Crawl Space Repair Photo Album: Flooded to Dry: Full Encapsulation in Depoe Bay, OR
This homeowner was doing yearly maintenance on their home and realized they hadn't inspected their crawl space in the years prior. They decided to take a look and see if it was in good condition, only to discover that it was completely overtaken with water and moisture damage. There was standing water, falling fiberglass insulation, and practically no vapor barrier left. Being a job too big to do alone, they reached out to John's Waterproofing for help. We suggested that in order to save their crawl space and home that a full encapsulation would be the best long term solution. An encapsulation is the process of sealing the earth off from your home so that it can stay dry and healthy. We first install a drainage system using a perforated pipe and a SmartDrain. The pipe is installed along the interior perimeter of the crawl space to collect any water that tries to seep through and sends it to the SmartDrain to be sent away from the homes foundation. Once there is a control over the passage of water, then we can install TerraBlock. This is a thick insulation foam that goes along the base of the space and seals the earth off from the home. It helps improve energy efficiency because it controls the environment instead of the homes heating/cooling systems having to constantly work to keep up with the changing climate. A CleanSpace vapor barrier is installed on top of the TerraBlock, up the foundation walls, and between the footing and wooden posts. This prevents water from seeping through and getting into the space while also acting as a guide to the drainage system. A SaniDry dehumidifier is installed to filter the air by pulling out any moisture or particles to promote healthier air quality in the living spaces. The last step is applying Spray Foam along the foundation walls to air seal and insulate. Once this full encapsulation is completed, this homeowner won't have to worry about the long term damage water in the crawl space causes to the homes health.
Fiberglass Insulation Everywhere.
Fiberglass insulation is supposed to be attached only to the sub-floor to insulate the home, but due to years of moisture damage, this insulation had fallen and was covering the entire crawl space.
Standing Water and Rodent Activity.
The discoloration shows signs of existing standing water in the crawl space and areas where footprints were left from rodent activity.
