Keeping the Basement Dry Year Round - Camas, WA
Challenge
With water constantly seeping through your basement, it can be hard to use the space how you want to. This homeowner was using their basement as storage space and water kept seeping through and flooding all their things. They began to worry about the long-term structural effects from water damage and decided it was time to get the issue fixed. They called John's Waterproofing about what options they had to keeping the water out and saving their belongings. We suggested a full basement waterproofing process to stop the water from having access into the basement and they agreed.
Solution
In order to control the passage of water that was seeping into the basement, we first needed to install a drainage system. This involves installing WaterGuard along the interior perimeter of the basement. It is a pipe system that sits alongside the basement footing and catches any water from the walls or beneath the home that rises up. Because it is placed at the footing, it can avoid clogging from mud or dirt to keep water flowing through safely. It is lined with gravel to help filter the water through and connects to a TripleSafe sump pump. The TripleSafe is what takes all the water collected from the pipe system and pushes it out of the basement and away from the homes foundation. It has a three-pump system to ensure it is always running smoothly no matter how heavy the rainfall is. After the drainage system is installed, we then wanted to add some protection on the walls. We installed a CleanSpace Wall vapor barrier along the entire basement foundation walls. It is a 20 mil thick liner that is made with woven fibers that keep water out. Finally, we installed a SaniDry dehumidifier that filters moisture and particles out of the air to promote a healthier environment. Now, this homeowner doesn't have to worry about water damaging their belongings and their basement will stay dry.
