the drain system is laid over a layer of gravel and then sealed up for a clean concrete finish. This system will collect groundwater and send it along to a TripleSafe sump pump which pushes the water away from the home. The walls were then covered with BrightWall panels to give a clean and waterproof layer which directs wall moisture down to the drain system. As a final piece we installed a SaniDry dehumidifier so mold spores will stay away! 

Nasty Crawlspace in Wasco, OR

This homeowner looked high and low for where the bad smells were coming from and finally opened the hatch to the crawlspace. From here it was clear that was where the smell was emanating from.  He called a few companies but after researching their credentials and time in business, John's Waterproofing was an easy decision to ensure the work done right.

Our System Designer showed up at the home and after a professional introduction, he got to work. He measured the home and inspected the exterior to look for any signs on the outside that could be contributing to the problem. He found the downspouts in good shape and operating as they should so next was to check under the home. He dropped into the crawlspace and commenced doing a thorough inspection. It was found that there was water intrusion on a regular basis and the old insulation was falling and mold was beginning to grow on the posts and beams. That was where the nasty smell was originating. 

A few weeks later one of our experienced Installers came out and got busy removing the debris, old insulation and vapor barrier.  A perforated pipe drain system was then installed around the perimeter and graded to a TripleSafe Sump system at the lowest point. TerraBlock was laid on the dirt floor, the vents were sealed up and the wooden posts were isolated. A CleanSpace barrier was then installed with all seams sealed and it was run up the foundation walls, fastening under the rim joist. A SaniDry dehumidifier was installed to ensure the humidity was controlled to prevent future mold growth and the air was filtered for a healthy home. After sealing all the vents, Spray foam was applied to the rim joist foundation walls to aid the TerraBlock in insulating the space to industry standards.

Moisture Found in Crawlspace - Wasco, OR

The crawlspace of this home had moisture evident in their crawlspace. For a while, the homeowners had opted to just install six Mil vapor barriers and had this replaced every few years to keep it clean and taken care of. However, as the homeowners got older, they didn't want to have to worry about this, and wanted to find a solution that would last longer. 

For help, they turned to John's Waterproofing. We removed the old vapor barrier, and got to work! We then installed a SmartSump to ensure groundwater would be diverted safely out and away from the home. We then encased the space in CleanSpace. This is a 20 Mil woven material that is inserted under each wooden pier, anchored along the walls, and secured in place. We then installed new vent covers and a SaniDry dehumidifier to keep this home dry and healthy! 

 

Signs of Water in Crawlspace - Wasco, OR

Water leaves its mark when it can be found under a home, and these get more prominent over the years. This home had mineral build-up along the foundation walls where water had found a way to enter the crawlspace. These signs looked like long darkened lines that ran down the foundation walls where water was getting in. To address this water intrusion before it worsened, the homeowners called in John's Waterproofing. 

Our crew went out and began by installing a SmartSump pump to take the groundwater out and away from the crawlspace. We then installed a CleanSpace vapor barrier. This was anchored to the top of the foundation walls, along the dirt floor, and installed under each wooden post to protect against water damage. With this secured we installed a SaniDry Sedona Dehumidifier to keep humidity levels down. This home will not be dry and healthy! 

Leaky Crawlspace Walls in Wasco, OR

The homeowners had a small leak issue in their crawlspace. When the rain come, there were multiple spots in the crawlspace that would experience water. While only a small amount of water would get under the home, the persistent issue had started to damage the wood foundation pieces under the home, and with the strong winds that they had, they wanted to keep their foundation strong and in tact, so they called out John's Waterproofing to assist.

Due to where their home was located we wanted to ensure that their foundation was protected. The home didn't deal with a lot of water so the goal was to ensure any water that did come in, just stayed a safe distance from any wood. To do this, we used a Cleanspace Vapor barrier that is 20 Mil thick. Each pier under the home was isolated and sealed off to ensure that the crawlspace was encapsulated. We sealed the Cleanspace along each wall and used special waterproof tape to keep each piece in place. 

The homeowners can rest assured their property will be safe from water damage and their foundation wont be compromised by any water.
