Home Health Photo Album: 80 Year Old Home Gets Encapsulation - Beaverton, OR
Living in older homes has many benefits from timeless designs to unique architecture. But for this homeowner, their 80 year old home was beginning to have some problems. Their homes crawl space was built in a way that makes it very difficult to maneuver through. Because the homeowners hadn't been able to look through their crawl space in a long time, they assumed it was in bad condition. They decided the best option to preserve their homes health was to have John's Waterproofing come and do an encapsulation on their crawl space. Upon going into the space, we found lots of falling fiberglass insulation and a completely deteriorated vapor barrier that was exposing the dirt beneath. We removed all the loose fiberglass and what was left of the original vapor barrier. Because this home had dealt with water issues in the past, we installed a drainage system using a perforated pipe along the interior perimeter of the crawl space. This acts as a safe passageway for water so it won't flood over. This drainage pipe is connected to a SuperSump Plus sump pump. The sump pump is installed at the lowest point in the crawl space so water has easy access into it and can be pushed away from the homes foundation. Then, since the space needed proper insulation, we installed TerraBlock insulation foam. Over top of the TerraBlock, we installed a new CleanSpace vapor barrier. This vapor barrier was a massive upgrade from the original because it's a 20 mil thick material with woven fibers making it waterproof and blocks moisture out. To further regulate humidity levels that can deteriorate the building materials over time, we installed a SaniDry dehumidifier. Finally, to lock everything in and air seal the space we applied Spray Foam along the foundation walls. This encapsulation was able to perfectly protect this home so it can stay in good condition for many years to come by insulating and keeping moisture out.
Exposed Dirt.
This photo shows how the vapor barrier was destroyed and all the dirt beneath the home was exposed. When earth is exposed it creates water vapor in the crawl space and affects the air quality in the home.
Collapsing Fiberglass Insulation.
The fiberglass insulation is loose and falling from the sub-floor, creating an environment that grows mold and mildew.
CleanSpace Vapor barrier
After everything is removed, the CleanSpace vapor barrier can be installed along the base for protection against moisture damage.
CleanSpace Isolating Wooden Posts.
Because wood gets broken down and rotten from water damage, we install the CleanSpace vapor barrier between the concrete footing and wooden posts to isolate and protect them.
Spray Foam Along Foundation Walls.
This photo shows how Spray Foam is applied to the walls and can expand into every crack and crevice to ensure the space is completely air sealed and insulated.
