This homes crawlspace had an old 6 Mil vapor barrier, and after a few years, these need to be changed out. They dont fully seal a space, and can move around over time. This one had been installed a little over six years ago, and some chew marks were present, bringing water over the barrier, and humidity issues were causing the homes insulation to sag and fall in places. To keep the home healthy, the homeowners opted to have a full encapsulation solution installed, providing their home with a long term solution.

Puddles of Water the Crawl Space - Yachats, OR

Puddles of water littered the crawl space. Different dips in the dirt floor where the 6 mil vapor barrier was holding water. The home was smelling musty and the homeowners knew that this would need some more work than they could do on their own. They called upon John's Waterproofing and scheduled their free inspection. 

To begin this work we pulled out the old vapor barrier and debris that littered the space. We then installed a full drain system to ensure groundwater was collected and directed to the lowest point. Here a TripleSafe sump pump would pump the water safely away from the homes foundation. We insulated the dirt floor with TerraBlock and sealed the vents shut. Using CleanSpace, a 20 Mil woven vaper barrier we began sealing the space up against water. It went under each wooden post, attached along the rim joist, and was sealed in place with a four inch wide waterproof tape. We installed a SaniDry dehumidifier and then spray foam insulation along the foundation walls. This homes now ready for water, sending it away properly to keep the home dry and healthy! 

Water Pools Along the Basement Floor - Yachats, OR

When walking into the basement, this homeowner found water pooling along the basement floor. They quickly began to pick up items and move things around. They wanted to ensure things wouldn't get water damage. They put a fan in the basement and dried up the water. They hoped that the issue wouldn't come back, but when the rain came back, the water did as well. They decided to call up John's Waterproofing to hear how they could address the water. 

To begin our work, the crew dug a trench along the interior perimeter of the basement. We then laid in a bed of gravel and our WaterGuard drainage system. This will collect the groundwater and grade it down to a TripleSafe sump pump. From there, the water is pumped out and away from the homes foundation. We also installed a WaterGuard wall system to keep any water from the foundation walls moving down into the drainage system. A SaniDry dehumidifier was installed to address the spaces humidity issues and keep the air dry and healthy. The homeowners were so happy to see that the basement didn't have water pooling in it the next time heavy rains came through. 

Messy Crawlspace After Critters - Yachats, OR

After dealing with a large critter issue in the crawlspace, this home would need their crawlspace taken care of. The old exterior entrance had been chewed on, the vent covers were falling apart, and fiberglass insulation and the old 6 Mil vapor barrier were a mess under the home. They were pointed to John's Waterproofing for a system that could keep the space dry and healthy while deterring critters from coming back. Went sent out a design specialist who did a full inspection and crafted a solution to meet the homes needs. 

To begin, the space was cleared out. With a clean base, the waterproofing could begin. The area had a slope to it, so no drainage system was needed, just a TripleSafe Sump pump in the lowest spot, to dispel water safely away from the homes foundation. TerraBlock insulation was then laid over the dirt floor. The vents were sealed up and CleanSpace was brought in. This 20 Mil vapor barrier has a woven fiber in it that deters critters from chewing through. It is also a bright white color, so should any issues arise, it is easy to spot and address. The exterior entrance was then upgraded to an EverLast doorway system and a SaniDry dehumidifier was brought in. To finish off, spray foam insulation was applied to the foundation walls, both air sealing and insulating the space. 

Revisiting a Crawlspace - Yachats, OR

This home had recently been purchased and had our usual realty crawlspace work; pipe, pump, and plastic. This basic system will keep the water under control, safely collecting groundwater and pumping it out and away from the foundation. After living in the home for about a year, we had a service technician out to see how the system was holding up. They cleaned the sump pump up, checked all of the functions and mentioned how they could upgrade their crawlspace and save on energy bills if they wished to. The homeowners had noted that energy bills were high on the home, so they opted to move forward. 

Our install crew removed the 6 Mil vapor barrier and laid down TerraBlock insulation over the dirt floor. The foundation walls were covered with SilverGlo paneling to aid in insulating the space. We then used CleanSpace, a 20 mil woven barrier, this was installed under each wooden post, anchored along the walls, and fully sealed into place. The homeowners were thrilled and saw their energy bill go down the very next month. 

Sloping floors - Yachats, OR

A homeowner called John's Waterproofing complaining of sloping floors in her home.  She suspected, rightfully so, that there was a problem in her crawlspace.  A System Designer was dispatched to check out the problem and discovered that it was much worse than she expected. There was nearly 10" of water in the crawlspace at the time of inspection and because it had been an ongoing problem, the posts in the crawlspace were rotting, and some not even touching the concrete pads and this was causing the floors to slope. 

Before any work could be done, the crawlspace had to be dried out. To do this, our crew removed the old 6 mil vapor barrier, fiberglass insulation, and debris. We then placed a sump pump and fans in the crawlspace to dry it sufficiently so we could waterproof it. A couple of weeks later, the space was dry enough to do the installation. They installed a 3" perforated pipe drainage system around the perimeter to collect the water and direct it to the newly installed TripleSafe sump pump, along with proper discharge.  All the damaged wooden posts were replaced with Smart Jacks, The SmartJack Crawl Space Stabilizer is an adjustable galvanized metal supplemental support system used for sagging crawl spaces. It not only provides supplemental support to the failing structure, but it can also lift failing floor joists or beams, restoring them to their original position. Lastly, a new 6mil vapor barrier was installed and properly overlapped and attached to the foundation walls.

Waterproofing Over the Years in Yachats, OR

This homeowner was on a budget, and decided the best route for them, would be to work on waterproofing their home over the years, so they could work their way up to the system their home needed. When we had been out to visit their home initially, they had just gotten fiberglass insulation installed in their crawlspace. They had been unaware that this would absorb water over the years and could be problematic.

To begin their waterproofing journey we installed a TripleSafe sump pump that would collect the ground water and push it out and away from the home via discharge line to a new LawnScape outlet. Next our crew had to replace eight rotten wooden beams with our SmartJacks to keep the home structurally sound. We than laid down a 6 Mil vapor barrier. The homeowners knew that this would last a few years and than need to be replaced. We replaced this vapor barrier once and replaced the vent covers at this time before they were ready to take on the final big step to protect their home. 

The third time we came out to help their crawlspace we pulled out the old, and now damaged fiberglass insulation. We than laid down our TerraBlock crawlspace insulation over the dirt floor. Each wooden post was isolated with our CleanSpace vapor barrier, this Cleanspace was than secured throughout the crawlspace. It is a 20 Mil woven vapor barrier that comes protected with out 25 year warranty against rips and tears. The walls were than insulated with out spray foam. 

While this project took time to complete, the homeowners were patient and so happy when they finally had their home dry and healthy! 

Drooping Insulation in Yachats, OR

The homeowners were in the habit of checking their crawlspace yearly, and they noticed that each year their fiberglass insulation would fall apart more and more. Eventually they had it drooping down to the floor and when it was wet out, the fiberglass would drip water since it had absorbed so much moisture. They knew this was not a good situation so they called on John's Waterproofing for a solution. 

Our crew came out and began by removing the old fiberglass insulation. Fiberglass insulation is made to be covered on all sides, like it is in a wall, when exposed to the elements, it falls apart and can be a home for mold growth and rot. To keep the water out from the crawlspace we installed a SmartSump pump in the crawlspace. We then laid down our TerraBlock crawlspace insulation on the dirt flooring. All of the walls were then covered in Spray foam to insulate it from the exterior. Each post was then isolated and sealed up with Cleanspace. Cleanspace is a 20 Mil woven vapor barrier that encapsulated the space and sealed against each wall to create a controlled area. We then replaced each vent cover and put a SaniDry Sedona dehumidifier to ensure the space would be dry and healthy! 

Dry Crawlspace Desired in Yachats, OR

A homeowner called with complaints about their wet crawl space. Our crew went out to the home to fix the problem. The cleared out all the debris, including the old, worn out and ripped vapor barrier. They replaced that with a brand new vapor barrier and they installed a SuperSump sump pump. This sump pump has a very powerful pump that can pump 2,650 gallons of water per hour. It also has a heavy-duty smooth wall liner with 96 holes that allow water to flow in directly from below the floor. It also has a built-in WaterWatch alarm system to alert the homeowner in the event of a plumbing leak before any damage has occurred. Now with a new vapor barrier and an incredibly reliable and powerful new SuperSump sump pump, the homeowner no longer has to worry about his wet crawl space.
