Amity, OR House gets New Vapor Barrier

This Amity homeowner was dealing with falling insulation and water intrusion. This lead to her home being colder and less healthy. After inspection, our inspector Kevin suggested installing a Smart Sump pump, Spray Foam Insulation, and our patented Clean Space system.

Manuel and his team quickly set out to fix Sarah's wet crawlspace and inadequate insulation. They installed our airtight Spray Foam Insulation which serves to insulate and acts waterproofing. Waterproofing a Basement in Yamhill, OR

Our crews recently went out on a job in Yamhill Oregon. The customer had noticed water in their basement and wanted to get the problem fixed before it got out of hand. Our team installed BrightWall finish on the basement walls to make sure that any water coming in from the walls would flow into the WaterGuard system that was put in along the base of the basement walls. The WaterGuard system channels the water to the sump pump. This homeowner had us install a SuperSump sump pump that includes a WaterWatch Alarm System to alert the homeowner of any future issues. Now the homeowner can enjoy their dry and healthy basement for years to come.

Water Protection for Basement in Willamina, OR

A homeowner called us with concerns about their wet basement. Our crews went out to help. They installed WaterGuard piping system. The WaterGuard system intercepts water at the perimeter of the basement. It then drains that water, unseen and safely away to the sump pump. WaterGuard is designed to not sit directly in the dirt so it won't ever clog from silt or sediment. A SuperSump sump pump was also installed in the basement. Downspout Extensions in Dundee, OR

This homeowner was unhappy with how his downspout gutter was pooling water on his concrete patio. He sought help from John's Waterproofing, and our inspector, Gordon suggested a Lawnscape Outlet.

Lawnscape Outlets are underground downspout extensions that connect the gutter downspout to a special outlet sending water away from the patio while camouflaging the end of the pipe. It also has a removable lid for easy cleaning.

Now that our system is in place, Reed is very happy that he no longer deals with pooling water on his patio.

Triple Safe Sump Pump in Mcminnville, OR

This homeowner wanted to get rid of the water in his crawlspace as soon as possible, so he called John's Waterproofing to help. Our inspector, Marcus suggested installing a Triple Safe sump pump. Triple Safe is the most reliable,  three pump system. It adjusts automatically to meet all pumping requirements. Pump 1 does most of the work by removing up to 2,600 gallons of water per hour. Pump 2 kicks in if pump 1 fails, and can pump up to 6,200 gallons of water per hour. Pump 3 is battery-powered and protects from flooding during power outages. 

With his new Triple Safe sump pump, Jason can now rest assured that our system will handle all pumping requirements.

Smart Jack in Newberg, OR Crawlspace

John's Waterproofing came out to help this homeowner who needed a new vapor barrier because the old one was ineffective. Our inspector, Vince saw that there were more problems than the homeowner originally thought, so he suggested installing our CleanSpace encapsulation, Smart Jack Stabilizers for the rotted posts, a Smart Sump pump and a SaniDry Sedona dehumidifier.

Linda quickly agreed to the suggestions and Tim and his team came in to waterproof the crawlspace. They installed our patented CleanSpace encapsulation system that goes over the floor and walls of the crawlspace to keep out all moisture, prevent mold and mildew growth and protect from outside elements. They also replaced the old, rotted posts with Smart Jack Stabilizing piers that are adjustable steel piers designed to stop settling and raise the floors back to the proper level. The water channeled underneath the CleanSpace goes into the Smart Sump pump. The Smart Sump is easily installed with the CleanSpace system and meets all pumping requirements. The team also installed a SaniDry Sedona dehumidifier, the world's most efficient dehumidifier without a heat exchange core.

Daylight Basement in Mcminnville

Customer called stating that they had a current water problem in their daylight basement that needed to be addressed. So he gave us a call to have an inspector come out and take a look. Our inspector went out and assessed the water problem to come up with a solution that works best. Our inspector recommended installing our patented WaterGuard system around the perimeter of the basement that drains into our TripleSafe sump pump. Our TripleSafe sump pump is a reliable three pump system that has a three-level pumping system one of which is a battery operated pump that turns out in case of a power outage. Along with our SaniDry XP dehumidifier keeps mold and allergens clear and the humidity down in the basement for years to come. We also installed our BrightWall basement paneling that is 100% waterproof and gives a nice bright look to the basement. This customer was so happy with their space and not having to worry about water problems again.

Encapsulation; McMinnville, OR

Ed had found us on the internet when he went into the crawlspace and found a mess. 

The cleanup was a very long procedure, but Tim and his crew had it under control. They laid down TerraBlock, and over top they installed CleanSpace to stop the moisture that was coming in from the soil itself. The crew ensured to isolate the posts to keep them safe from anymore water damage. 

To help with the humidity in the air they installed the SaniDry Sedona dehumidifier. For total protection against water starting to fill up the crawl space, they also installed the TripleSafe sump pump. It is one of our best pumps and withstands power outages and floods. 

We then had Fernando go and finish it all by insulating the space with spray foam. And installing a new crawl space door to help keep the tight seal.

Ed was pleasantly surprised with how thorough the crews were to make sure everything was tidy and put into the correct places. 

Touch up on an Old Vapor Barrier Job; Yamhill, OR

We had assisted this customer back in 2017. They had a vapor barrier installed in their crawl space. There had been a tear so they called us back to have us fix the holes.

We gladly went out and completely tore out all the damaged 6 mil Vapor Barrier so that we could reinstall it. The customer was ecstatic that we were able to come out on such short notice and to do it in such a short span of time. 

Encapsulation in McMinnville, OR

Standing water and falling insulation was just the start of this homeowners problem with their crawlspace. The vapor barrier was covered in debris and standing water, some parts were scrunched leaving the soil exposed to create more of a mess. This homeowner knew they needed to get their crawlspace fixed before they had even bigger problems. They called us to have one of our inspectors go out. Our inspector Vincent went out and looked at all the work that needed to be done, and suggested they do a crawlspace encapsulation to completely seal the crawlspace. 

 

Our crew went out and had to remove all the old sagging insulation and debris from the crawlspace. Before they could continue any work the crawlspace was so wet that they needed to do a dry out for a few days. After the crawlspace was dry enough to have work done we installed a TripleSafe sump pump that is a three pump system that runs by how much water is flowing into the pump. It also has a battery operated pump that will run in case of a power outage. After we install drainage we then lay down our Terra block crawlspace insulation foam. It goes on the bottom under the vapor barrier. It insulated the crawlspace and also offers a cushion to anyone who needs to do work in the crawlspace. Part of the encapsulation process is sealing the vents shut so that outside air cannot enter your crawlspace. Our crew used our CleanSpace 20 mil thick vapor barrier that provides the most protection from outside elements from entering the crawlspace. It is woven fiber that helps it be tear resistant and makes it so durable. Since this home had so much water running thru the crawlspace our crew installed the SaniDry Sedona dehumidifier to keep the humidity down and filter out mold spores, dust mites, and other allergens. 

 

The customer was so relieved to know that the next storm that came that the crawlspace was protected. With the added benefits of clean air coming thru their home and the added savings on heating and cooling cost. The customer was nothing short of thrilled. 

Crawl Space Clean Up in McMinnville, OR

Gary had some standing water in his crawl space and noticed that some animals had tried to make themselves home there which definitely does not create good air quality going into the house and ruins the insulation. Senior Design Specialist Vinnie B. went out and found that yes, indeed there was standing water in the crawl space and that there were animal droppings and torn insulation. 

Fernando H. and his crew were out to Gary's in just a few days. They were able to remove all of the old material and insulation and dry out the crawl space with a SaniDr Sedona Dehumidifier. They did a full encapsulation of the crawl space with the woven, antimicrobial CleanSpace, a SaniDry SmartSump Pump was installed and new Spray Foam Insulation which will keep the crawl space clean, dry and rodent free now for years. 

Gary is thrilled he no longer has to worry about any rodents getting under his house and that there is no more moisture and mold issued.

Support Beams Needed - Sheridan, OR

The homeowners found a beautiful home in Sheridan and were excited to move in. When an inspector came out though, it was discovered that one of the beams under the house was failing, and another was in bad shape. To support the home properly, new support beams would need to be installed. 

Johns came out to help, we ended up installing two new metal support beams in the crawlspace so that the new homeowner wouldn't have to deal with any sagging or drooping floors. While, ultimately we will want to go and do a crawlspace encapsulation for the house, this was not something that the homeowners wanted to pursue at this moment. But we are glad we were able to go out and give the house the proper support it needs. 

Water Coming Up Through Finished Basement Flooring - Wilamina, OR

Homeowners had a Homemade Sump Pump installed when they went to finish their basement years ago. Yet that was the only waterproofing that had been done. Over the years they began to notice mold spots creeping onto their floors and along the lower portions of their walls. Since the basement hadn't been thoroughly waterproofed, the damage was still finding a way in and had rendered most of the basement as molded and unusable. They needed a solution fast so that they could use their basement again. 

Our crews came in and had to demo most of the finished basement so we could properly waterproof the space. All molded and damaged flooring, wall panels, trim, and doors had to be hauled out. Once the space was cleaned up a trench was dig around the interior of the basement and a pipe was put in to direct all water to a brand new TripleSafe Sump Pump. This system has three different pumps installed so that it can keep up with the water no matter what happens. All of the water is then pushed out and away from the homes foundation. We then installed out ThermalDry Wall systems and ThermalDry Floor Tiles. All materials are made of inorganic materials and leave room for any water to flow to the sump pump so that the space can be kept clean and healthy. Our Finishing crew was happy to come through once the basement was waterproofed to install trim, doors, and all the finishing touches to let the homeowners reclaim their basement space. 

Downspout and High Humidity in Crawlspace. Dundee, OR

The home was suffering from water damage. The Crawlspace had a gutter downspout that had been damaged, causing excess water pooling to occur on the exterior of the home. This added water pressure had caused their crawlspace to experience water quicker than it had been. Their fiberglass insulation was wilting and falling, causing the home above to suffer higher energy costs, and the homeowners were looking for a solution to their water issues, so they called John's Waterproofing. 

To begin out crew addressed the downspout, we added in a discharge line for the downspout that was buried to take the water 40 ft away from the foundation so it could be safely discharged via a LawnScape outlet. Next, all the debris and old fiberglass insulation was removed. We installed a full perimeter drainage system that would collect the groundwater and take the water to the newly installed TripleSafe sump pump and out a discharge line. To insulate the crawlspace we did a layer of our TerraBlock crawlspace insulation. This was sealed in place and we did a spray foam on the concrete foundation walls to insulate to space from dirt floor up. We then encased the crawlspace in a Cleanspace vapor barrier. We added new vent covers to help regulate the temperature, and a SaniDry Sedona to combat any humidity issues.

Basement has Mineral Deposit Stains in Carlton, OR

This home has a partially finished basement that was being used by the family for a game room and laundry room. The walls had been painted with a waterproofing material years prior, but due to the water pressure that was exuded on the basement, this was chipping in some areas and a mineral deposit was staining the walls and portions of the floor. Worried about water getting into their space, they called John's for the long term solution that would protect their home. 

Our Install crew began by digging a trench along the interior walls and inserting our WaterGaurd drainage system to pull the groundwater out and away from the homes foundation. This hooked into a newly installed TripleSafe sump pump which discharged the water out via a yard discharge line which goes to a LawnScape outlet. With the water draining from the floor level we moved onto the walls and installed our BrightWall paneling. This non-organic paneling gives a clean look to the space and directs any water or condensation down the wall so it can exit through the WaterGaurd that was installed. 

The homeowners then painted the concrete flooring in the space so it could have a partially finished look. While they did not opt for a total basement finishing, their home will be set up well should they ever wish to do so. 

Crawlspace has Water Pooling around Each Footing in Amity, OR

This home had both a crawlspace and basement. The basement had been waterproofed and finished off years before, but the crawlspace had just a simple 6 Mil vapor barrier installed and was being used for storage. As the years had gone by, this vapor barrier had shifted whenever the homeowners moved items in and out of storage. Due to this shifting, the vapor barrier had been displaced and water could now be found pooling at each of the homes foundation footings. The homeowners were worried about how the water could damage both the footings as well as their stored items. They wanted to keep using the crawlspace, but knew they would need something more substantial so it wouldn't move around when used.  

Our crew had the solution! We first removed the old vapor barrier and installed a SmartDrain  in the crawlspace that hooked up to a perforated pipe system we put along the interior of the space. These would work together to collect water from the ground and push it away from the homes foundation via a discharge line. Since the space was going to be actively used we installed a TerraBlock crawlspace insulation which also adds a bit of cushion for anyone in the area. Next we covered the area with out 20 Mil thick CleanSpace vapor barrier. This seals against each footing and along the walls to create a strong barrier that is backed by our twenty five year quarantine against rips and tears. We then sealed up some minor cracks along the walls and changed out for new vent covers to ensure that the crawlspace would be safe from exterior damage so this storage space could be used as the homeowners wanted. 

Finished Basement wasn't Waterproofed first in Dayton, OR

This home had a finished basement that had not been waterproofed before the drywalling and carpeting were installed. This lead to the water slowly creeping behind and underneath these newly installed features. The homeowners first noticed that there was a musty smell in some of the corners. When the carpet was touched here it was moist, and the drywall was a bit 'squishy' to the touch. Knowing that this isn't how it is supposed to be, they called in John's Waterproofing. 

Our crew came in and removed all of the damaged pieces in the basement. We began by digging a trench along the interior perimeter where we installed our WaterGaurd drainage system. This would collect the water throughout the foundation and divert it to a newly installed SuperSump and TripleSafe sump pump which would then pump all of the water out and away from the foundation of the home. We then covered the walls with our BrightWall paneling to help insulation the basement and divert water down to the new WaterGuard. Next ThermalDry wall panels were installed and we laid down our ThermalDry flooring. These materials are non-organic and won't mold or break down. Our finishing department then came through to install trim, and do the final aesthetic pieces that the homeowners wanted. 

Heavy Rain brings Mud and Flooding to Crawlspace - Sheridan, OR

This home had a basic vapor barrier in place, this had been handling the groundwater well, but heavy rains brought forth more than it could handle. The rain had loosened up some mud around the home which had pushed towards the crawlspace entrance and flooded under the home. The vapor barrier was covered in mud and the entryway was clogged up from the outpouring of excess mud. To fix this issue, John's Waterproofing was called in. 

Our crew began by clearing the way, to keep the entryway safe, we installed an EverLast Access Well and a new EverLast Doorway. These will provide safe entry under the home even if the heavy rains come back in force. We then dug out the excess mud from under the home and removed the old vapor barrier. To help with groundwater control we installed a three-inch perforated drainage pipe system that connected to a new Smart Sump which will force the water out and away from the foundation of the home. The dirt floor was then covered up with a new vapor barrier. The homeowners were very pleased that no lasting damage had occurred, and they would now be ready for the rain. 

Water Mold Growing in Basement Corners - Willamina, OR

When water levels are pretty consistent, an environment for mold can be created, and that's exactly what happened in this home. The basement was experiencing standing water in a few corners and along the cove joint where the floor and walls meet. In these spots, some water mold was growing, and creating a musty smell. To get control over this situation before health concerns arose, the homeowners called in John's Waterproofing. 

Our crew dug a trench in the foundation floor to install our WaterGaurd drainage system. This took the groundwater to a newly installed SuperSump and out via a discharge line to a LawnScape outlet that is a safe distance from the home. All the groundwater gets safely away from the home and a SaniDry Sedona Dehumidifier was installed to maintain a healthy level of humidity where mold is not welcome! 

Water Heavy Insulation Falling Apart in Dundee, OR

This crawlspace had old fiberglass insulation, which had absorbed water, and was falling apart from the water weight. After doing some research they learned that fiberglass insulation is not meant for crawlspaces, there is a better way. Wanting to keep their home insulated the right wat, they called John's Waterproofing. 

 

Our crew began by removing the old insulation and clearing out debris. We then installed a TripleSafe sump pump to collect ground water and direct it away from the homes foundation to a LawnScape outlet. We than laid down TerraBlock crawlspace insulation and covered this with our CleanSpace vapor barrier. The foundation walls were then covered in spray foam to keep the homes energy costs down. To finish this project we installed a SaniDry dehumidifier and added new vent covers. 

Crawlspace Accumulates Water - Newberg, OR

This home had water issues appear when there were heavy rains. To control this problem before water damage appeared, the homeowners called in John's Waterproofing. 

Our crews began by clearing out the debris from under the home. Once we had a clean area to work in we installed a SuperSump pump plus. This would collect groundwater from the newly installed three inch perforated pipe that we installed along the interior of the crawlspace. From here water was directed out and away from the home via a buried discharge line. We than laid down a 6 Mil vapor barrier to cover the dirt floor. 

Pools of Water Throughout Basement in Carlton, OR

This basement had pools of water throughout the basement when heavy rains occurred. The homeowners were tired of having to mop up and squeegee the foundation floors when water would accumulate, they were ready for a long term solution to their problem.  For help, they called in John's Waterproofing. 

Our crew arrived and first noticed that there was an older potion of the basement, and a newer portion. One side had a single pour foundation, and the other side was a multi-poured foundation. To address this difference we needed to use two different drainage systems to protect this space. We installed both our WaterGuard system, which involves a trench, and is than concreted over, to give a seamless finish, and we also installed a Dry Trak system which is installed like trim along the base of the walls to collect water. These will both collect the water and due to the large floor space we installed two different sump pumps; a TripleSafe sump pump and an UltraSump pump. These than divert water out and away from the home, leaving this basement dry and healthy. 

Basement Water Issues along the Foundation Footing - Amity, OR

This basement had water protruding along the footing of the foundation. Because of this issue, the homeowners were keeping everything in their basement pulled out and away from the walls, worried about water damage to their items. This meant they were loosing out on valuable space that they could otherwise utilize. To regain this space, they called in John's Waterproofing. 

Our crew arrived and installed our Dry Trak system, along the interior parameter of the basement walls. This is sealed tight along the walls, and looks like trim, but is collecting the water and diverting it along to a newly installed TripleSafe sump pump. From here the water exits via a discharge line that takes the water a safe distance out and away from the homes foundation. The homeowners were so happy to have full access to their basement once more. This home is now dry and healthy. 

Water in the Crawlspace in Lafayette, OR

This home was getting ready to go on the market. The homeowners just had a few items they needed to fix up so they could have the asking price they had wanted. One of these issues was the small pools of water that appeared in their crawlspace whenever heavy rain came through. 

To address this, our crew began with a thorough dry-out. Once the space was dry we began waterproofing. Firstly a three-inch perforated pipe was installed along with the interior of the crawlspace. This would collect the groundwater and divert it all to a newly installed SuperSump plus. From here water is pushed out and away from the home. We then laid down a six Mil vapor barrier. This home is now all dry and healthy, ready to go on the market! 

Burst Pipe in Crawlspace - Dayton, OR

This home had been encapsulated a few years back. The homeowners were great with their service appointments and the encapsulation worked well. However, this older home had a surprise for the homeowners. Their old pipes gave out, and one of them burst in the crawlspace. They were able to turn off the water to stop the flow into the crawlspace, but they now had water trapped on top of their vapor barrier and a burst pipe that needed to be addressed. 

When they called John's Waterproofing, they were thrilled to hear we could do fix both the plumbing issues and get their crawlspace water issues handled. To begin we started to do a dry out, and while this happened our plumbing division began to replace the old burst pipe with new piping. We also evaluated their other pipes and ended up doing preventative work and replacing the other pipe systems that were not looking the best. Once the dry out was complete, this home was back to being dry and healthy. 

Groundwater Entering Basement - Sheridan, OR

Water is a strong force, and when high levels of water protrude on the foundation of a home it will look for a way to get through. This old home had a few minor cracks showing up along their foundation floor in two of the corners. When heavy rains came by, water could be found in these places. To control this issue before it worsened, John's Waterproofing was called in. 

Our crews began by digging a trench along with the interior parameters. Here we installed our WaterGaurd drainage system. This will collect groundwater and push it to a newly installed TripleSafe sump pump which then takes all of the water out and away from the home. We then installed BrightWall panels along the basement walls to give it bright, easy to clean, and waterproof protection.

Looking for Clean Dry Basement - Carlton, OR

This homeowner wanted to clean up their basement and keep it dry for added useable space.

 

A System Designer was sent to the home and reviewed their water issues then explained our lifetime warranty on the award-winning WaterGuard System which, so long as the pump was operating, the WaterGuard would gather the water and direct it to the pumps. 

 

The crew got to work right away, breaking out 6" of concrete around the perimeter to install WaterGuard. It was placed on top of the footing in a bed of gravel and inspection ports were strategically placed and terminated at the SuperSump location. WellDucts were installed at the blow grade windows and BrightWall, a wall system was fastened to walls and both were inserted into the flange at the back of the WaterGuard to insure any wall seepage or window well overflow was directed into the new drainage system. Bright Wall is a textured wall system that lightens and brightens the basement and drives any wall moisture into the system.  Homeowners also invested in a SaniDry XP to keep the air clean and dry.

Crawlspace Water/Wood Rot Problems - Newberg, OR

This was an older country farmhouse and it had several water problems. The crawlspace was flooding on a regular basis, the entrance was too small and there were rotting posts to be dealt with. The homeowners wanted to protect their home from water damage, so they called in John's Waterproofing. 

 

To begin our crew removed the old 6 mil vapor barrier and fiberglass insulation as well as any debris. Our installers then placed a sump pump and fans in the crawlspace to dry it sufficiently before we could do the work. A couple of weeks later, the space was dry enough to do the installation. They installed a 3" perforated pipe drainage system around the perimeter to collect the water and direct it to a newly installed TripleSafe sump pump, along with proper discharge. TerraBlock, a high-density foam product was laid over the dirt floor. This aids in insulating the crawlspace and protecting the new CleanSpace, 20mil, nylon-reinforced barrier. This is used to isolate each post and anchored it to the foundation walls. The rotten posts were replaced with metal SmartJacks. Lastly, a SaniDry dehumidifier was installed to ensure this home stayed dry and healthy. With all the vents sealed, Spray Foam insulation was applied to the full wall of the foundation to keep the home insulated. Healthy, dry, filtered air helps the homeowners stay healthy and comfortable

Wet Basement - Lafayette, OR

This was a tri-level home with a wet finished basement and water in the crawlspace.  A System Designer was scheduled and went to the home to inspect the property thoroughly so we could solve their problem. As several family members suffered allergies, having clean air in their home was paramount to their decision making so encapsulation of the crawlspace, waterproofing the basement, and dehumidification were the chosen solutions.

Our seasoned installers were dispatched a few weeks later. To solve the crawlspace issues, all of the debris, old insulation, and barrier were removed.  A perforated pipe drainage system was installed around the perimeter and graded to the lowest point. TerraBlock was laid on the dirt floor and vents were sealed and posts isolated with our CleanSpace vapor barrier. This barrier was installed and all seams were sealed and it was run up the walls and fastened under the rim joist. Finally, Spray foam was applied to the rim joist to aid the TerraBlock in thoroughly insulating the space. A WellDuct was placed on the wall of the basement to direct the water down to the WaterGuard that would be installed in the basement area.

First, the wet carpeting and pad had to be removed as well as the bottom 3' of the drywall and framing. WaterGuard was installed around the perimeter to gather the incoming water and lead it to a TripleSafe Sump System and the discharge was sent out and connected to the newly extended downspout drainage system to keep the water directed safely away from the home. With 50% of the air from a basement flowing up into the main home, the homeowner opted for a SaniDry dehumidifier that was additionally vented to the crawlspace to make sure the air in the basement/crawlspace and home stay dry and healthy. 

Falling Insulation and High Humidity - Dundee, OR

This home's old fiberglass insulation was falling into pieces, the high humidity in this space had weighed down the insulation, and signs of mold spores were appearing. The homeowners wanted to find a solution to protect their home and insulate it properly, so they called in John's Waterproofing. 

Our installation crew arrived and began by removing the old insulation and cleaning out the space. We then installed a TripleSafe sump pump to collect groundwater and safely divert it out and away from the home to a LawnScape outlet. We then insulated the dirt floor with TerraBlock. The space was then encased with our CleanSpace vapor barrier. This 20 Mil woven material is inserted under each wooden post, anchored along the walls, and fully secured in place. We then replaced each vent cover and installed a SaniDry dehumidifier to keep the air healthy. As a final piece, we insulated the foundation walls with Spray Foam. 

Pooling Water on the Exterior of the Home by the Downspouts in Amity, OR

This home was built with a full exterior waterproofing for their crawlspace. While the homeowners were very happy that their crawlspace would be dry from the beginning, they noticed flooding appearing by their downspouts when the rain started. They wanted to keep their home in good condition, they called up John's Waterproofing for assistance. 

To help we ended up extending the downspouts under ground. They then connected to a newly installed drainage system that would divert all of the water safely out and away from the homes foundation. This puts the water out via a LawnScape outlet, and the homeowners were thrilled to know that they would no longer experience flooding near their home. 

Standing Water Found in Crawlspace - Yamhill, OR

This home was ready to be sold, however upon home inspection, there were multiple small pools of water found under the home. The home was located in a high water table area, and it would need a proper drainage system to stand up against the water issues that were present. Before the home could be sold, this would need to be handled, so John's Waterproofing was called in. 

To begin, our crew did a dry out because a recent rainfall had occurred so the pools of water delayed installation. Once the space was dry we pulled out the debris and old, damaged vapor barrier from under the home. We then installed a TripleSafe sump pump with a full three inch perforated drainage system. This would grade water to the new sump pump and then push it out and away from the home via a LawnScape outlet. We then laid down a new six Mil vapor barrier to help keep the home dry and healthy for its new owner. 

Foundation Water Intrusion in Dayton, OR

This crawlspace was out of sight out of mind. The entrance was in a closet and the closet had boxes and items stored over the crawlspace entry. After a few years they realized their energy bill had been rising quickly and they were concerned about this. They ended up moving the items from the closet and found their crawlspace had water pooling on their old vapor barrier, visible water leaks along the foundation walls, and the old fiberglass insulation was falling in strips. To get this area under control they called up John's Waterproofing.

Our crew arrived and began by making the crawlspace easier to enter and maintain, by safely cutting out an exterior entryway to the space and installing an EverLast doorway. We then removed the old insulation, damaged vapor barrier, and other debris from under the home. To keep groundwater under control we installed a SuperSump pump to divert water out and away from the home. We then properly insulated the space with TerraBlock over the dirt floor, and Spray Foam along the foundation walls. The space was then fully encased in CleanSpace, a twenty Mil woven vapor barrier. As a final piece we installed a SaniDry dehumidifier to ensure this home stays dry and healthy! 

Ready to List Crawlspace - Sheridan, OR

Certain things have to be brought up to code for a home to pass inspection for a real estate transaction and one of the most frequent problems is when the crawlspace is in disrepair and/or wet. In this case, it was both, wet and the old vapor barrier was in poor condition and not covering the entire crawlspace.  Our Real Estate Specialist was sent to inspect and write a proposal that included Real Estate discount pricing.

A week later our System installers were dispersed to do the work.  The old barrier, hanging insulation, and all other debris were removed from the crawlspace. A 3" perforated pipe drainage system was installed around the perimeter and graded to the lowest point of the crawlspace where a SuperSump was installed to gather the water and discharge it out and away from the home. Then a new 6mil plastic barrier was installed on the floor of the crawlspace and attached to the foundation walls to ensure that any water seeping in via the footing or wall was captured and removed by the perforated pipe system. The new owners were happy and thrilled with the warranty!

 

 

Asbestos Flooring/Water/Debris in Basement - Willamina, OR

These homeowners had ignored their problematic basement for too long so they contacted John's Waterproofing to see what could be done to clean it up and create a dry space to use as storage. A System Designer was sent to the home and discovered a number of problems and presented solutions to address all of them. The first thing he noticed was the 9"x9" linoleum tiles were made of asbestos and this had to be addressed first by getting a professional asbestos removal company to come out and remove the tiles. Once that was accomplished one of John's Waterproofing's highly trained crews was sent out to do our part of the work.

The first order of business was to clear the basement of all the old construction debris. Then WaterGuard was installed around the perimeter of the basement floor. WaterGuard is an effective and reliable interior drainage system that will solve wet basement problems permanently! The system was installed to lead the water to a TripleSafe Sump System and discharged out to an underground pipe system which leads the water to a surface drain well away from the home.  The old sump pump that was in the middle of the basement was removed and the well was fill with concrete to give the homeowner a continuous flat floor and a dry and healthy home. 

Bad Downspout Drainage - McMinnville, OR

This homeowner called John's Waterproofing for a free inspection of their crawlspace. As new owners of the home, they wanted to make sure that everything was in good order. A System Designer was scheduled and when he arrived and did his inspection, he discovered that there was a sump system in the crawlspace and, in fact, it was installed by John's waterproofing, working well, and still under warranty. He went around the home and deduced that there were issues with the downspout drains and water was building up around the foundation of the home.  He sat with the homeowner and explained how we could repair the downspouts and asked the homeowner if he had ever heard of CleanSpace encapsulation. He had not so the System Designer got out his computer and shared before and after photos of encapsulation and all the health, and financial benefits.  The homeowner was impressed and he wanted a healthy environment in his home for his wife and small children.

A few weeks later our experienced Installers came out and began by removing all of the debris, old insulation, and black vapor barrier.  The perforated pipe drainage system was left alone and an UltraSump battery backup was added to the already installed SuperSump to ensure continued operation in the event of a power outage. TerraBlock was laid on the dirt floor and vents were sealed and posts isolated. A 20mil CleanSpace vapor barrier was installed and all seams were sealed, run up the walls, and fastened under the rim joist. A SaniDry dehumidifier was installed to ensure the humidity was controlled to prevent mold growth and the air was filtered for a healthy home. Finally, Spray foam was applied to the foundation walls to complete insulation in the space.

From Bad to Beautiful Crawlspace - Lafayette, OR

This customer called because she was having terrible problems with allergies and she saw our booth at a Home and Garden Show. When she learned how so many crawlspaces had issues with mold growth she wondered if her crawlspace harbored a water issue. She filled out a contact sheet and was called the following Monday morning to schedule an appointment. A System Designer was sent to inspect her home and sure enough, there was lots of water, failing insulation and MOLD. Lots of it. Her design specialist put together a bid for encapsulation and mold treatment to solve her homes problems.

The installation crew came out weeks later and got right to work. All of the debris, old barrier and damaged fiberglass insulation was removed and the crawlspace was treated with Mold-X2. Mold-X2 Botanical will help prevent mold from recurring. After the MoldX2 application, TerraBlock, a high-density foam product was laid over the dirt floor. This aids in insulating the crawlspace while protecting the new CleanSpace, 20mil, nylon-reinforced barrier. This vapor barrier is used to isolate each wooden post and anchored to the foundation walls. Lastly, a SaniDry dehumidifier was installed to ensure this home stayed dry and healthy. With all the vents sealed, Spray Foam insulation was applied to the full wall of the foundation to keep the home insulated.

Wet Basement in Newberg, OR

This customer called because the basement in the building they own uses a sump pump to remove water that pools in the corner. The homeowner said that it looked like it may be seeping in through a crack in the floor or maybe in a corner where the wall meets the floor. Either way, everything is wet, so something wasn't right. A System Designer was sent to the address to check things out and he discovered that the pump was not operating as it should and, indeed, water was coming in at the footing around the perimeter and had no way to get to the sump pump. While he was taking measurements of the basement, he explained to the customer how hydrostatic pressure was responsible for the water pushing in at the footing and how WaterGuard was a perfect solution. 

Before the crew arrived, our plumbers went to the jobsite and removed the hot water heater to facilitate the installation of the WaterGuard. They would return after the installation was completed to reinstall it. When the crew arrived they began by breaking open the concrete around the perimeter to facilitate the installation of the WaterGuard. WaterGuard is an award-winning pipe system engineered specifically to solve basement water problems effectively, without the worry of clogging pipes from soils under the floor. This drainage system terminated at a SuperSump Plus which is a two-pump system. It has a primary pump with a battery backup to assure continued pumping in the event of a power outage. To keep moisture from the walls from damaging the space, we also installed, BrightWall. This is a wall system that gives the basement a semi-finished look and takes care of any water vapor intrusion from the walls, directing it safely down to the drainage system. Downspouts Flooding Near Home - Amity, OR

This home had the downspouts dumping rain water near the home. While their home had good waterproofing in the basement, the water was pooling around the foundation. To address this issue, the homeowners called up John's Waterproofing. 

Our installation crew arrived and extended the downspouts down into the ground. Here we had the three downspouts attached to a pipe system that we inserted under the ground. This takes the water safely out and away from the home, keeping this yard from experiencing pooling water. 

Getting a Crawlspace up to Code to Sell - Yamhill, OR

We often get calls from Brokers looking for a quick quote and work to have the space up to local codes. To provide a quick turn around on work, we have our Realty Design Specialist who can get approximate numbers to a broker in 1-2 days based on their inspection reports. If they decide to move forward, an in-person inspection is done to give the broker a hard number to work with. This particular home had water intruding up to a few inches on top of the old vapor barrier. This home needed out realty special to pass inspection; a PPP or Pipe/Pump/Plastic.

Our System installers were dispersed to do the work. The old barrier, hanging insulation and all other debris was removed from the crawlspace. A 3" perforated pipe drain system was then installed around the perimeter and graded to the lowest point of the crawlspace where a SuperSump was installed to gather the water and discharge it out and away from the home. Crawlspace Water Intrusion - Dayton, OR

This homeowner had just purchased this home and wanted the crawlspace inspected for possible improvements. Our system designer found many problems with the crawlspace including water intrusion, a dirty worn-out vapor barrier that wasn't covering all of the floor, insulation failing, and a post that was no longer supporting the beam above and mold. The system designer went over a couple of options and a solution was designed to address what the homeowner wanted. 

First, our installation crew cleaned out the space. They then installed a 3" perforated pipe drainage system around the perimeter to collect the water and direct it to a newly installed TripleSafe Sump Pump, along with proper discharge away from the home. The bad wooden post was replaced with a SmartJack, which is an adjustable galvanized metal supplemental support system used for sagging floors over crawlspaces. It not only provides supplemental support to your failing structure, but it can also often lift failing floor joists or beams, restoring them to their original position. Lastly, a new 6mil vapor barrier was installed and properly overlapped, attaching to the foundation walls. This homeowner is thrilled with the work and the warranty.

Condensation Found in Basement - Willamina, OR

This homes basement had condensation found along the foundation walls. The homeowners used the space as a general 'hang-out' space, and found condensation appearing along their pool table and on the backs of their recliners. Worried about the damage that could ensue, they called up John's Waterproofing for some professional help. 

To fix up the space we began by digging a trench along the interior parameter. Here we laid down WaterGaurd, a drainage system to collect all water and moisture and direct it to a TripleSafe sump pump. This pump will collect all water and divert it safely away from the homes foundation. We then installed BrightWall panels along the foundation to have all moisture from the walls directed into the drain system. As a final piece we installed a SaniDry dehumidifier to keep this space dry and healthy so the homeowners could continue to enjoy their space. 

Moldy Fiberglass Insulation in Crawlspace - Lafayette, OR

Homeowners went under their home to inspect the musty odor that was in their home. They had already done a deep clean and noticed the smell was coming in strongest from the underfloor vents. Under their home they saw falling fiberglass insulation and a mud crusted 6 Mil vapor barrier. The homeowners weren't sure which aspect was causing the smell, but knew this wasn't healthy so they called up John's Waterproofing. Our design specialist arrived and did a full inspection around the home and throughout the crawlspace. Upon inspection, they pulled down some of the failing fiberglass and found mold spores growing between the insulation and the home's wooden floor. To truly stop this issue the homeowner opted to have a full encapsulation. 

Our crew arrived and began by fully removing the old insulation and the damaged vapor barrier. We then applied Mold X2 as needed throughout the crawlspace. To ensure mold couldn't take hold again, we then installed a SmartSump pump with an UltraSump backup. This is installed in the lowest spot and collects all graded water and diverts it out and away from the home. TerraBlock was then laid over the dirt floor to help insulate the space. We then installed CleanSpace, a woven  20 Mil vapor barrier and installed under each wooden post, anchored and secured in place to the foundation walls. A SaniDry dehumidifier was installed to keep the air filtered and healthy and keep the humidity down to a level so mold could not regrow. New vent covers were installed and our a closed cell spray foam was applied to the foundation walls. The homeowners were thrilled that the odor went away quickly and are happy to know the home will now remain dry and healthy. 

Moldy Crawlspace Transformed - Lafayette, OR

Upon inspection of this crawlspace by one of our System Designers, it was observed to have water intrusion issues and lots of mold under the floorboards. No doubt this was a big contributing factor to the homeowner's breathing problems that had been escalating over the years. After seeing the photos and being educated on how encapsulation could rid the home of mold and continuously filter the air, they were eager to begin work.

Our installation crew arrived and got busy removing all of the old fiberglass insulation, vapor barrier and miscellaneous debris. They applied Mold X and Mold X2 to the moldy surfaces to kill the mold and help with the moldy odor.  They laid down TerraBlock, a dense, flexible foam barrier over the dirt floor to aid in insulation. CleanSpace was laid over the top of this, the seams were sealed and it was secured to the foundation walls. This is a 20 Mil nylon-reinforced barrier that comes with a twenty-five year warranty against rips and tears, making it a great solution. The vents were sealed and a SaniDry Sedona dehumidifier was installed to continuously filter the air and reduce moisture, preventing the mold from returning and help the owner get healthier. 

Encapsulation Solution for Crawlspace-Newberg, OR

A homeowner contacted John's Waterproofing to let us know that there was water at one end of her crawlspace and would like someone to come and look at it and advise her as to what could be done. A System Designer was appointed to go out and he arrived on time and ready to do his job. He found that one end of the crawlspace showed that significant water was entering and getting on top of the vapor barrier. Once water breached the vapor barrier it is no longer considered a vapor barrier and no longer to code. He took photos to show the homeowner, and then checked the exterior perimeter for anything that may be causing the problem and found nothing, he measure the space and sat with the homeowner to build a plan. He educated him on the numerous benefits of encapsulation and that's the option he chose. 

Our installation crew arrived and got busy removing all of the old fiberglass insulation, vapor barrier and miscellaneous debris. They laid down TerraBlock, a dense, flexible foam barrier over the dirt floor to aid insulation. CleanSpace was laid over the top of this, the seams were sealed and it was secured to the foundation walls. While working to close on a new home, there was a hiccup in the crawlspace, a few small pools of standing water was found. This older homes crawlspace hadn't been looked at for many years,  and the homeowners knew it was long overdue. Their old 6 mil vapor barrier was caked with mud and the fiberglass insulation was falling in strips. To get their crawlspace to be healthy,  they wanted to encapsulate it. After searching online they have John's Waterproofing a call to schedule their free inspection.  

To begin the encapsulation, we would need to clean out the crawlspace.  The old insulation and vapor barrier was all pulled out.  We then installed a full perimeter drain system to collect the groundwater and grade it to the lowest spot in the crawlspace,  where we installed a TripleSafe Sump Pump.  From there,  the water is sent out and away from the homes foundation.  We then installed SilverGlo insulation panels on the foundation walls,  the vents are sealed shut in this process, and it is air sealed. We then insulated the dirt floor with TerraBlock insulation and brought in CleanSpace. This is a 20 mil thick woven vapor barrier that seals into the crawlspace to keep the home dry.  As a final step we installed a SaniDry dehumidifier. Now the homeowners don't need to worry about what their crawlspace looks like,  we will do annual service visits to keep it all running in tip-top shape!

Semi-Finished Basement with Water Coming In - Amity, OR

This basement had been partially finished. The walls were painted with a waterproof paint and the homeowner had some carpeting laid down. The space was used for a gaming room, laundry, and storage space. As time moved along though, some bubbles appeared behind the paint on the walls. Wooden Posts are Squishy - Dayton, OR

When a wooden post becomes soft and squishy, this is a bad sign of some serious water issues. This home had a funky odor that had led to the owners calling up John's Waterproofing. During inspection we discovered that eleven wooden posts were soft and squishy near their footings. Water stains reached up these posts and along the foundation walls, telling a story about the frequency in which the crawlspace floods. When a home goes to be sold, it needs to pass inspection. This homes crawlspace didn't pass inspection, to ensure the seller got the price they wanted for the home, they would need to address this space first. Our crew pulled out the old and damaged vapor barrier and debris. We then dug a trench where we installed a full drainage system in a silt sock to collect groundwater. This is guided along to a new SuperSump Plus which sends the water away from the home. A new 6 Mil vapor barrier is then laid throughout, overlapping the edges, and running it up the walls to help the space stay dry. The vapor barrier will need to be changed out every few years, but it is set to be sold now! 

Crawlspace Repairs Needed in Lafayette, OR

This homes crawlspace needed some repairs. It had just been addressed about a pest problem, and they needed repairs. The spaces overall damp environment is welcoming to critters and the vents and exterior entryway were chewed through and needed replacing. To get some help and talk through options, the homeowners called up John's Waterproofing for their free inspection. 

To begin our work we pulled out the old vapor barrier, fiberglass insulation, and debris. To keep water down we installed a full interior perimeter drainage system and SuperSump Plus to collect groundwater and discharge it away from the home. We then applied Mold X2 throughout the space, as mold spores were growing where the fiberglass had previously been. We replaced the vent screens and installed a new EverLast door for the exterior entrance. As a final step we laid in a new 6 Mil vapor barrier, overlapping the edges to help protect the space. Upgrading a Crawlspace System in McMinnville

This home had us install a Pipe, Pump and Plastic a few years back. Since then, they have had us do annual service visits to clean and check out the TripleSafe sump pump, and inspect the 6 Mil vapor barrier to keep track of when it will need to be replaced. This year we informed the homeowner, the vapor barrier would need to be changed out, and they could either have a new 6 Mil installed, or they could upgrade to a full encapsulation. A SaniDry dehumidifier was installed and to finish we installed Spray Foam insulation along the foundation walls. This space is now dry and healthy for the long-run! 

Preventative Crawl Space Repair in Carlton, OR

This person had just addressed their own homes crawl space, with some costly foundation repairs from prolonged water exposure. With their homes crawl space encapsulated, they wanted to address this house, which they rented out. They knew the crawl space could use a bit of work, but wanted to be on top of the waterproofing before it created a problem. When we went out, we found the old vapor barrier had some mud caked on it, some mineral deposits on the foundation wall, and the fiberglass was beginning to fall from water weight. For a long term solution, we installed a full encapsulation. 

To begin, we removed the fiberglass, old vapor barrier, and general debris from under the home. We then installed a full interior perimeter drainage system. This will collect water and grade it to the lowest point where a SuperSump Plus is installed to direct the water safely away from the home. Each vent was closed off, and then we installed TerraBlock insulation along the floor, and our CleanSpace vapor barrier which fully seals the space. The walls were insulated with spray foam and a SaniDry dehumidifier was installed. This rental is now protected against water damage and set to remain dry and healthy! 

Trickle of Water Runs Through Crawl Space - Yamhill, OR

When having some electrical wires run through the crawl space, this homeowner was surprised to be informed that a trickle of water was running over the vapor barrier under the home. They were informed that this could cause mold, mildew, rot, or other issues if left as it was. The homeowners became a bit nervous and called up John's Waterproofing for a full inspection. During this our design specialist took photos and videos of what was discovered. The old insulation was in poor shape, with some mold spores against the homes beams. To begin, we removed the old fiberglass insulation, vapor barrier, and general debris from under the home. We then installed a drainage system consisting of a perforated pipe in a silt sock. This rests in a dug out trench along the interior perimeter to collect groundwater and guide it to the lowest point. Here a new TripleSafe sump pump is installed to pump the water safely away from the home. TerraBlock insulated was then installed and we sealed off the vents. CleanSpace was brought in, going under each wooden post, attaching against the rim joist, and fully sealed into place. We spot treated the mold spores since it was minor and then applied spray foam along the foundation walls. A SaniDry dehumidifier was installed and this home is now good to go! 

Water Entering Crawl Space in Dundee, OR

This home dealt with a high water table. The downspouts were dumping water near the homes foundation and once under the home, the corresponding places in the crawl space had water pooling and mineral deposits along the foundation walls. While a store bought sump pump was installed under the home, it was clogged with dirt and grime. This would collect groundwater and grade it to the lowest point of the basement, where we installed a TripleSafe sump pump to send the collected water safely away from the home's foundation. We then installed our CleanSpace wall vapor barrier to ensure water would safely be guided to the drain system. A SaniDry dehumidifier was installed to address the moisture in the air, and the home was waterproofed! 

Crawl Space Vapor Barrier Replacement - Dayton, OR

This homes old plumbing had all been replaced recently. This had involved a plumber to be in the crawl space doing work, and once they were completed they recommended that the homeowner have the crawl space vapor barrier replaced, as it was in poor condition and there was construction debris throughout that must have accumulated over the years. The homeowners knew this hadn't been addressed for at least seven years, so they called up John's Waterproofing. At the end of the appointment, they agreed to a Pipe, Pump, and Plastic to address the mud that was caked onto the old vapor barrier. To begin our crew removed the old vapor barrier and debris from under the home. We then dug a trench around the interior perimeter of the crawl space. Here we laid in a perforated pipe in a silt sock, this will collect all of the ground water and grade it along to the lowest point of the crawl space, where a TripleSafe sump pump was installed. This machine will pump the water out of this area and send it a safe distance away from the homes foundation. We then laid down a new 6 Mil vapor barrier, overlapping the edges and running it up the walls to ensure proper coverage. This will need to be replaced in a few years or upgraded to a full encapsulation, as the 6 Mil is not a long term solution. 

Water Issues Don't Disappear - Willamina, OR

This homeowner had called us when water began pooling in their basement. They scheduled their free inspection. The day before, they called and cancelled, informing us the water was gone, they were no longer interested in having us out. While we advised them to not cancel, they still wished to and we obliged. The following month when rain came back, they called us back. The water was pooling again, it didn't solve itself. This time around, they kept their inspection scheduled and spoke with a design specialist. We worked on a solution that would keep their basement dry all of the time. 

To begin our work we created a trench around the interior perimeter of the basement. Here a drain system was installed using a bed of gravel and out WaterGuard drain system. This moves the groundwater and water from the walls to a newly installed TripleSafe sump pump in the lowest point of the basement. To ensure water is directed down the walls safely we installed a CleanSpace Wall Vapor barrier. We then installed a SaniDry dehumidifier to keep the air to moisture level within a healthy range. Now, the home won't have to worry about hard rain, it has a system in place to keep it dry all year long. 

Looking for Radon Mitigation - Newberg, OR

Having a family with lung issues puts a focus on air quality. Wanting to have their home be a safe space to breathe, pushed this homeowner to get a radon mitigation system. They had done a radon test from the local hardware store and this showed moderate to high levels of radon within the household. They were referred to John's Waterproofing as the local certified mitigation company. We had our radon mitigation installer out and he got to work. We installed pipe into their basement floor, this attaches to a mitigation fan that is attached to the outside of the home. The fan will pull the radioactive gas out from under the home and sends it safely away, allowing the indoor air to be healthy. Once installed we left a third-party charcoal testing kit behind. The homeowners sent this off the ensure the mitigation system was installed correctly, and the results came in. The home now has below 1.0 pCi/L and is healthy for the occupants. 

Leak in the Basement - McMinnville, OR

This homes basement had a leak through the foundation walls. The walls would get damp and have small streams of water coming through during the rainy season. For this reason the homeowners had kept everything centered in the room, protecting it against water issues. But after seeing an ad for John's and learning we can waterproof from inside the basement, they wanted to learn more. 

To begin our work, we dug a trench around the basements interior perimeter. Here we installed a bed of gravel and our WaterGuard drainage system. This is fed water from the walls via a newly installed BrightWall paneling. Water then moves through the drain system to a TripleSafe sump pump that sends the water safely away from the foundation. The BrightWall panels will not mold or rot, are easy to clean, and provide a semi-finished look for the space. A SaniDry dehumidifier is also installed to ensure the spaces air to moisture content is controlled and mold will not grow on the homes wooden beams and posts. The homeowners are excited to move around the items in the basement and make use of the entire space without having to worry about water intrusion. 

Setting the Home up to be Sold - Carlton, OR

With plans to sell the home, this homeowner knew they had a few things that should be dealt with to ensure smooth selling process. One such item on their to-do list was the crawl space. With an old vapor barrier that had rips and tears in it, to water that would carry dirt onto the vapor barrier, it was a bit of a mess. Using John's Realty Response Team we were able to streamline this homes crawl space job so they could meet established deadlines with their realtor. Our crew cleared the crawl space out, and installed a Pipe, Pump, and Plastic. This means a full interior perimeter drainage system was installed. This collects groundwater and moves it along to the lowest point of the crawl space where we installed a TripleSafe sump pump to pump the water safely away from the homes foundation. We then laid over a new 6 Mil vapor barrier, overlapping the edges and running it up the walls. This space is now realty ready! 

Storage Space Under the Home, Yamhill, OR

This homes crawl space was tall, and the space was used as general storage. The homeowner knew that water levels did rise in the rainy season, for this reason they had laid down some large pieces of plywood. But each year, they could see the surrounding 6 Mil vapor barrier was getting mud above it, and it would shift around out of place. On top of this, they had a few storage items that were beginning to smell. They called up John's Waterproofing to see what we could do about this. 

To begin our crew removed the old vapor barrier. We then installed a full drainage system and TripleSafe sump pump to keep water from standing stagnant in here. Next a layer of TerraBlock insulation was laid down, and the vents were fully sealed up. Then CleanSpace was brought in. This goes under each wooden post, anchors and seals along the walls and in place with a special four inch wide waterproof tape. It has a woven fiber through it, and comes backed by a 25 year warranty against rips and tears. We then air sealed the space and installed a SaniDry dehumidifier so nothing will mold here. The homeowners love that the space is much brighter and cleaner, and look forward to having this space much more storage friendly. 

Elevated Radon Levels in Dundee, OR

The town of Dundee has recorded high levels of radon. After learning this, this homeowner wanted to have their home tested. They began with a simple charcoal test kit from the local hardware store. This test is placed out, grabs a snapshot of the homes radon levels and is sent off to be analyzed and the results sent back. The homeowner did this and was informed that their home had a recorded level of 8.3 pCi/L, very high considering mitigation is recommended for anything over 2.0 pCi/L. Knowing their home had high radon levels, they were referred to John's Waterproofing, their local certified mitigation company. To address the issue we would install a mitigation system. This has a pipe that is installed to reach under the home, where it can pull the radon gases directly out of the soil before it enters the home. This pipe wraps up and out of the home. A mitigation fan is attached along the side of the home, with a pipe extending above the rooftop for the gas to expel. Once completed we leave behind another charcoal test kit, which the homeowner can use, send to a third-party company, and see how greatly the system has bettered their home's radon levels. 

High Risk Radon Levels in Amity, OR

Radon gases occur from the natural breakdown of soils, which is why if one home in a neighborhood has high levels of radon, it is very likely that the homes around it, also have high radon levels. This homeowner knew their neighbor had recently gotten a mitigation system installed, and it made them question what their homes level was. They purchased a charcoal test kit from a hardware store and did a quick test, the results came back and their home had a level of 10.3 pCi/L. With recommendations for mitigation starting at 2.0 pCi/L, this homeowner knew it was in their health's best interest to mitigate. 

They called up John's Waterproofing to work with our certified radon specialists. We mapped out the solution and scheduled their installation. The pipe would be installed to dip into their basement's foundation, allowing the gases to be pulled out of the soil directly. This pipe then extends out of the home and the mitigation fan is installed along the side of the home, a pipe extending from there above the rooftop. This system will redirect those gases to be expelled above the household, leaving the homes living spaces healthier. Once completed we left behind a charcoal testing kit for the homeowners to use, and the results came back from the third party company, showing the homes radon levels reduced to 1.2 pCi/L. 

Re-piping an Old House - Sheridan, OR

This older home had water pooling on top of their old 6 Mil vapor barrier. They had noted a damp odor which led them to discover this, but it wasn't groundwater. Their old pipes were leaking. Multiples spots had water dripping through rusted old piping, some were big cracks, others much smaller, but overall these would need to be replaced. The homeowners called up John's Plumbing Division to get their re-piping inspection and estimate. Our plumbers went out, crawled through the crawl space, mapped out the project and put together the estimate. Once accepted, the project was scheduled. We then went out and removed all of the old piping, installing PEX pipes to ensure this home will be set with fully upgraded plumbing. Once replaced we rechecked the entire system, ensuring it is all good to go. Now the homeowners won't need to worry about their plumbing! 

Slippery Crawl Space Mess - Lafayette, OR

This homes crawl space was a slippery mess. The 6 Mil vapor barrier was pushed out of place from high waters and exposed earth was a mess of mud and pools of water. The homeowners knew something would need to be done, as this couldn't be healthy for their home. So they called John's Waterproofing for their free inspection. We sent out a design specialist who inspected inside and outside of the home, and then worked on a solution. 
To begin we would address the homes downspouts. All of these were dumping water in the flower beds alongside the home. For these, we extended the downspouts and then installed a drainage pipe for them that is buried with a LawnScape outlet where the water will exit that is safely away from the home. We then went under the home and cleared out the old vapor barrier and general debris. Next a full interior drainage system with a silt sock is installed, this is graded to the lowest point. From here, groundwater enters the new TripleSafe sump pump to be sent safely away from the home. We sealed the vents shut and laid in TerraBlock insulation. CleanSpace was then laid throughout, taped into place and sealed up so groundwater cant get through. A SaniDry dehumidifier was installed and spray foam used to insulate and air seal along the foundation walls. No more muddy messes, just a dry, stable, and healthy crawl space! 

Addressing the Homes Electrical Needs - Willamina, OR

This home had a few things they needed upgraded. To address these concerns they called up John's Electrical Division. We installed a bathroom fan with a power switch and proper venting. We also updated two of the homes light fixtures. These had been simple exposed lightbulbs, but were replaced with dome light fixtures.
