Water Pooling in Finished Basement, Leaves a Wet Mess in Silverton, OR
Challenge
This basement had been finished by the previous homeowners, and was not waterproofed beforehand. The space added roughly a thousand square feet to the home, which included a bedroom, living room with a fireplace, an office space, laundry room, as well as a large storage area. However, the new homeowners soon found that water was creeping into the space along the baseboards due to hydrostatic pressure. Now this was negatively affecting the space, initially they just noticed that there was some wet places along the baseboards so they decided to wait before fixing it up. After a particular heavy rain they knew they couldn't wait any longer; the carpeting was soaked, they pulled this all up, the baseboards had mold spores speckled along them, and they had to vacuum the pooling water out of the rooms. They called up John's Waterproofing for help finding a solution.
Solution
To address this space we began by digging a trench along the interior parameter and throughout the space. In these spaces, we installed our WaterGuard drainage system. This all graded the water to a newly installed TripleSafe Sump Pump. From here the water is safely pumped out and away from the home's foundation. Along the foundation walls, we then installed ThermalDry radiant barriers to provide proper insulation while also waterproofing the walls. This will keep all moisture directed down to the drainage system. The homeowners opted to do the finished walls themselves so they will come in once we are finished waterproofing to finish up the space. We also installed a SaniDry dehumidifier to keep the space's air clean and healthy.
