Foundation Issues with Wood Rot in Yachats, OR
Challenge
Water damage can leech into the wooden aspects of a homes foundation. This home had a vapor barrier laid down years ago, but the space went unchecked. Unbeknownst the homeowners, water levels brought the water up above the barrier and was resting around the homes wooden posts. As the years progressed the issue had stayed persistent, mold spores grew, and the wooden posts that were lower in the crawlspace, began to rot out. Eventually this caused the homes foundation to warp, and the homeowners noticed doors sticking and slight bowing to the flooring. For help in this issue, they called up John's Waterproofing.
Solution
Our crew came out and found multiple wooden posts beyond repair, with mud encasing their footings. Our crew began by removing the old vapor barrier and digging out the encased footings. We then replaced 7 wooden posts with SmartJacks, and added an additional six SmartJacks as needed to stabilize the home. Our crew then upgraded the crawlspace entrance. This had been a concrete hole with plywood on the exterior of the home, we installed an EverLast well and entrance. We then did a full encapsulation. This included sealing the vents, a drain system with a TripleSafe sump pump, adding crawlspace specific insulation, and CleanSpace vapor barrier.
