Crawl Space Repair Photo Album: Keeping the Crawl Space Healthy with Encapsulation - Anacortes, WA
Unsure of what was going on underneath their home, this homeowner decided it was time to have professionals come out and take a look at their crawl space. They had heard of encapsulations before and wanted to know more about the system, so they reached out to John's Waterproofing. Encapsulation is the process of sealing off your home from the earth and keeping the environment controlled all year round. The most important step of the encapsulation system is installing drainage. We install a perforated pipe along the interior perimeter of the crawl space that collects any water that tries to enter. It offers a safe passageway for the water to flow through and be sent to a TripleSafe sump pump. This heavy duty sump pump takes all that collected water and securely pushes it out of the crawl space and away from the homes foundation. Once drainage is installed and there is control over the flow of water, we can then install TerraBlock. This is a thick insulation foam that seals the earth off from the crawl space. It helps improve the homes energy efficiency because the heating/cooling systems don't have to work as hard to keep up with the changing outdoor climate. SliverGlo is then applied to the foundation walls to air seal and insulate. On top of the insulation, a new CleanSpace vapor barrier is installed. This 20 mil thick liner is made with woven fibers to protect against rips or tears. It is installed along the base, up the foundation walls, and between the footing and wooden posts to isolate and protect. A SaniDry dehumidifier is installed to help filter the air and pull out any moisture or particles. After this entire process is completed, the homeowner won't have to worry about water intrusion and there home will remain dry and healthy.
Falling Fiberglass Insulation.
Falling fiberglass insulation is an indicator of significant moisture issues causes by water entering the crawl space and evaporating into the air. Once in the air, it is absorbed by the insulation which can cause mold to grow.
Debris Covered Vapor Barrier.
When water enters a crawl space, it will bring in outside sediment which covers and tears the vapor barrier apart, negating its purpose of protecting against water damage.

Sealing CleanSpace.
