Save Your Basement from the Rainy Season - Lincoln City, OR
Challenge
This homeowner had reached out to John's Waterproofing back in 2020 with concerns from their basement constantly flooding with water. They explained that no matter how little it rained, their basement was always leaking water. We recommended doing a basement waterproofing which would solve this problem and they would no longer have to worry. They opted to wait and see if the problem would go away on its own as seasons changed. In 2024, they reached out to John's again with the same concerns and decided they were tired of dealing with a leaky basement and wanted to do the basement waterproofing process this time around.
Solution
Water can leak into basements for a variety of reasons. Whether it's from cracks in the foundation, clogged gutters, or even as groundwater floods up from heavy rainfall. We solve this problem by first installing a drainage system. While you can't control how much it rains, we can control where the water goes and ensure it's not puddling in the basement. The drainage system involves installing a WaterGuard along the interior perimeter of the basement. We use a jackhammer to dig a trench, lay the WaterGuard, then flatly reseal over it so it is unnoticeable. This drainage pipe is then connected to our SuperSump Plus sump pump. This pump system is designed to collect gallons of water and safely push it away from the homes foundation, allowing for a safe passageway for water to go through and out. We then install a CleanSpace vapor barrier along the foundation walls. This thick woven material is sealed with waterproof tape and is protected by a 25 year warranty against rips and tears. It is designed to act as a barrier against moisture and ensures no water can leak through into the basement. A SaniDry dehumidifier was installed as the final step. Now, the homeowner can enjoy having a continuously dry basement no matter the season.
