This dust filled and musty crawlspace was causing high energy bills due to the falling insulation as well as musty air to be pulled up into the living space above. To have the home dry and healthy we did a crawlspace encapsulation.
When encapsulating your crawl space it's important that you're using the best products that will really work to protect your home. The encapsulation process involves many steps like installing a drainage system, applying a vapor barrier, and insulating with Spray Foam. In most homes, the only layer of insulation is through fiberglass insulation. This spongey material has been proven to have harsh toxins that can get into the air you breathe and cause irritation. It is also prone to becoming loose and falling off the subfloor if the humidity becomes too high. When its damp from high humidity and loose from the walls this is a perfect atmosphere for mold and mildew to grow and contaminate the rest of your homes foundation. That's why John's Waterproofing insulates with Spray Foam. Spray Foam is applied to all the foundation walls and works to air seal and insulate the space. It's material is capable of expanding into every crack and crevice to ensure nothing can seep through. When water permeates the air, it will get absorbed into what is around it. In this case, into the old fiberglass insulation. From there the weight of the water will pull the insulation down in either strips or in globs. To insulate a crawl space properly, our encapsulation process uses TerraBlock over the dirt floor and spray foam along the foundation walls. This provides a long lasting insulation that is not damaged by water.
This home had been replacing fiberglass insulation and a 6 mil vapor barrier every few years since they had bought their home. Sick of having to do this, the homeowners were ready for a solution that can truly last. After researching online, they reached out to John's Waterproofing. To have the home issues solved, we installed a full crawlspace encapsulation. To begin we installed a drainage system with a TripleSafe Sump pump to safely discharge the gathered water. Following this, we installed the correct insulation for this space; TerraBlock over the dirt floor and Spray Foam along the foundation walls. We also installed CleanSpace, a 20 Mil woven vapor barrier which is full sealed into place. The vents were fully sealed and a SaniDry dehumidifier was installed.
Fiberglass absorbs any moisture from the air, and the ruins the insulation value. This homeowner thought fiberglass was their only option and had been having it replaced and reattached in the crawlspace, but figured their had to be a better way that would last.
