Extensive Water Damage in Finished Basement - Oregon City, OR
Challenge
This home had it's basement finished a while ago. Two bedrooms, a bathroom, and storage; the rooms were filled up and lived in. As the years went along, unbeknownst the occupants, water began to creep through the foundation. No pools of water, no sounds of dripping, just a slow encroaching. The walls began to get some odd discoloration, the homeowners would paint over it, but the discoloration came back each time. After doing this a few times, they pulled more items away from the walls and noticed the issue was along almost all of their perimeter walls... they had mold. To keep using this space, and to do so in a healthy way, they would need to have the space waterproofed and refinished. For this, they called up John's Waterproofing.
Solution
To address the homes issues we began by removing the damaged perimeter walls, the homeowners had pulled up the floor already. We then dug a trench around the interior perimeter of the basement. We laid in a bed of gravel and our WaterGuard drainage system. This is graded to the lowest corner of the basement where a new SuperSump Plus is installed to collect the water and send it safely away from the homes foundation. We then installed out ThermalDry radiant vapor barrier along the walls. This waterproof material will guide moisture from the walls to the below drain system as well as provide a thermal break to keep the space more comfortable. We then had finishing come in. They installed new window wells for the below-grade windows. They then put up new drywall for all of the removed walls. We laid in our our TDF tiles for the floor and added in the baseboards. The space was move-in ready again!
