Wet & Nasty Crawlspace Transformed - Milwaukie, OR
Challenge
A wet crawlspace presents a multitude of problems. It is a code violation if water breaches a vapor barrier and that additional exposure to moisture can cause the growth of mold, and, in turn, that can cause allergy and breathing problems. It can also cause piers to settle and rot, resulting in the above floors sagging and warping over the years.
In the case of this home, water repeatedly breached the old vapor barrier, and mold was growing on the posts and under the floorboards above. The homeowners were well aware of the health dangers of mold and wanted a solution to get rid of it.
Solution
Our system designer explained how a CleanSpace Encapsulation was the best solution and he put together a proposal that was readily accepted. We started by thoroughly relieving the crawlspace of all the old dirty fiberglass insulation, the old 6 mil vapor barrier and some construction debris. A 3" inch perforated pipe was then put in a trench around the perimeter of the crawlspace and graded to a TripleSafe sump pump in the lowest spot of the crawlspace. A discharge line was taken out of the crawlspace and attached to the rain drain for the removal of the water. TerraBlock, a high-density foam product was laid over the dirt floor. This aids in insulating the crawlspace as well as protecting the new CleanSpace, 20mil, nylon-reinforced barrier. This is used to isolate each wooden post and anchors along the foundation walls. Lastly, a SaniDry dehumidifier was installed to ensure this home stayed dry and healthy. With all the vents sealed, Spray Foam insulation was applied to the full wall of the foundation to keep the home insulated to industry standards.
