Keeping Water Out of Your Crawl Space - Corvallis, OR
Challenge
Being able to protect your home against water damage is an important part of being a homeowner. But, knowing where water will have the biggest impact is also crucial. In most cases, water damage starts at the bottom of your home and floods its way up. If your crawl space isn't protected against keeping that water out, then you could face costly damage. In order to get this fixed quickly before the damage became irreparable, they contacted John's Waterproofing about the options. They agreed to doing a Pipe Pump Plastic method to control the flow of water so that it will no longer puddle in the crawl space.
Solution
The Pipe Pump Plastic method is designed to give water a safe passageway to be pushed out and away from the homes foundation. Upon going into their crawl space, we discovered that their previous vapor barrier had been completely destroyed by debris brought in from water. It was no longer sealing the entire crawl space and exposing all the earth beneath the home. We removed the damaged vapor barrier and began installing a drainage system. We dug a trench along the interior perimeter of the crawl space so that a perforated pipe could be installed. This pipe is able to collect any water from the walls or the soil beneath and guide it to the sump pump. The TripleSafe sump pump is a three-pump system that takes all the water from the pipe and pushes it away from the homes foundation. Because water flows downhill, we install the TripleSafe at the lowest point in the crawl space so that it can efficiently collect any water that tries to seep in. Finally, in order to add protection from the home and the earth, we install a new vapor barrier. This 6 mil plastic liner has each seam overlapped along the edges to prevent groundwater from seeping over it. We even anchor it up the foundation walls so that all water can be guided to the drainage system rather than into the crawl space. After this process is completed, the homeowner can now enjoy a dry and protected crawl space against water.
