Encapsulations Creating More Usable Space - Happy Valley, OR
Challenge
This homeowner wanted to be able to close off their crawl space in order to use the extra space for storage. But the space was drafty and moisture was a problem. They reached out to John's Waterproofing about how they could completely seal their crawl space off from the outside air. We suggested that a full encapsulation and using our Spray Foam insulation, would be the best solution because it would air seal the space and control the environment.
Solution
The purpose of a full encapsulation is to be able to completely control the crawl space's environment so that no mold or mildew has the atmosphere to grow. The first step we did was install a drainage system. This help prevent any water from puddling into the crawl space to keep it dry and healthy. We install a perforated pipe along the interior perimeter of the crawl space and connect it to a TripleSafe sump pump. This system ensures all water is collected and the sump pump can safely push the water out and away from the homes foundation. Next, we installed TerraBlock insulation foam. This 3/4 in. thick insulation goes along the base of the crawl space to seal the earth off from the home. It is made with materials that won't rot or grow mold. We then install a CleanSpace vapor barrier over top the TerraBlock, along the walls, and between the footing and wooden posts. This vapor barrier is made with 20 mil thick woven fibers, thus making it tear-resistant and waterproof. It is backed by a 25 year warranty against rips and tears to ensure no water can seep through. In order to completely control the environment, we installed a SaniDry dehumidifier, this pulls moisture out of the air and controls humidity levels. The last step in applying Spray Foam along the foundation walls. The CleanSpace vapor barrier lines the walls and works to completely air seal the space and insulate. This is the most effective type of insulation in keeping the airflow controlled because its material expands as its applied to fit into every crack and crevice along the walls. It also helps to maintain the temperature so once the homeowner uses the crawl space for storage they won't have to worry about any of their items getting damaged. After this process is completed, the crawl space is completely closed off from the outside air and the environment can be controlled against water damage.
