Photo Album: Water Issues in Finished and Unfinished Basement - Portland, OR
This homes basement had a few finished rooms, including a nursery. There was also a section that was left unfinished for laundry and the water heater. However, as time passed, there was noticeable water coming in through the foundation walls in the unfinished sections. Since they could see the condensation along those walls, they began to worry about the walls behind the finished portions. To get some help, they called up John's Waterproofing to get a free inspection and estimate. There was high humidity issues throughout the basement, and when pulling up the edges of the flooring in the nursery, condensation was found. To waterproof the space we installed a full perimeter drainage system, a TripleSafe sump pump, SaniDry Dehumidifier, with a ThermalDry radiant barrier along the finished walls, and BrightWall paneling in the unfinished space.
Finished Before
The homes finished spaces were beautifully done, but high humidity was present, and if left unchecked would allow mold to grow and expensive damage
Digging the Trench
A full perimeter drainage system was installed. This included digging a trench, laying down a bed of gravel, and then installed WaterGuard
Clearing the trench
The full trench is cleared out and prepped for the new system
Dehumidifier and TripleSafe Sump Pump
The drain system is graded along to the new sump pump to send collected water out and away from the home, while the dehumidifier controls the humidity levels, keeping the air healthy
ThermalDry Radiant Barrier
For the finished sections we installed ThermalDry radiant barrier, this both insulated and is a vapor barrier for the walls. It will then be finished over and the flooring laid back into place.
