Structural Damage from Water in Crawlspace - Keizer, OR
Challenge
Many homeowners experience structural problems from lack of post support, and the posts not being installed properly. In this case, the posts were installed using other pieces of wood for support, and because wood holds in moisture, structural problems are bound to happen. This can lead to cracked walls and creaking floors because of an uneven foundation support. Unlevel floors, drywall cracks, and inoperable doors or windows can be a result of sagging joints that are weakened by rot.
Solution
John's Waterproofing has a solution for this problem by replacing old and rotted posts with our patented Smart Jack system which is a high-capacity, adjustable steel pier designed to stop settling and raise floors back up to the proper level. The first step for replacement is excavating a hole and preparing it with an engineered fill and a pre-cast footing. The galvanized steel tube is then cut and installed under the sagging floor. The design of the Smart Jack allows an adjustable screw to jack-up the floor in case there is anymore sagging over time.
