Constant Flooding Leads to Mold and Rot on Foundation Posts in Yamhill. OR

Constant water exposure to high levels of water in this crawlspace had led to excess dirt and mud, which had covered up multiple foundational post footings. Because of this water was able to sit against the wooden beams, leading to wood rot and mold. For this job we ended up replacing sixteen wooden posts with out SmartJack solution while we also did a crawlspace encapsulation to protect the home from any more water damage.

This homes crawlspace had been suffering from water issues for a while. The standing water had led to mold issues and the homeowners wanted to handle the water before anything got worse. They chose to install a Pipe, Pump, and Plastic in 2017. This includes a simple 6 mil vapor barrier that needs to be changed out every few years. Since the installation, it was replaced in 2019, and is scheduled to be replaced in 2024. This barrier is prone to moving around if stepped on, and critters can chew threw/rip the barrier. Due to this, annual maintenance to check on its integrity is important. 

Water Creating Problems in Crawl Space- Beaverton, OR

This crawl space had a lot of standing water and the homeowner grew worried and wanted to find a solution that would help. They called John's and we sent out one of our system design specialists to perform a free inspection and estimate. When he was done, he met with the homeowner and went over a plan that fit their budget and then began the project. We started by removing all of the debris, and the old damaged vapor barrier.  Next, we dig a trench around the interior perimeter of the crawl space and in that trench we lay down a 3 inch perforated pipe into a silt sock to create a secure passage for water to drain to the lowest point. Then, at this low point we install our SuperSump Plus, which will collect all of the water and pump it outside and away from the homes foundation via discharge line. This discharge line is connected to our LawnScape Outlet, which is a grated drain that will allow water to pass through but will keep debris out of it. Now that the water is controlled, we complete this project by installing our 6 mil black plastic that will keep moisture out.
