After moving into a new home, this homeowner found that they had a damp crawl space. They wanted to address the water issues in the crawl space before they finished the floors above and reached out to John's Waterproofing. We informed them that the best long-term option to keeping the crawl space dry would be doing a full encapsulation. To begin, we needed to remove the previous damaged vapor barrier because it was covered in dirt and debris. Usually, that indicates there is a water issue because once it seeps into the crawl space it brings the outside soil and minerals inside. Once everything is removed and we have a clean space, we can install a drainage system. We do this by installing a perforated pipe along the interior perimeter and connecting it to a sump pump. A SuperSump Plus is installed that takes the collected water and safely pushes it out and away from the homes foundation. After we have control of water passage, we can install TerraBlock. This is a thick and durable insulation foam that creates separation from the house and the earth beneath. By having that separation, it can control the environment in the crawl space and help make the home more energy efficient. Next, we install a CleanSpace vapor barrier. This thick 20 mil vapor barrier is made with woven fibers that can keep water out. It is backed by a 25 year warranty against rips and tears to ensure that water won't be able to seep over top of it. It is placed on top of the TerraBlock, up the foundation walls, and even between the footing and wooden posts to isolate and protect. A SaniDry dehumidifier is installed to control the environment and promote healthier air quality. This is because the SaniDry pulls moisture and particles out of the air and can filter what gets into the breathable air in the living spaces. Lastly, Spray Foam is applied to the foundation walls to completely insulate and air seal the crawl space. Now this homeowner can enjoy a healthy and dry crawl space in their new home.
Debris Covered Vapor Barrier.
If a vapor barrier is covered in dirt and debris, then that is an indicator there is a water issue and it is puddling over top of the barrier.
Vapor Barrier Not Covering Entire Crawl Space.
