This small crawlspace is the side of this home that is built into a hillside. It had a lot of drainage issues and the homeowners had tried to do a DIY Sump Pump to waterproof, however, this ended up clogged with mud and the plastic sheets they had put over the dirt floor were cased with mud. To take control over the water, they called Johns for a full encapsulation; perforated pipes along the interior perimeter, Dimpled Drainage matting, TerraBlock insulation, SuperSump, UltraSump back up, SmartJacks for stability, CleanSpace, a SaniDry Sedona, Spray Foam, new vent covers, and an EverLast Doorway.
These homeowners found their crawlspace in poor condition. They knew there should be a better way, so they reached out to John's Waterproofing. After a thorough inspection, they decided to move forward and have a full encapsulation.
This home had high humidity levels in the crawl space. The homeowners had tried to have fiberglass insulation but due to the moisture content, this was drooping and needing to be re-tacked up. To address this, they were ready to try something new. Our encapsulation offers long-lasting crawl space insulation with TerraBlock over the floor and Spray Foam along the foundation walls. The new SaniDry dehumidifier will address moisture issues and this space will be dry, stable, and healthy.
This home had a very dusty and dirty crawl space. In the rainy season it would have puddles of water throughout, and in the warm season, this would dry, leaving behind layers of mud. The overhead insulation was drooping from the sub-floor and overall, the space was a mess. The owners were ready for a solution that would make their crawl space healthy. For this, they turned to John's Waterproofing and scheduled their free inspection. We send out a design specialist who dove under the home, doing a full crawl to map out the repair plan for this home. Ultimately to provide a long-term solution to keep the space dry and healthy year after year, we recommended a full encapsulation. The owners listened to the benefits of the system and scheduled the work.
To begin we remove the old vapor barrier, debris, and fiberglass. We than install a full drain system with a sump pump. These work together to collect the groundwater and than pump it away from the home through a discharge line. We than sealed the vents shut, in an encapsulation we need to be able to control the environment of the crawl space so we can keep it healthy. We than lay TerraBlock along the dirt floor, this insulates the floor of the space. Over this is CleanSpace, a 20 Mil thick vapor barrier. Along the walls we install SilverGlo insulation and complete the project with a SaniDry dehumidifier. Now this space is set up to remain dry and healthy through all season for tears to come.
