This customer in Hood River, Oregon had moisture and rodent activity in his crawl space. One major reason is there was no vent cover to the outside access which made it an easy place for animals and water to get in. Here are good pictures of how important it is to have well working vent covers.
This homeowner had dealt with water coming through the basement walls for years, and had been applying a waterproof paint every few years.
