Radon Mitigation in Westlake, OR

This homeowner had lung cancer in their family. Knowing they had family history and wanting to protect themselves as best they could, they had their home radon tested. Upon learning their home was moderate to high levels of radon, they wanted to get a mitigation system in place. For this they called up John's Waterproofing. We walked through how the system works, and placement and things were scheduled. Our installer placed a pipe to go through the homes basement, allowing the system to pull radon gases out from under the home. The mitigation fan was attached to the exterior of the home, with a pipe extended above the roofline for the gases to disperse. Once completed we left a charcoal testing kit for the homeowner to use. This is sent off to a third party company to show how the radon levels have improved.  

Replacing the Damaged Vapor Barrier in Westlake, OR

This homes crawlspace had an old vapor barrier in it, that was ripped up and out of place with caked on mud over it. The homeowners knew it was overdue to be replaced, and called up John's Waterproofing to schedule their free inspection. To keep the space in better condition for a bit longer, they opted to have us install a pipe, pump, and plastic. For this, we removed the damaged old vapor barrier. We then installed a drainage system in the crawl space. This will collect groundwater and guide it to the lowest point where a newly installed SuperSump Plus was installed. Water is then directed safely away from the home. A new 6 Mil vapor barrier was then installed, with edges overlapping and run up the walls. The vapor barrier will need to be replaced every few years or upgraded, but the new pipe and pump will keep water from going over the plastic and allow it to stay in place longer. 

Water Issues in Crawlspace - Westlake, OR

When a damp odor comes from your crawlspace, it needs some help. This homeowner smelled something off and glanced under their home to find water pooling in multiple places on top of their 6 Mil vapor barrier. They could see water mold growing and wanted to get this addressed. They searched online and read about John's Waterproofing, their inspection was scheduled, and a solution was chosen. 

The homeowner didn't want to have to stress about water issues in the crawlspace, so they opted to have a full encapsulation. We began by removing the old vapor barrier and debris. Once the space was cleared out a trench was dug so we could install a drainage system that would guide the groundwater to a newly installed TripleSafe sump pump located in the lowest spot. From here water is pumped safely away from the homes foundation. TerraBlock insulation was laid over the dirt floor and CleanSpace was brought in. This 20 Mil woven vapor barrier goes under each wooden post, attaches under the rim joist, and seals into place. We installed a SaniDry dehumidifier and Spray Foam insulation along the foundation walls to finish up the job. The odor is now gone and the homeowner can rest assured that their crawlspace is dry and healthy. 

Condensation Crawlspace Walls in Westlake, OR

Water issues don't always result in pooling water, in this home it was condensation along the foundation walls. This damp to the touch issue had led to mineral deposits on the poured foundation. The space smelled damp and the smell was creeping into the living spaces above. They homeowners decided to call up John's Waterproofing for help. We sent out a design specialist who worked with the homeowners, and ended up moving forward with a Crawlspace encapsulation. 

To begin our crew cleared out the crawlspace, we then installed a SmartSump pump to be on the safe side should heavy rains cause more water. We then laid down TerraBlock insulation and CleanSpace, this vapor barrier is attached along the foundation rim joists, so any condensation issues will safely travel down to the ground, and not into the crawlspace area. A SaniDry dehumidifier was installed, the vents fully sealed up, and spray foam applied to the foundations walls. The homeowners are happy that the damp smell is already gone and the air seems so much fresher! 

Hillside Run-off into Crawl Space - Westlake, OR

Water naturally grades down hills, and for homes sitting on the hillside, this causes some water issues under the home. This home's crawl space had water running under it, and the homeowners knew from experience that a simple 6 mil vapor barrier wasn't enough to keep their home dry and healthy. After doing some research, they called up John's Waterproofing for help. We did a full inspection and then crafted a solution for their home. 

To begin, our crew removed the old vapor barrier and debris. We then dug a trench around the interior perimeter of the space where we installed a three inch perforated pipe. This will collect groundwater and send it along to a newly installed TripleSafe sump pump in the low spot, and then pushes water out and away from the foundation. We then insulated the dirt floor with TerraBlock. Over this we installed CleanSpace. This is a 20 mil woven vapor barrier that is inserted under each wooden post, attached the walls and secured in place. We then insulated the walls with spray foam. Each vent was sealed up and we installed a SaniDry dehumidifier to keep this home truly dry and healthy. 

Seller Addresses Crawlspace - Westlake, OR

A homeowner wanted to make sure his home was up to code as he prepared to list it for sale so it would pass inspection. One of the most frequent problems with real estate inspections is when the crawlspace is in disrepair and/or wet. In this case, it was both; wet and the vapor barrier was in poor condition, not covering the entire crawlspace.  Our Real Estate Specialist was sent to inspect and write a proposal that included Real Estate discount pricing.

Shortly after, our installers were dispersed to do the work.  The old barrier, hanging insulation, and all other debris were removed from the crawlspace. A 3" perforated pipe drain system was installed around the perimeter and graded to the lowest point of the crawlspace where a SuperSump pump was installed to gather the water and discharge it out and away from the home. Then a new 6mil plastic barrier was installed on the floor of the crawlspace and attached to the foundation walls to ensure that any water seeping in via the footing or wall was captured and removed by the drainage system. The new owners were happy and thrilled with the warranty that came with the work!

Custom Crawlspace Job - Westlake

Although most jobs that we do follow a general build, sometimes we have to think outside of the box to fulfill a customer's particular need. In this case, the customer could not afford a full encapsulation but he was battling significant rodent problems, and his insulation needed to be replaced because it was saturated with rodent droppings and urine, falling onto the subfloor. To craft a personalized solution, this homeowner was fortunate to get one of our most experienced System Designers who was able to customize the job so that the homeowner got what he needed at a price he could afford.

The installation crew came to the job site and got to work cleaning the crawlspace of the filthy insulation, dirty vapor barrier, and other old construction debris. Next, they laid hardware cloth on the entire crawlspace floor to deter rodents from being able to enter. A layer of TerraBlock was laid to aid in insulation and the floor was lined with a 6mil vapor barrier, this barrier was then attached to the foundation walls. Lastly, the walls were sprayed with single-cell spray foam to bring the insulation up to code requirements. From our follow-up calls for our annual inspections, we know that the system works and the crawlspace is remaining rodent free.

Leaking Basement Exterior Entryway in Westlake, OR

This home has a fully finished basement with waterproofing already installed, however their exterior entry to their basement had a common issue of flooding which would seep into the home. The homeowners were getting older and they wanted to find a way to stop the water from entering the basement so they wouldn't have to do damage control when it flooded. 

Our crew came out and dug into the cement outside of their doorway. With a trench dug they installed a TrenchDrain to collect the water and carry it out and away from the home. Since the basement was waterproofed we were able to hook this system up to the discharge line they already had, making this a quick job to complete. Their basement no longer suffers from flooding and the home owners are relieved they wont have to do damage control when the rain comes back around. 

Smart Jack in Westlake, OR Crawlspace

John's Waterproofing came out to this house to fix the structural damage that water intrusion had caused in the crawlspace. The homeowner was experiencing the effects of an unhealthy crawlspace: sagging floors, odors/musty smells, and our inspector suggested replacing rotting posts with Smart Jack and installing our patented Cleanspace encapsulation system.

 

Delfino and his team quickly set out to fix Laura's crawlspace. They replaced the rotted wooden posts that had been destroyed by water with Smart Jack Stabilizers. Smart Jack is a high-capacity, fully adjustable steel pier that is designed to stop settling and can raise sagging floors to the proper level. The team also installed Cleanspace encapsulation in order to prevent any moisture from entering the crawlspace and causing more structural damage.

 

Laura is now very happy about her new waterproofed crawlspace and can enjoy level floors without fear of sagging or post rot.
