Home Remodel Exposes Water in the Crawl Space - Wilsonville, OR

While doing a remodel, this homeowner discovered standing water in the crawl space. The water was pooling over the old vapor barrier and the space was a wet muddy mess. They knew this wasn't a healthy environment to be living over, so they called upon John's Waterproofing. We scheduled their free inspection with a design specialist. After the inspection they sat down with the homeowners and ran through options, ultimately deciding on a full encapsulation to ensure the space would remain dry, stable, and healthy.  

To begin we dried the space out and cleaned the old vapor barrier out of there. We then installed a full drainage system. This will collect and guide the water to the lowest point where a Sump Pump will then push the water safely away from the homes foundation. We then sealed the vents shut and laid in TerraBlock insulation for the floor. CleanSpace was then installed, this is installed under each wooden post, anchors and seals along the rim joist and every seam is sealed shut. Next we installed a SaniDry dehumidifier to keep the spaces air healthy. Spray Foam was then applied along the foundation wall to finish insulating the space as well as air sealing. This space is now ready and the homeowners need to stress about this portion of the home. 

Skunk in the Crawl Space - Wilsonville, OR

This homes crawl space had a skunk get in. The smell made it's way into the living space and the homeowners were able to determine the smell was coming from under the home. When they glanced under the home, they saw the old vapor barrier was torn to pieces, fiberglass insulation was falling in ribbons, and the space reeked. To fix the space up they called a remediation company to clean up the mess. Afterwards they called John's Waterproofing to set the space up to deter a critter from coming back. 

The remediation company had already cleaned the space out so we were able to go on in and begin an encapsulation. We dug a trench around the interior perimeter and laid in a perforated pipe in a silt sock. This collects groundwater and grades it to the lowest point where a newly installed TripleSafe sump pump will send the collected water safely out and away from the homes foundation. We then laid TerraBlock over the dirt floor and the vents were all sealed shut. CleanSpace was then installed, this has a woven fiber in it that deters critters from getting into the crawl space. It also goes under each wooden post, attaches along the rim joist, and is sealed into place with a special four inch wide waterproof tape. Spray foam was applied to the foundation walls to both air seal and insulate. A SaniDry dehumidifier was installed to address any moisture in the air and the space is completed. 

 

Pipe Burst in the Walls - Wilsonville, OR

When a pipe bursts, water becomes an issue. This home had a pipe burst and started to gush water into their basement. The pipe was easy to see as the basements ceiling was all open. They called the city to have the water turned off and they began moving items out of the way and cleaning up the water mess. They called up John's Waterproofing as we had waterproofed their basement, and they wanted to check things would be okay. Over the phone we let them know we have our own plumbing division and we scheduled them to have the pipe fixed up. Our plumber quickly replaced the broken pipe and checked over the other pipes, letting them know a few other spots that would need to be upgraded in the next few years or else another pipe could burst. Older homes need the pipes upgraded, as older pipes rust and deteriorate over the years. The homeowners were pleased to get the heads up and plan to address the homes pipes over the summer so they don't have a water issue like this again. 

Water Run-Off Coming Down Exterior Basement Stairwell - Wilsonville, OR

Water was coming into the basement. When heavy rains came along, run off from the downspouts would pool and overflow, running down the exterior stairwell into the basement. The homeowners would often stuff a towel by this doorway, but the moisture still creeped in along the wall near the stairwell. The homeowners called up John's Waterproofing for some help. 

To begin helping, we started on the exterior of the home. Each downspout was extended down into the ground and a pipe was installed underground to send the water out and away from the homes foundation. This will help alleviate the excessive water found running down the stairs. We then went into the basement. We dug a trench along the interior perimeter. By the doorway we installed TrenchDrain to collect water from this point, the rest of the perimeter had WaterGuard installed in a bed of gravel to send water to a newly installed TripleSafe sump pump.  The walls were then covered with ThermalDry wall to ensure water would safely run down to the drainage system. As a final step we installed a SaniDry dehumidifier. This space will now stay dry and healthy! 

New Homeowners Find Crawlspace is Wet - Wilsonville, OR

These homeowners were new to the Pacific Northwest and they had just purchased their new home. They reached out to an inspector to have another opinion on their home's wellness, and they found the crawlspace to have signs that it has been wet. To solve this, the inspector recommended John's Waterproofing. A System Designer went out to do an inspection and help them understand more about crawlspaces as well as some of the science involved. They quickly determined that encapsulation was their choice for the improvements to air quality, home value, and lowering their energy bills.

After arriving a few weeks later our crew got right to work and removed the old 6mil vapor barrier, fiberglass insulation, and debris. Though it was determined that water intrusion wasn't an issue, they installed a 3" perforated pipe drainage system around the perimeter to direct it to a TripleSafe sump container so, if in the future water became an issue, it would be a simple procedure to add a pump without having to cut open the new CleanSpace barrier. TerraBlock, a high-density foam product was laid over the dirt floor. This aids in insulating the crawlspace protecting the new CleanSpace, 20mil, nylon-reinforced barrier. This is used to isolate each wooden post and then anchored to the foundation walls. A SaniDry dehumidifier was installed to ensure this home stayed dry and healthy. With all the vents sealed, a closed cell Spray Foam insulation was applied to the full wall of the foundation to keep the home insulated and free of mold. The new homeowners were thrilled with the result and excited to save on energy bills, too!

Inches of Water in the Basement - Wilsonville, OR

This basement was mostly used for storage and laundry. The homeowners were used to dealing with some water leaking into this space, however after a heavy rain, the found inches of water pooling under their staircase. They quickly moved the items around to keep things as dry as possible, and then called up John's Waterproofing for a waterproofing solution. 

Our crew arrived and began by installing a drainage system. This included an interior parameter WaterGaurd system grading the water to a new SuperSump pump. From here all water is pushed out and away from the home, out via a LawnScape outlet. To keep moisture from the foundation walls from entering the basement we then installed ThermalDry wall panels to divert all water safely down to the drainage system. As a final protective piece we installed a SaniDry dehumidifier to ensure this space was dry and healthy. 

Temporary Walls in Unfinished Basement Growing Mold - Wilsonville, OR

This home had a partially finished basement. The home had a few walls erected to section of storage space and the laundry room. However, the space was not waterproofed before this was done, and the walls were showing water mold where the walls met the foundation. The homeowners had painted over the mold with mold killer, but the mold kept on coming back. The homeowners were ready to address the issue, and waterproof this space. 

To begin our crews removed all of the molded wall pieces. We than installed a WaterGaurd drainage system and SuperSump pump along the interior parameter. These will collect groundwater and move it along out and away from the homes foundation. The walls were then covered in our ThermalDry wall panels. These will direct any moisture on the walls down to the new drainage system to protect the home. This space is once again ready to be used, this time it will be dry and healthy, with no more stress over mold issues. 

Water Pooling under House in Wilsonville, OR

This home had water pooling under the house and the dirt floor was very wet to the touch. To keep this water under control we had our install crew go out and install a 3-inch perforated pipe along the interior perimeter to collect all of the water and carry it to a newly installed SuperSump pump with a backup battery should any power outages occur. From there the water is diverted a safe distance away from the foundation of the home. This water then exited via a newly installed LawnScape outlet. The dirt floor was then covered in a 6 mil vapor barrier to keep the water down and away from the wooden aspects of the home. 

CleanSpace in Wilsonville, OR

When these homeowners found out they had a baby on the way they wanted to make sure they were providing the healthiest environment that they could. They had done some research on bacteria and mold and quickly learned of the benefits of an encapsulated crawl space. Crawl Space to CleanSpace in Wilsonville, OR

John was on the internet trying to find solutions for his wet crawl space when he came across John's Waterproofing. He looked at our website where he found out that waterproofing is our main specialty and that we have been in business since 1974 so he decided to give us a call. After talking with Kayla in our call center he got on the calendar for an inspection with our senior  Design Specialist Vinnie B. Vinnie found that John's equipment was not working properly and suggested a full encapsulation. John agreed and within a few days Ramon M and his crew were out in Wilsonville. They removed all of the old material and equipment, dried out the crawl space and in just a short time they had done a full encapsulation of the crawl space.

Soaking Wet Crawlspace in Wilsonville, OR

Imagine constantly having a runny nose year round and your home always having an underlying musty smell. That is what these homeowners had been dealing with for a few years. She was reading the newspaper when she came across our article about the air you breathe in your home and how up to 50% of it comes from your crawlspace. She called us to have a free inspection of her crawlspace to see what it looked like and if there were any issues. 

Once our inspector got out and looked at the crawl space there were definitely some issues. In parts of the crawl space, there were more than two inches of water. The mud under the old worn vapor barrier was thick wet mud creating a huge mess. The inspector recommended a full encapsulation system of the crawlspace. Our crews started with installing a TripleSafe sump pump that is a three pump system to give optimal support. They then sealed the vents completely shut to ensure that nothing can come in or out. Having your crawl space properly sealed is so important because when the air from outside comes in it never goes back out. It raises the humidity and rises up thru the home, allowing you to breathe in mold and other contaminants. We use a 20 mil thick woven fiver vapor barrier called CleanSpace. It attaches at the sill plate and completely covers the crawlspace. Due to the high humidity level in the crawlspace, we also installed our SaniDry Sedona dehumidifier that filters the moisture, mold spores, and allergens out of the crawlspace, leaving the home with cleaner air. After all the products are installed and in place, we use spray foam insulation along the outside walls of the home. It offers more coverage and helps keep the air in from escaping your HVAC systems. 

The homeowner was so relieved to finally have her crawlspace taken care of, and over time even noticed warmer floors. After a couple of months she no longer continuously had a runny nose and neither her roommate. She was more than happy with the job and recommends it to all of her neighbors and friends. 

Unhealthy Crawl Space; Wilsonville, OR

Denise and her roommate, Carl, called due to them constantly being sick. Vincent went out and found mold growth in the crawlspace, which can make the air quality very poor and carriers allergens into the home.

Cleanspace in Wilsonville, OR Crawlspace

Derek called John's Waterproofing because his crawlspace had water in it. Our wonderful inspector, Jack came out to take a look and based on Derek's situation, he recommended installing our patented Cleanspace encapsulation system, a Super Sump pump, and a Lawnscape outlet. Once our suggestions were approved, Juan and his team quickly set out to waterproof Derek's crawlspace. 

They began by installing our Cleanspace encapsulation system that comes with a 25-year warranty and is patented against moisture, mold and mildew growth, and acts as insulation. It is installed over the floor and walls of the crawlspace in order to keep out negative exterior elements. The team also installed a Super Sump pump which fits perfectly with the Cleanspace system and is designed to alert the homeowner if water levels get too high. We connected the Super Sump line to a Lawnscape outlet. Lawnscape outlets recieve the crawlspace water and are installed on the exterior of the house to keep the excess water from affecting the foundation. Lawnscape outlets come in three different versions for whatever the need may be.
