This customer has been with us since 2012 when we installed a simple 6 mil vapor barrier. A 6 mil vapor barrier is only a temporary solution as it does still allow moisture to enter the crawlspace. It is recommended to be replaced every few years depending on region. During our yearly maintenance in 2023 the tech found signs of efflorescence also known as calcium build up in the crawlspace as well as mold. While the efflorescence itself is not harmful, it is a sign that high humidity is present in the crawlspace. To combat this issue the customer chose to have the 6 mil removed and replaced with an Encapsulation. Prior to the installation the crew applied Mold X which kills the mold spores. The Encapsulation seals up the crawlspace and works with the SaniDry Sedona Dehumidifier to keep the air dry and healthy and prevents mold spores.

Calcium deposits occur when high humidity is present in the crawlspace. High humidity content is a good indication mold could be present.

Isolated Post
Humidity in the wood can cause many issues in the crawlspace. To protect the wooden post we install the vapor barrier underneath the post and the footing is fully sealed.

By sealing off the vents we bring the crawlspace into the homes envelope and stopping any external factors from entering the home.
