This homeowner called us due to his crawl space having a weird smell. They used their crawl space for storage and was starting to dread going down there. The homeowner called us and our design specialist recommended a crawl space encapsulation. Our crew installed our CleanSpace vapor barrier. It is 20 mils thick and has anti-microbial protection to help stop mold growth and moisture getting in the crawl space. The homeowner was so happy because the smell was gone and his crawl space is protected.
This crawlspace in Portland was dirty, wet, and was degrading the foundation of the home. Our crew installed our patented Cleanspace system and ensured the crawlspace would properly drain and never be an issue again.
This homes crawl space had been unprotected for years and these homeowners were beginning to notice several issues with the humidity and damp odors entering their home. They were also interested in creating more storage space in their home so they gave John's a call and scheduled their free visit to see what we can do for them. We went out and thoroughly inspected the crawl space and then worked with the homeowner in creating the best game plan for this home.
We begin this project by removing any debris. Then we dig a trench around the interior perimeter of the crawl space in which we place a 3 inch perforated pipe to create a secure passage for water to drain to the low point. At the low point we install our TripleSafe Sump system to collect any water that enters and pump it outside of the home through a discharge line. We make sure then to cover up and seal every vent shut to prevent outside air from entering. Then, to insulate the space we install our TerraBlock system on the dirt floor and our SilverGlo along the foundation walls. Our CleanSpace system is then placed between each footing and wooden post and anchored into the foundation walls. This is all sealed along each seam with our heavy duty CleanSpace tape. Lastly, to keep the environment controlled, we installed our SaniDry Sedona, this helps eliminate damp and musty odors by drying and filtering the air as well as keeps the space at a healthy relative humidity. Now, these homeowners have a clean and protected crawl space that gives them peace of mind and will be used as extra storage.
Professional waterproofing of a sloped crawl space is absolutely imperative, as water intrusion into the space causes erosion and weakening of the soil that the foundation walls and footings, and subfloor posts rely upon for stability. As this erosion progresses, structural components beneath the home begin to shift, causing critical instability throughout the home. This home was feeling the threat of these issues, and to address them head-on, the owners scheduled a free inspection with the local experts here at John's. When our crews arrived to encapsulate this crawl space, the first step was cleaning out the entire space - removing all debris, and leaving a nice clean space to work. Next, several different professional-grade waterproofing components are installed to protect the home. When the Encapsulation is complete, the entire crawl space will be 100% sealed, waterproofed, and insulated to professionally prevent water intrusion from further inflicting the home.
Inside of the encapsulated crawl space, our Electrical Division installs dedicated outlets for the two mechanical aspects of the system; the dehumidifier and the sump pump. The SaniDry Sedona Dehumidifier will maintain a safe relative humidity level, while also preventing the growth of mold, and removing allergens, moisture, and toxins from the air. This machine not only creates a health crawl space, it also creates a healthier home, by ensuring that the air that enters the home through the crawl space is clean. The TripleSafe Sump Pump, will expel all collected ground water far away from the home via an underground discharge line. Our heavy-duty Triple Safe System features 3 pumps inside of 1 canister - promising more than adequate water expulsion capabilities. This Pump System also features a fully battery-operated 3rd pump, ensuring functionality even in the event of a power outage. Because John's professionally encapsulated crawl spaces are 100% air-tight, and completely sealed and waterproofed, they transform wet, dreary crawl spaces into clean, dry areas that can be safely used as dry storage.
Insulation is an important step to keep moisture out of your crawl space and help with your homes energy efficiency. At John's Waterproofing we are able to completely seal the crawl space off from the earth and add moisture protection with TerraBlock insulation. TerraBlock is a 3/4 in. thick and puncture-resistant foam that insulates and helps control the environment in the crawl space. The earth is naturally always cool and applying the TerraBlock helps to keep the temperatures the same year round so that your homes heating/cooling systems don't have to work as hard to keep up with the changing climates, which leads to lower energy bills. It is made of materials that won't rot or grow mold which helps to keep moisture out. It is installed along the crawl space floor and is cut to perfectly fit into each individual space. We seal the TerraBlock in the crawl space with 4 in. thick waterproof tape and anchor it to the base. This ensures that groundwater can't rise up over top the insulation and evaporate into the air causing higher humidity levels. Overall, insulating the crawl space floor is an important step for our encapsulation system to keep your home dry and healthy.
