Crawl Space Repair Photo Album: Full Crawl Space Encapsulation - Seaside, OR
Living near the coast, this homeowner noticed a strange smell in their home and went to investigate what was causing it. They went inside their crawl space and found water had seeped into the homes foundation and destroyed their vapor barrier. They decided this was a job for John's Waterproofing and agreed that doing a full encapsulation would be the best solution for the damaged fiberglass and overlapping water. After removing what was damaged, a drainage system needed to be installed using a perforated pipe in a silt sock along the interior perimeter of the crawl space. This allows water to safely travel to the TripleSafe sump pump, which then pushes all that water away from the homes foundation protecting against flooding. We then installed a 3/4in. Terrablock insulation foam, along with a new CleanSpace vapor barrier. This CleanSpace vapor barrier is backed by a 25 year warranty against rips and tears. It is also 20 mil thick allowing it to ensure moisture can't seep into the wooden posts. Finally, Spray Foam is installed across all the foundation walls that is designed to insulate and air seal the space so that the environment can be controlled and water damage can be prevented.
Damaged Vapor Barrier
This photo shows dust and debris over the vapor barrier showing that water had previously flooded in bringing soil with it.
Falling Fiberglass Insulation
The fiberglass insulation has fallen on top of the vapor barrier negating its purpose of insulating the home.
Perforated Pipe Process
A perforated pipe is installed along interior perimeter to create a safe passage for water to the sump pump.
New CleanSpace Application
A CleanSpace vapor barrier is installed and sealed with waterproof tape to keep moisture out.
Completed Spray Foam
Spray foam is essential to insulate and air seal the crawl space, promoting a healthy environment.
