One of the most important purposes of a crawl space is being able to regulate the air. Crawl spaces are cool environments and when warm air comes in it results in high humidity levels. Humidity can be a dangerous thing in a crawl space because it can cause mold to grow, wood to rot, and even energy loss costing homeowners more money to heat and cool their homes. This homeowner noticed that the fiberglass insulation was falling and their vapor barrier was destroyed. A full encapsulation would be necessary in order replace these and control the environment. Everything is removed and then a drainage system is installed. This consists of a perforated pipe around the interior perimeter that controls where water can flow. This connects to a TripleSafe sump pump that works to push that water safely away from the home and prevent any puddling or floods in the crawl space. Then, insulation must be installed on the floor covering any exposed dirt. We use a 3/4 in. TerraBlock insulation foam. Additionally, a CleanSpace vapor barrier is installed on top of the insulation foam and between the concrete footing and wooden posts. This acts as protection for the wooden posts against moisture or water damage. A SaniDry dehumidifier is installed to reduce moisture in the air to help prevent mold growth or structural damage. To insulate the walls, Spray Foam is applied to air seal the space and allows it to be more energy efficient. The whole process of an encapsulation is to regulate the humidity levels and allow for safe homes.
