This customer called because they had water leaking from the basement floor. They were using the basement as a storage space but with all the water, mold had started to grow. Slowly their belongings in the basement were becoming damp and ruined. We went out and installed our patented WaterGuard drainage system that goes around the perimeter of the basement wall. It is designed to not clog and work with all types of foundation. Due to all the water mold, mildew had grown on the walls and was an unappealing view. We installed our BrightWall Paneling that works along with our WaterGuard system. This customer was relieved that they can now use their basement for storage again without worrying about their belongings being ruined.

Real Estate Response Team in Woodburn, OR

With a house on the market, it is important to have the house inspector ready! To have their crawl space addressed, they called up John's Realty Response Team. This has our dedicated realty specialist and quicker timeline to ensure the home would be cared for properly and quickly. To begin we removed the dusty and chewed up old 6 Mil vapor barrier. We then installed a full pipe system which allows groundwater to have a route to travel to the lowest point where a Sump pump will then divert the water away from the homes foundation. A new layer of 6 Mil vapor barrier was then laid throughout, overlapping the edges and run up the wall. This space is now set up and ready to be on the market for sale! 

Home In Need of a Sump Pump - Woodburn, OR

When water is found standing in a crawl space, its easy to determine you could use some sort of solution in place to address the water. This issue came as a surprise for this homeowner. Knowing it would need to be cared for before causing long term damage the homeowner called upon John's Waterproofing. To did a full inspection and worked with the homeowner to find a system to fit the homes main issue and the homeowners budget. While not a lifetime fix, the selection system; a pipe, pump, plastic will address the standing water and keep the space protect against water damage until the homeowner needs to reassess in a few years. We removed the old vapor barrier and installed a full interior perimeter water system. Water is guided through here to the lowest point where it enters a TripleSafe sump pump and is pumped away from the home to a LawnScape outlet. A new 6 Mil vapor barrier is then laid throughout, overlapping the seams and run up the walls. 

Leaky Foundation Walls in Woodburn, OR

This older home was succumbing to its porous foundation. Water was leaking through the foundation walls and water stains were evident. The homeowner had some lung issues, and was concerned with how this would affect their air quality. To address it, they called up John's Waterproofing. 
To help keep this home healthy we began with our crew digging a trench along the interior perimeter, where we laid in a bed of gravel and a WaterGuard drainage system. This is fed the water from the foundation walls with the newly installed BrightWall paneling. This material will not rot or mold, and will simply guide water to the drain system, grading it along to the newly installed TripleSafe Sump Pump to be discharged. A SaniDry dehumidifier was installed in the basement and an Aspen Air Purifier in the main home. These will work together to help the air remain healthy for the occupants. 

New Flooding Issue Emerges in Basement - Woodburn, OR

This older home hadn't had water issues evident until recent years. However, a particularly heavy rainfall brought forth flooding and the homeowner was concerned. They ended up installing their own small sump pump from the store, but this ended up bring some odd smells to their home, and water would sit around the pump when heavy rains came through. The homeowners wanted to contact the experts to see what was happening and called up John's Waterproofing. When our specialist arrived it was found that the sump pump wasn't installed properly and water mold was sitting in the pump, causing the odd odor. 

To address the issue our installation crew installed a TripleSafe sump pump in place of the DIY job. This had a New WaterGaurd drainage system which collected groundwater from the basement to collect and direct the water. The sump pump then pushes the water safely out and away from the homes foundation to a LawnScape outlet. We then installed BrightWall paneling along the foundation walls to ensure any water moisture from the walls would be directed to the newly installed drainage system. This home was now dry and healthy, and the odor was gone immediately. 

Water in the Crawlspace - Woodburn, OR

This homeowner called with concerns that water was coming into their basement. A System Designer was sent to the home to help the homeowner craft a solution. To the surprise of the System Designer, the homeowner didn't have a basement, but a crawlspace. Clearly, they were new to Oregon! Nonetheless, the System Designer kindly explained the difference and, more importantly, was able to help them understand why it was important for them to get rid of the water problem to avoid damage to their home and prevent the growth of mold. He gave them different solutions to their problem according to their budget. 

A few weeks later our System Installers were dispersed to do the work.  The old barrier that had slid down into the lowest area, hanging insulation and all other debris were removed from the crawlspace. A 3" perforated pipe drainage system was installed around the perimeter and graded to the lowest point of the crawlspace where a SuperSump pump was installed to gather the water and discharge it out and away from the home. Then a new 6mil plastic barrier was installed on the floor of the crawlspace and attached to the foundation walls to ensure that any water seeping in via the footing or wall was captured and removed by the newly installed pipe system. The new owners were happy and thrilled with the warranty!

 

Upgrading the Waterproofing System in Crawlspace - Woodburn, OR

It can be tempting to lay down a 6 Mil vapor barrier in a crawlspace and call it good. While this can work for homes with minimal water intrusion, for the Pacific Northwest, it often is not a long-term solution and needs to be cleaned up and changed every few years due to the high levels of rain. This homeowner had another company just install a simple vapor barrier, and after a year they noticed their fiberglass insulation was damp and droopy, and the barrier was caked in water with small pools in the lower spots. To find a solution that truly fits their home, they called in John's Waterproofing. 

Our crew began by clearing out the old vapor barrier and insulation, once the space was prepped we installed a SuperSump Plus and a drainage system. This consisted of a three Inch perforated pipe that would collect groundwater and push it to the sump pump. From here the water is all diverted out and away from the home to a LawnScape outlet.  We then laid down a new vapor barrier. The added drainage system will help to keep this home dry and healthy. 

Home Settles and the Crawlspace Height Shrinks - Woodburn, OR

The homeowner had noticed their home had settled significantly over the years. The crawlspace had become difficult to move through and some of the wooden posts were sinking into the dirt and mud, causing rot to ensue. To help the longevity of their home, the homeowners called John's Waterproofing. 

Our crew ended up digging out thirty-six yards of dirt to make the crawlspace fully accessible and up to code. We then replaced fifteen posts with our SmartJacks to support the house and reinforced the bases for seven other posts under the home. Our crew then laid out a 6 Mil vapor barrier. The home is once again up to code and will be dry and healthy. 

Water Heater Upgrade and Moved in Woodburn, OR

This home had a small water heater, it was a common problem for the heat to run out during dishes, long showers, or filling up the bathtub. The homeowners were tired of this problem and wanted to upgrade their water heater. This type of change, is best left to professionals. When installed, a water heated needs to be level and hooked up with the proper amount of room on all sides while meeting all local regulations. To ensure it was done properly, the homeowners called John's Waterproofing to have our plumber and his apprentice come out. They safely unhooked the old water heater, and due to the size difference, they had to relocate the new water heater and move all piping a few feet so that it would fit properly.
