This homeowner found that their crawl space was completely flooded with water that they didn't know about. Because of this, mold and mildew had grown throughout their crawl space and was impacting the structural integrity of their home. They wanted a solution that would help protect their home from the water so it can stay healthy and called John's Waterproofing. We suggested that a full encapsulation would be the best solution because it is designed to prohibit mold growth by keeping your crawl space dry. The encapsulation process begins by first drying out the crawl space and removing any damaged vapor barriers and insulation. Because there was mold growth, we applied MoldX which is a spot treatment to help kill the mold growth and stop it from continuing to spread. Then we installed a drainage system so that their crawl space wouldn't flood again. This involves laying a perforated pipe along the interior perimeter of the crawl space and connecting it to a TripleSafe sump pump. The sump pump is able to take all the water collected by the pipe and safely send it out of the crawl space and away from the homes foundation. After drainage is installed, we put TerraBlock insulation in. This thick insulation foam is designed to help control the environment so that their isn't as much moisture in the air. Moisture causes high humidity levels which is how mold can grow and spread so quickly. Then, we installed a CleanSpace vapor barrier that is made with thick woven fibers to ensure to water can seep into the crawl space. We install this along the base, up the foundation walls, and between the footing and wooden posts to isolate and protect the entire space from water damage. SmartJacks would need to be installed where some of the wooden posts had molded and rotted and were no longer properly supporting the home. These are adjustable steel piers that can provide stability to the home where it is lacking. Lastly, Spray Foam would be applied along the foundation walls as a final insulator and air sealant. After this process is completed, the homeowner can enjoy a dry and healthy crawl space without the fear of future water damage.

Mold growth occurs when there is excess moisture in the air. Because this crawl space was dealing with a lot of flooding, it made it a perfect environment for the water to evaporate in the air and have mold and mildew grow.
