The PNW hosts a lot of rainfall, and many homes need a drainage system to keep up. This home had just a simple vapor barrier, but it would flood under the home and mud was carried over the vapor barrier causing it to be caked with mud. They knew something needed to be done, so they called up John's Waterproofing. While they were not ready for a full encapsulation, the did decide to get their crawlspace upgraded with a full interior drainage system, TripleSafe Sump pump, and new 6 Mil vapor barrier installed. Should they wish to upgrade to a full encapsulation in the future, the space will already be part way there with the aid of the drain system.
Caked on Mud, Lots of it
The mud cakes on, the water is then held over the vapor barrier, left to condensate and is absorbed into the wood under the home
Digging a Trench
A full interior perimeter trench is dug for the drainage system
Drain System
The system is installed with a silt sock over the pipe to keep debris from flowing in. This is graded to guide the ground water to the sump pump
Sump Pump
The sump pump collects the water and sends it out and away from the homes foundation
Fresh Vapor Barrier
The new 6 Mil vapor barrier is clean and overlaps the edges to help it last a few years until it will need to be replaced
