Concerns about Indoor Air Quality - Washougal, WA

This homeowner was worried about air quality inside of the home. With a child with mold allergies and a partner who suffered from Asthma, air quality was something they wanted to have control over. To assist with this, they called up John's Waterproofing. We found layers of mud in the crawl space, and mold old fiberglass insulation. The homeowners knew they would want a full encapsulation, and air quality solutions to improve their home. 
To begin we cleared out the fiberglass, vapor barrier, debris, and then spot treated the mold that had moved from the fiberglass to the wood. We then encapsulated the space. This includes full drainage, sump pump, TerraBlock insulation, CleanSpace vapor barrier, and spray foam insulation. None of these products mold or rot, and they seal the space. This brings the crawl space into the homes envelope, keeping the air cleaner. We then installed a SaniDry dehumidifier to keep the moisture in the air under control. A radon mitigation system was installed, this has a pipe go under the home directly into the dirt to pull radon gases out of the home. And as a final step an Aspen air purifier was installed in the homes living spaces. This home now has much healthier air and the homeowners can rest assured they have regained control over their air quality. 

Tall Crawlspace with Water - Washougal, WA

A tall crawlspace can be a great additional space for homeowners to utilize, this homeowner even had a full stairway into the crawlspace with a ten by ten foot platform built for items to be stored off the ground in the crawlspace. They knew the area got wet, so they had a 6 mil vapor barrier present and the platform was keeping any standing water from reaching the stored items. However, condensation had begun to show its wear on some of the items as mold spores appeared. The homeowners wanted to keep this space dry, so they called up John's Waterproofing to get some guidance, and were happy to learn about encapsulation. 

To begin, our crew pulled out the old vapor barrier and debris out of the crawlspace. We then installed a full drainage system that went in the dirt. This would collect the groundwater and grade it to a low spot where we installed a TripleSafe sump pump to send the water out and away from the foundation. We then laid down TerraBlock insulation over the dirt floor, the vents sealed shut, and installed CleanSpace. A SaniDry dehumidifier was installed and spray foam applied to the foundation walls to air seal and insulate. The space is now dry and healthy and items can be stored safely. 

Critters Break into Crawlspace - Washougal, WA

A damp crawlspace can be an inviting space for a critter, it is protected from many natural elements, can be warmer or cooler when the ducting system isn't properly cared for, and often is easy for a critter to break into. This crawlspace had a critter issue. The first time around, they chewed through the screen vents. These were repaired, and the critters chewed through the wooden exterior entryway. The homeowners placed a temporary piece of wood on their entryway and called up John's Waterproofing. They didn't want to place traps or poison, as these require homeowners to still go under the home to clean out the dead animals, they wanted to deter critters from entering the crawlspace in the first place, so they chose to encapsulate. 

To begin our crew installed a new Turtl Entrance, this will keep critters from chewing through the entrance to the crawlspace. The crew then cleared out the debris and installed a pipe and SmartSump to handle any issues with heavy rain. We then insulated the space with TerraBlock along the dirt floor and sealed up all of the vents. We then used CleanSpace, this is a 20 Mil woven vapor barrier. The woven fibers deter critters from chewing through the material and comes with a 25 year warranty against rips and tears. This is installed under each wooden post, attached along the rim joists, and sealed into place, giving no access to any critters. We then installed a SaniDry dehumidifier to make the environment dry and healthy for humans, no longer a welcome space for critters that like things a bit damp. As a final step our spray foam specialist arrived and installed spray foam along the foundations walls, providing both insulation, as well as, air sealing the entire crawlspace. This leaves no room for a critter to slide in through. The homeowners are thrilled that critters in the crawlspace will not be an issue for them. 

Crawlspace in Need of Post-Repair - Washougal, WA

This home had some post issues in the crawlspace. There were signs of a rodent issue and the posts had mold spores which were causing concern for the homeowners. They called up John's Waterproofing for help to ensure this wouldn't become a bigger and more costly issue. We sent out a Design Specialist who did a full inspection and was happy to report the posts were not rotting, and mold control would address the issue at home and we could encapsulate the space to prevent a water issue from coming back. 

Our installation crew began by pulling out the old vapor barrier and debris. We then applied Mold X2 to the wooden posts as needed. We then installed a SmartDrain to collect the groundwater and send it out and away from the homes foundation. We the installed CleanSpace, which comes with a twenty-five year warranty against rips and tears. To ensure water and moisture doesn't damage the space, we install this barrier under the wooden posts, anchor it along the rim jousts and seal it up with a four inch wide waterproof tape. Each vent cover was then sealed and we air-sealed the space. This will expand in each nook and cranny to deter critters from breaking into the space. As a final step we installed a SaniDry dehumidifier to keep the space dry and healthy. 

Snow and Ice Melt Issues in Crawlspace - Washougal, WA

This home had common water issues when the snow and ice would melt during the Winter months. After living with this water issue for years, the homeowners were ready to find a solution, and called up John's Waterproofing. During inspection we found that the old insulation was falling in pieces from the common water intrusion. Seeing how bad of shape this was in, we put together a quote for a full encapsulation with proper insulation to help them save on their energy bills. 

When our installation crew arrived they began by taking the debris and damaged fiberglass insulation out of the crawlspace. With a clean space we then installed a TripleSafe sump pump in the lowest point. This will collect the water and send it safely away from the homes foundation to a LawnScape outlet. We then laid down TerraBlock over the dirt floor, this is an insulation that is made specifically for a crawlspace to provide insulation that will last. Next we installed new vent covers to help protect the crawlspace from external factors. We then installed CleanSpace. This is installed under each wooden post, anchored to the walls, and sealed into place with special four inch wide tape. We then applied spray foam to the foundation walls to finish insulating the space. We then installed a SaniDry dehumidifier to keep the air dry and healthy. As a final piece to help the homeowners we added in an IceGuard to the downspout to make sure this doesn't freeze over then the winter weather hits. 

The homeowners were thrilled with how their energy bills went down and with how much more comfortable their home is. 

Flooding Daylight Basement - Washougal, WA

I wish I could let every homeowner with a basement know of the importance of waterproofing their basement before finishing it even if they think they don't have any leaks. I've seen many basements developing water intrusion even if they've been dry for years as was the issue for this homeowner. Due to new construction, changes in landscaping, or a home settling in place, a fully finished basement can take on water, such as happened in this case.  

A system Designer came out and walked the owner through the space and explained why the problems develop, even after years of being dry, and what John's could do to fix it permanently. Sadly this meant having to do some destruction of the walls, framing, and flooring that the homeowner would need to redo. 

The crew came a few weeks later and got to work right away, pulling out the wet carpet and pad and cutting the walls and framing up 36" and breaking out 6" of concrete around the perimeter to install the WaterGuard drainage system. It was placed on top of the footing in a bed of gravel and inspection ports were strategically placed and terminated at the SuperSump location. A ThermalDry wall system was fastened to walls and both were inserted into the flange at the back of the WaterGuard to ensure any wall seepage was directed into the system. Homeowners also invested in a SaniDry XP to keep the air clean and dry.

Years of High Humidity in Crawlspace - Washougal, WA

These homeowners had thought their home's crawlspace was in good shape. For the years that they had lived there, they never saw standing water, No condensation was evident, and there were no water stains along the foundation walls, but as the years passed, a musty smell began to take hold. When our design specialists came out to give them an estimate, we found high humidity levels had led to mold spores taking home on the wooden beams of the home. Luckily it was caught before long-term damage could occur, but this crawlspace needed some work. 

Our crews began by adding some MoldX as needed. Once that was applied, we laid down out CleanSpace vapor barrier. This is installed under each wooden post to create a water-tight seal. This is also anchored along the walls so it stays put. We then installed a SaniDry dehumidifier. This will keep the humidity levels at a healthy level so that mold cant take hold again. This home is now dry and healthy. 

Broken Downspout feeds into the Basements Exterior Stairwell - Washougal, WA

This home had a exterior stairwell that lead down to the basement. The home had regular water pooling in the basement at the doorway and this progressively was getting worse. After a bad wind storm, the downspout that was near this stairwell was badly damaged and the water from the roofing was now being deposited by the stairwell and poured down the stairs leading to more issues in the basement. 

To address this issue an interior parameter WaterGuard Trench was installed with our TrenchDrain by the exterior doorway to collect the water that was flowing in from outside. To help keep the water moving at a steady pace out and away from the home a SuperSump pump was installed with a discharge line taking the water a safe distance from the homes foundation. We also dug a trench and buried the downspout so it could be protected from the elements and would no longer be an obstacle. While water can still run down the stairs, it will no longer make its way into the basement to wreak havoc.  

Rental Clean Space; Washougal, WA

The customer was a homeowner that was trying to rent out one of her homes. The inspector found water in the crawlspace and referred them to us. 

Marcus met up with her and reassured her that replacement of the vapor barrier, and a sump pump is all that is needed. Due to her crawlspace overall, being very well put together. 

Delfino and his crew went out and dried out the crawl space. So that when the project is finished there will not be any chance of the moisture turning into water damage, or causing mold growth to start.

After the drying out process was finished, they then started to lay down the 6 mil Vapor Barrier. The SmartSump pump was then installed, with discharge pipes to lead the water out of the home.

Brightwall Paneling in Washougal, WA Basement

This homeowner called John's Waterproofing because he had a lot of water coming into his basement. Our inspector, Marcus advised that Steve have John's Waterproofing install our Brightwall Panels, our patented Waterguard perimeter drain and a Super Sump pump.

Steve agreed to the suggestions and Manuel and his team quickly set out to waterproof the basement. They installed Brightwall panels, which are effective moisture barriers that are stain resistant and easy to clean. They leave basement walls bright, clean and maintenance-free. Brightwall is designed to work with the Waterguard perimeter drain system by directing wall seepage into the drain. Waterguard is installed in the footing of the basement floor around the perimeter and channels the wall seepage to the Super Sump pump. The Super Sump quietly and smoothly removes up to 2,650 gallons of water per hour.
