This basement was used to store important items to a business. They didn’t know that it would all be destroyed by a water leak costing them tons of money. We came in and installed drain matting to channel the water, SilverGlo wall which acts as a vapor barrier and insulator, a perimeter drains to collect the water and a sump pump to collect the water and discharge it out of the basement and a usable storage space.

Season Water Intrusion in the Basement - White Salmon, WA

When the rain comes along, water gets into this basement. It had been going on for a few years, and the homeowners were tired of having to monitor the water levels and cleaning it up. So they called up John's Waterproofing to learn about waterproofing solutions that could keep the space dry and healthy all year long. We sent out a design specialist who did a full inspection and worked with the homeowners to craft a system for their home. 

To begin this work we dug a trench along the interior perimeter of the basement, there were some leaky cracks bisecting the room, these were also trenched. We laid a bed of gravel in these all, with WaterGuard around the basement, and perforated pipe in the leech lines. These will all collect the groundwater and grade the water to the lowest point of the room to a newly installed TripleSafe sump pump to be diverted away from the home. To guide water down the walls safely we installed our BrightWall paneling. This will not rot or mold. It brightens the space and directs water to the below drainage system to be addressed properly. As a final step we installed a SaniDry dehumidifier to keep the moisture in the air controlled so it can be healthy. The homeowners love the peace of mind and look forward to not having to stress when the rain comes. 

Seasonal Water Issues in White Salmon, WA

This home had a water issue. Their basement was partially finished, and it would have seasonal water issues. When the rainy season hit, the basement would smell damp and musty. Wanting to have the problem addressed head on, they called up John's Waterproofing to schedule their free inspection. During the inspection we found the majority of the water issues were based around where the downspouts were based. The excess water that was pressing against the home from these was seeping through. Our design specialist then worked with the homeowner to craft a system to fit the home. 

To begin we would start outside the home. We extended the downspouts into the ground and added in a drain system that would send the roof water safely away from the homes foundation. We then went into the basement. We began by removing the finished portions of the walls that were below grade as well as the damaged flooring. We then dug a trench around the interior perimeter, laid in gravel, and our WaterGuard drain system. This is fed water from the walls which we installed ThermalDry radiant vapor barriers on. The drain system also collects groundwater and sends it to the lowest point where a TripleSafe sump pump will then pump the water away from the home. A SaniDry dehumidifier was installed and we then our finishing crew reinstalled drywall, baseboards, and the trim for the windows. This space will be ready once again for the homeowners to enjoy, without the stress of water threatening. 

Preparing the Crawlspace for the Winter with Insulation - White Salmon, WA

This homeowner called us about to address their crawlspace. It hadn't been looked at in years, but they knew the old insulation was failing. Their heating bills had been on the rise and the floor was cold to walk on. They knew fiberglass only had a few yeas of life before it didn't provide the 'r' insulation value and could stared festering. To provide a long term solution they wanted to hear about encapsulation. We scheduled their free inspection and had a design specialist go out to go in-depth into the benefits of a full encapsulation. 

They loved knowing that a solution would fix the issue and not just be a temporary band-aid to the homes issues. To begin the job our crew removed the old insulation, vapor barrier, and general debris from under the home. A full interior perimeter drain system was dug, and a perforated pipe system was installed. This will collect the groundwater and guide it to the lowest point of the crawlspace where a TripleSafe sump pump is installed. From there water is sent well away from the homes foundation. To insulate we then installed TerraBlock along the dirt floor. This was then encased with out CleanSpace. This goes under each wooden post, attaches along the rim-joist and is fully sealed into place with each vent being sealed off. A SaniDry dehumidifier was installed and Spray Foam applied to the foundation walls to finish off this job. 

Crawlspace In Need of Drainage - White Salmon, WA

This home had a simple 6 Mil vapor barrier. The homeowners knew it needed to be changed out regularly to ensure the home was protected against water. However, the homeowners noted that water was found on the vapor barrier pretty often, and would lead to water mold to grow along the barrier. The homeowners knew that a better solution should be available and reached out to John's Waterproofing to talk over options. 

To address the homes needs, the homeowners chose the option that fit their budget and their needs. To begin work on the home, the crew removed the old vapor barrier. We then dug a trench though the space and installed a three inch perforated pipe in a silt sock. This will collect the groundwater and grade it along to the lowest spot in the crawlspace where we installed a TripleSafe sump pump to send the water well away from the foundation. We then laid down a new layer of 6 Mil vapor barrier, overlapping the seams and running it up the walls to prolong it's life. While the vapor barrier will still need to be checked and changed out as needed, by keeping the water under the barrier, it will last much longer! 

Downspout Extensions - White Salmon, WA

Proper yard drainage can make a big difference for a home. Especially if it's on a sloping lot. This was a newly purchased property and water was pooling around the property. It was determined that the rain drains were not properly extended away from the home so the system designer drew up a solution that the homeowners were happy with. The rain drains that terminated on the ground right next to the foundation were extended down into the ground and then drained over 60 feet away from the homes foundation so that they could run off safely into the street. It was an efficient and cost effective solution.

Bringing a Crawlspace up to Code - White Salmon, OR

This homeowner knew that the crawlspace had not been dealt with for many years and was certain that it needed to be inspected, so they called John's Waterproofing for a free inspection. 

When the Design Specialist arrived, he got to work measuring the footprint of the crawlspace all the while checking the downspouts and foundation for any issues. Then he donned his protective gear and dropped into the crawlspace to do a thorough inspection. What he found was the fiberglass insulation was falling off the floor above and the vapor barrier was clear plastic and therefore not to code requirements. There was also a lot of construction debris and evidence of repeated water intrusion during heavy rains. He showed the photos to the homeowner and explained what John's Waterproofing could do to fix the problems including the value of encapsulation. The homeowner was impressed and chose to do the encapsulation. 

A month later, one of our highly trained installation crews were dispatched to the home. To begin our crew removed the damaged 6 mil vapor barrier and fiberglass insulation and debris and placed a sump pump and fans in the crawlspace to dry it sufficiently to do the work. A couple of weeks later, the space was dry enough to do the installation. They installed a 3" perforated pipe drainage system around the perimeter to collect the water and direct it to a newly installed TripleSafe sump pump, along with proper discharge. TerraBlock, a high-density foam product was laid over the dirt floor. This aids in insulating the crawlspace protecting the new CleanSpace, 20mil, nylon-reinforced barrier. This is used to isolate each wooden post and anchored to the foundation walls. Lastly, a SaniDry dehumidifier was installed to ensure this home stayed dry and healthy. With all the vents sealed, Spray Foam insulation was applied to the full wall of the foundation to keep the home insulated. Healthy, dry, filtered air helps the homeowners stay healthy and comfortable.

High Humidity Leaves Insulation in Pieces - White Salmon, WA

Fiberglass insulation is not made to be exposed to water. In a crawlspace, water issues are very common. This can be seen in pooling water, through condensation, or in high levels of humidity. However, no matter how it presents, this water likes to penetrate fiberglass insulation, where it can find an ideal place to grow mold spores. This added weight also pulls the fiberglass insulation to shreds until it just hangs in pieces, leaving the home barely insulated. When these homeowners noticed that their energy bills were going up, they checked under their home, most of their insulation was now resting on the dirt floor of their crawlspace. 

To solve this issue, our crew began by removing the old insulation and clearing out the debris from under the home. We then laid down our CleanSpace vapor barrier. This 20 Mil thick material is inserted under each wooden post to form a water tight seal, and it is anchored into the walls so ensure water doesn't make its way into the crawlspace from the ground. We then secured SilverGlo insulation panels along the foundation walls, and air sealed the space. Since this area did have a high level of humidity we also installed a SaniDry dehumidifier to ensure this space would no longer be a space where mold spores could grow. This home is now dry and healthy. 

Renovating an Old Shops Basement in White Salmon

This old building had been recently purchased as-is. The old shop was going to be updated and turned into a new store, but it needed some renovations and waterproofing in the basement before much else could happen. To get the waterproofing done right, the new owners turned to John's Waterproofing for a solution. 

To waterproof the basement, we began by digging a trench along the interior perimeter and installing our WaterGaurd drainage system. This connects to the new SuperSump pump that is installed to take any water out and away from the foundation of the home. We then installed ThermalDry wall panels to divert any water and moisture on the walls down to the new WaterGaurd system. The basement was now ready to be passed along to the new owners, it will stay dry and healthy!
