Control the Crawl Space Environment by Encapsulating - Beaverton, OR

This homeowner had lived in their home for over a year and noticed there was a crack on one side of the foundation. Due to the fear of water getting into their crawl space from that crack, they decided to inspect and found mold growing all over in their crawl space. This meant that moisture was getting in and was creating an unhealthy environment that was affecting the home and its occupants' health. They called John's Waterproofing about what options they had to eliminate the mold and protect their home against future moisture. They agreed a full encapsulation would be necessary. To begin, we had to remove the previous vapor barrier that water had destroyed and take out all the insulation and apply MoldX as needed. Then, we installed a drainage system. This includes digging a trench along the interior perimeter of the crawl space and laying a perforated pipe. The pipe collects any water that may seep in and gives it a safe passageway to flow through. It connects to a TripleSafe sump pump. This three-pump system is designed to push water out and send it away from the homes foundation. Once drainage is installed, then we need to insulate. TerraBlock, a 3/4 in thick foam, is installed as insulation along the base of the crawl space. This aids in keeping moisture out, but also insulates to help with energy efficiency. We then installed a CleanSpace vapor barrier. This vapor barrier goes on top of the insulation foam and between the concrete footing and wooden posts to isolate them and protect against water damage. CleanSpace is also installed up the foundation walls to act as a guide for moisture to be directed down to the drainage system. A SaniDry dehumidifier is installed to help pull moisture out of the air and control the environment. This maintains humidity levels, thus protecting against mold. After this encapsulation is completed, the crawl space can remain a dry and healthy space.
