Keeping a Crawlspace Healthy to use for Storage - Portland, OR
Challenge
This homeowner actively used their crawlspace for long term storage. They had a simple vapor barrier laid down in the space to help keep water from damaging their stored items. However, they found water would go on top of the barrier. In their attempt to stop this from damaging their items, they had built up a small walled area under the barrier to keep pooled water from running under delicate items, as well as placed excess building materials to store items on top of. While this kept the visible water from getting their items, they found mold spores begin to appear.
Solution
To provide a long-lasting solution we began by removing the old vapor barrier and debris. We then did a full encapsulation. This includes a full-perimeter drainage system that grades the water safely to a TripleSafe sump pump, pushing water out and away from the home. Next TerraBlock insulation was laid along the dirt floor. We then used CleanSpace, a 20Mil nylon-reinforced vapor barrier. This is inserted under each wooden post, anchored along the walls, and all the seams are fully sealed. We then sealed up the vents and installed a SaniDry dehumidifier to ensure mold spores would not take hold here!
