Crawl Space Repair Photo Album: Upgrading this Crawl Space to a Full Encapsulation in Florence, OR
This crawl space had a previous company come in and try to add some protection against water. Unfortunately, the vapor barrier they installed didn't withstand the water this home faced. This homeowner saw that the original vapor barrier was no longer in good condition after less than a year and reached out to John's Waterproofing about what other options they had against keeping water out of the crawl space. To their surprise, they were informed that a full encapsulation is designed to offer a long-term solution to keeping water out. When we began this encapsulation, it was necessary to remove the damage vapor barrier and falling fiberglass insulation. With a fresh start, we then sealed the vents shut and installed a drain system and sump pump. Then we could install TerraBlock along the base of the crawl space. TerraBlock is a thick insulation foam that seals the earth off from the home and helps improve energy efficiency. Then, a CleanSpace vapor barrier is installed on top of the TerraBlock, between the footing and wooden posts, and up the foundation walls. This vapor barrier differs from the original because it is made with 20 mil thick woven fibers and is backed by a 25 year warranty against rips and tears. Its primary function it to keep moisture from having access to seep into the crawl space. While these two products help keep moisture out, we needed to add insulation along the foundation walls. SilverGlo is a heat barrier that goes along the foundation walls to keep moisture out and control the crawl space's environment. Because it seals the entire space, it helps control humidity levels from water that might evaporate. Lastly, a SaniDry dehumidifier is installed that filters the air in the crawl space by pulling out any moisture or particles that try to get into the air in the living spaces. After the encapsulation process is completed, this homeowner no longer has to worry about water or moisture getting into their crawl space.

Falling Fiberglass Insulation.
When fiberglass is falling from the sub-floor it indicates there is a humidity issue from water entering the crawl space and evaporating. This means that there is no protection from moisture and mold and mildew are a concern.
TerraBlock Installation.
TerraBlock is a thick insulation foam that is installed along the base of the crawl space in order to separate the earth from the home and control the environment in the crawl space.
Full Encapsulation Installation.

SliverGlo Sealed to Control Environment.
SilverGlo is a wall insulation that is sealed with waterproof tape to completely seal the crawl space and prevent any moisture from getting through.
