This homeowner called stating that they believed they may have water under their home and they were concerned about a draft in their daughter's bedroom. When our inspector Carolann went to complete the inspection, she went into the entrance and immediately stepped into nearly 8 inches of soupy mud!
As she inspected the walls it was clear to see where cracks in the foundation walls were allowing water to steadily come into the crawlspace. Not only that but several of the foundation support ties had rotted through, creating a channel for water to come directly through from the exterior side of the wall and under the home.
Solution
Carolann suggested that our homeowners install a complete John's Crawlspace Encapsulation System. This system includes a perimeter drain along the foundation of the home in order to handle the water intrusion, a SaniDry Sedona to route the water out of the home, full Cleanspace Encapsulation to protect from further water issues, and completion of the system with spray foam insulation to provide added comfort and savings.
This fissure crack in the wall has finally created enough of a space to allow water to come into the crawl space.
This crawlspace is full of inches of water and mud coming in through cracks in the wall and the footing from hydrostatic pressure and years of erosion.
The water line from the wall to the foundation is an example of a weak spot in the foundation that will over time create a passage for water and lead to corrosion in the structural integrity of the home.
This crawlspace is full of water from large holes through the foundation. This water creates the potential for rotten posts, humidity and mold growth.
This tie rod has eroded out completely and left a very large hole in the foundation allowing large amounts of water into the crawlspace.
Over time this leak will only get worse until it threatens the stability of the home.
This image shows water coming through the foundation. This water has pulled minerals through concrete creating effervescence
This photo is an example of a cold joint- it is where the concrete was allowed to harden slightly (even if only for a few moments) prior to the next layer of concrete being poured. It leaves a noticeable line in the concrete that can create leaks and weak points over time.
This was one of many holes along the perimeter wall of the home that was allowing water into the crawlspace.
