Pooling Water Leads to Nasty Mineral Deposits and Rot - Keizer, OR
Challenge
This home had extensive water damage occurring. They had a simple 6 Mil vapor barrier installed many years earlier. However, they noticed an odd smell coming from their crawlspace. Upon inspection they found water pooling under their home on top of the old barrier. They called up John's Waterproofing because of their longevity in the waterproofing field. Our trained design specialist found that the heavy minerals present in their dirt had led to years of mineral deposits to accumulate on the barrier, and the water level would overcome the barrier, allowing the water to seep into the wooden posts, causing rot and mold spores to appear.
Solution
To address this issue we removed all of the old vapor barrier and cleared out the debris. We then did a full crawlspace encapsulation. We had to remove four rotting beams, installing SmartJacks in their place. A SmartSump Pump was installed to collect the groundwater and send it out and away from the foundation. TerraBlock was then laid over the dirt floor to properly insulate the space. CleanSpace, a 20 Mil vapor barrier was then inserted under each wooden post, anchored along the rim joists, and sealed into place. Next vent covers were replaced, and a SaniDry dehumidifier was installed. As a final step our spray foam installer came in to insulate the foundation walls and have this home dry and healthy!
