Crawl Space Repair Photo Album: Wet to Dry: Protecting Your Crawl Space from Moisture - Tigard, OR
This homeowner started noticing that their backyard was flooding with water near the entrance of the crawl space. They didn't know what could be causing this overflow of water and decided to reach out to John's Waterproofing about yard drainage. Upon discovery, we found that their crawl space was also filled with standing water with no where to go other than out to the yard. We suggested a Pipe Pump Plastic method to help allow for safe drainage of the water and install a new vapor barrier. They agreed this would be the best option for their crawl space. We began by removing the damaged vapor barrier. Not only was there tons of standing water over top of it, negating its purpose of keeping moisture out, but it was covered in rips and debris. If standing water stays in the crawl space too long, this can lead to structural damage of the house like mold growth and rotten wooden posts. After removing the vapor barrier, we needed to install a drainage system that could give future water a safe passageway and be pushed from the homes foundation. This included digging a trench around the interior perimeter of the crawl space and laying a perforated pipe. The pipe can collect any water that may seep in through the walls and from rising groundwater and send it to a SuperSump Plus sump pump. The sump pump is what actually takes all that collected water and sends it away from the homes foundation. It works constantly and independently so the homeowner no longer has to worry about moisture getting in their crawl space. The final step of this process includes installing a new 6 mil vapor barrier. This covers the entire crawl space including up the foundation walls and around wooden posts. With this Pipe Pump Plastic system installed, the homeowner won't have to worry about water in their crawl space flooding their backyard.
Standing Water in the Crawl Space.
This photo shows all the water that was puddling in the crawl space over top the previous vapor barrier.
Debris over Water Vapor.
A sign that your crawl space is experiencing water issues is when your vapor barrier is covered in dirt and debris. They are brought in by water and as the water evaporates, then the debris sticks to the vapor barrier.
Removing Previous Vapor Barrier.
We remove the damaged vapor barrier because it no longer serves its purpose of protecting the crawl space from moisture and prepare to install a new one.
SuperSump Plus Installation.
The SuperSump Plus sump pump is installed at the lowest point in the crawl space to collect water and push it away from the homes foundation.
