Thinking of Finishing your Basement? Waterproof it First!
THE IMPORTANCE OF WATERPROOFING YOUR BASEMENT BEFORE FINISHING IT
PROTECTING YOUR HOMES HEALTH
The PNW is well known for its high levels of moisture. While the lush greenery and cool weather is a positive, the damp environment brings along the potential for a tricky problem in your home—water. The PNW’s high rainfall, damp climate, and varying temperatures make basement waterproofing an absolute necessity, especially if you're thinking of finishing your basement into a livable, usable space. Let’s dive into why waterproofing your basement is crucial before you start building out that dream media room, home office, or guest suite.
-
Persistent Rainfall & Groundwater
In the PNW, we’re no strangers to heavy rainfall. The constant moisture in the ground can seep into your basement, and if left unaddressed causes issues like mold growth, wood rot, and even structural damage. By waterproofing your basement before finishing it, you're protecting your home against these water based issues. We are proud to help you take this proactive step to ensure that your basement stays dry no matter how much rain falls from the sky. -
Preventing Mold and Mildew
A damp basement is a perfect breeding ground for mold and mildew. Once these fungi take hold, they not only damage your building materials but also pose serious health risks to your families air quality. Mold spores can cause respiratory issues and allergies, making it critical to address moisture issues early on. Waterproofing your basement helps prevent the conditions that mold and mildew thrive in, creating a safer, healthier environment for everyone in your household. -
Preserving the Structural Integrity of Your Home
Water doesn’t just harm your interior finishes—it can compromise the foundation of your home. Over time, unchecked water issues can cause concrete to crack, weaken the structure of walls, and even lead to shifting foundations. Once you finish your basement, repairing damage caused by water leaks can be far more expensive and invasive than if you'd waterproofed it beforehand. Taking care of the issue upfront can save you a lot of money and headaches down the road. -
Protecting Your Investment
Finishing a basement is no small investment. Whether you’re adding an extra bedroom, a home theater, or a stylish home office, you’ll likely be spending a fair amount of money to transform the space. If you don’t waterproof your basement first, all that work could be wasted if water starts causing issues. A flooded or damp basement will leave you with costly repairs and the frustration of starting over. Waterproofing ensures that the investment you make in finishing your basement is protected long-term. -
Increase Your Home’s Value
A dry, well-finished basement adds usable square footage to your home, which can increase its value. But if the basement has a history of water problems or moisture issues, potential buyers will be cautious. Waterproofing your basement not only prevents these concerns from arising but also makes your home more attractive on the market. Buyers are more likely to pay a premium for a home with a well-maintained, waterproofed basement than one that might require costly repairs in the near future.
What’s Involved in Waterproofing a Basement?
Waterproofing your basement isn’t just about slapping on a coat of paint—it involves a combination of solutions tailored to your home’s specific needs.
-
Interior Drainage System: For this step we dig a trench around the homes interior perimeter. A bed of gravel is laid down with our WaterGuard drainage system over the top. By installing this system inside the home it will be easy to access and maintain as the years progress, ensuring your basement can stay dry year after year.
- A High Quality Sump Pump: All of the water will collect and be channeled through the drain system to a sump pump. This machine will then pump the water away from your homes foundation. Having a sump pump that fits your homes water needs is very important. The PNW has a lot of water, and your home needs a pump that is up for the job. Annual service on this machine will also ensure it continues to work in tip-top shape for your home
-
Proper Drainage for below-grade windows: If any of the basement windows are below-grade, they should have drainage installed.
-
Wall System: When a basement is set to be finished we install our ThermalDry radiant vapor barrier over the walls. This acts as a thermal break as well as a vapor barrier that will not mold or mildew. It allows any moisture from the walls to be safely guided to the new drain system
-
Dehumidification: As a final step you will want to install a dehumidifier to further control moisture levels within the air to maintain a dry environment in your finished space.
Waterproofing your basement before finishing it is not just an option—it’s a necessity. The region’s persistent rain and moisture make it particularly vulnerable to water damage, which can jeopardize both your investment and your home’s integrity. Taking the time to waterproof your basement before starting any finishing work will save you money, preserve the value of your property, and most importantly, create a healthier living environment for you and your family.
