Crawl Space Repair Before & After Photos

This homeowner called because anytime we got any amount of rain the crawl space would puddle up with water and between the water and mud the black plastic vapor barrier was crumbling and being of no use. They called to have an inspector come out and do a free inspection. The inspector found water damage, mud, debris, and puddles in the crawlspace. Our crew cleaned out the crawlspace and did a crawl space encapsulation. We used a 20 mils thick woven fiber vapor barrier called CleanSpace along with a smart drain. That next rainy season, they called to thank us since they didn't have any water in the crawlspace, it stayed completely dry. They were so glad to have a healthy crawlspace.

First, our crews remove all of the existing debris inside of the space, leaving a nice clean slate for the installation of the system. We install a perimeter drain system within the crawl space, paired with a TripleSafe sump pump to collect and direct the water away from the homes foundation. Next, 2 layers of waterproof ground coverings are installed to prevent water intrusion while insulating the cold dirt floor. With the base of the Encapsulation system installed, our crew then sets up a SaniDry Sedona Dehumidifier. This machine run continuously, to save homeowners time while also offering peace of mind. It keeps the air quality safe, by constantly cleaning and removing allergens, toxins, and moisture from the air, while also preventing mold growth. Each crawl space vent is sealed, and a new EverLast Access Door is installed to prevent rodents and debris from entering the space. To insulate the foundation walls, our dedicated expert in Spray Foam arrives, and sprays this effective insulation directly onto the foundation walls, until every crevice and void is filled, and a 100% air-tight seal is achieved inside of the space. Each of these heavy-duty components is installed with precision. When an off odor is prevalent, the crawlspace is a good place to check. This space had critter evidence and mold spores growing on the wooden aspects of the foundation. To protect the home, the homeowners decided to have the space encapsulated. 

This homeowner went to check their crawl space and found puddles of standing water, dead rodents and fallen fiberglass insulation.  They reached out to John's Waterproofing and set up a free estimate and inspection. We sent out one of our system design specialist and after assessing the crawl space they met with the homeowner to discuss the solution. They agreed that an encapsulation would be the way to go for this nasty crawl space. To begin, we dry out the space, then clean out all the debris, including the damaged vapor barrier and fallen fiberglass. Next, we dig a trench around the interior perimeter of the crawl space to lay down a perforated pipe into a silt sock. This helps secure a safe passage for the water to drain to the TripleSafe sump pump at the lowest point. A discharge line is installed outside to drain the water away from the foundation. This line is connected to our LawnScape outlet, which is a grated drain that allows water to pass through and has a removable lid to clean out any debris that may enter. Our TerraBlock system is next, we install this directly on the dirt floor of the crawl space, creating an insulated barrier between the home and the earth. We then install our CleanSpace system on top of the TerraBlock. This goes on along the foundation walls, up to the rim joists, and is sealed with our waterproof tape. We make sure to seal all the vents in this crawl space to prevent outside air from entering and to control the environment, we install our SaniDry Sedona. This effective dehumidifier will eliminate damp, musty odors by drying and filtering the air, and promotes clean air throughout the entire home. Lastly, to finish this encapsulation, we spray our foam insulation which ensures a complete air tight seal in the crawl space. These homeowners can be sure their home is protected for years to come.
