Hillside Crawlspace in Disrepair - Lake Oswego, OR
Challenge
This home has been built on a hillside, because of this, the crawlspace has a really tall section and a shorter section. As water moves down the hill it travels down this slope, and it pushes debris down to the lowest spot in the crawlspace. Naturally, this low spot catches the majority of the water and often becomes a muddy mess, and accumulates debris, as well as the pushed up pieces of a 6 mil vapor barrier. This home had such issues as well as a nasty rodent issue in the crawlspace. They had used John's Waterproofing for their previous home, so they chose to call us once again to solve their crawlspace issues.
Solution
To begin, our installation crew removed the general debris as well as the old vapor barrier, and dead critters they found. Once the space was prepper we began to encapsulate the space. Due to the area naturally grading groundwater to the lowest spot, we didn't need a drainage system, we just installed a TripleSafe sump pump in this low spot. This will collect the water and send is safely away from the home. We then laid down TerraBlock insulation. This will insulate the space to help the home lower its energy bills. Next we brought in CleanSpace, a 20 Mil woven vapor barrier. This is inserted under each wooden post, anchored along the walls, and secured in place. Each vent was then sealed and we installed a SaniDry dehumidifier. A few days later our spray foam specialist arrived and insulated the foundation walls. This spaces greatest weakness, is now its greatest strength to keep this home dry and healthy!
